STANDARD SPECIFICATION OF FINISHES AND ALLOWANCES

A. External Works.
1 80 mm grey interlocking concrete paving blocks on sub base and concrete kerbing as
is allowed by the Civil Engineer. Paving to pavement area provided.
2. 2, 1 m high concrete Palisade fence (on ground beams) to the rear and sides of the
property with electric wire full height and two manually operated steel sliding gates
and boom at Guardhouse Cubicle.
3. Landscaping and irrigation provided as per landscape architect design. Landscaping
and irrigation to pavement area provided.
4. Stormwater run-off will be on surface where possible and channeled or piped
catchpits elsewhere.
5. Allowance of a refuse area enclosure has been made.
6. Separate water and electricity meters are allowed for.
7. Total electricity supply to each unit will be 150 Amps three phase. Any costs to
upgrade the size of this supply will be for the account of the tenant.
8. Guardhouse cubicle allowed for at each entrance – no toilets allowed in guardhouse
cubicles.

9. The main Telkom reticulation wireways to the development is provided by the
Developer. The Tenant shall apply to Telkom for their telephone service.

B. Building Façade and Roof.
1. A combination of clay facebrick PC allowance of R 1400/ thousand with plaster
surround details to office entrance facades. Brownbuilt "IBR" chromadek vertical
sheeting with alternate translucent sheeting panels placed above 3.0m high facebrick
plinth walls to sides and rear walls.
2. One No. Powder coated aluminium shop front door 900 mm wide X 2100 mm with
narrow stile lockset and door closer provided per unit. Natural clear glazing in
accordance with the National Building Regulations will be used.
3. Roller shutter doors to be powder coated (colour to be confirmed) and chain
operated. Provision is made for 3 No. 3,5m wide x 3,5m high per unit.
4. The façades will be floodlit by means of metal halide floodlights. CCTV conduits to be
allowed to each elevation of the building.
5. Windows are powder coated aluminium with clear glass and brick on edge cills.
6. 0,5mm hardened Brownbuilt "Kliplock", chromadek roof sheet or similar approved on
steel structure by Engineer. Alucushion insulation on wire strands underlay. Roof edge
to receive rainwater downpipes and gutters and to drain to Stormwater catchpits as
required.
7. Provision of 4 No. standard size console sleeves placed below the external façade.

11.1 Satellite, Television and Radio communication infrastructure. If it is required by
the tenant then the detail and position of such infrastructure are to be co-
coordinated with the developer.
11.2 Sunscreens
C. Warehouse Area
1. Floors.
Power floated concrete surface bed 30 MPa to accommodate a 8 ton point load
on 200mm x 200mm base plate.
No allowance for floor finish. Maximum floor load of 5 kn per square meter.
2. Walls.
One coat cement plaster with one coat primer and two coats PVA paint on clay
stock bricks 3.0m high with chromadek sheeting above. Eaves height below
structural steel is 8.0m
One coat cement plaster with one coat primer and two coats PVA paint on clay
stock bricks full height, to underside of roof sheeting to all internal walls.
3. Ceilings.
All exposed steelwork painted, with white alucushion insulation fixed to soffit of
roof sheeting
4. Electricity.
200 lux initial average illumination provided by 250W high bay luminaires switched
from the distribution board.
1 x three phase SSO (150amps) and 10 x 15 amp SSO
Lightning protection to SANS will be provided. Surge protection will not be
provided.

5. Ventilation.
Ventilation by means of roof ventilators/louvers as required by the rational fire
design
6. Fittings and Other.
6.1 Fire signage, hose reels and extinguishers to comply with local authority
requirements.
6.2 Steel staircase to mezzanine painted
6.3 Fire sprinklers & smoke detection provided to warehouse area by the developer
7. Exclusions.
7.1 Telephones and PABX installations.
7.2 A/C units
7.3 Access control/security installation.
7.4 Computer and data cabling installations.
7.5 Loose furniture, fittings and artwork.
7.6 Reception counter.
7.7 Tenant signage.
7.8 Standby generator, UPS or BMS.
7.9 Remotes/access cards for sliding gate.
7.10 Security system.
7.11 Safes or strongrooms.
7.12 Shelves to storerooms.
7.13 Raised computer floors.
D. Office Area (Below Mezzanine)
1. Floors.
Powerfloated concrete surface with a PC allowance of R85.00/m² (material only)
for carpets.
2. Walls.
One coat cement plaster with one coat primer and two coats PVA paint

Mezzanine floor slab above plastered and painted
4. Electricity.
300 lux initial average illumination provided by surface mounted 2 x 58W
commercial fluorescent luminaires – with switch at entrance.
Powerskirting on outside perimeter wall with 4 x SSO’s
Conduit link to powerskirting for Telkom
5. Fittings and Other.
5.1 PC allowance of R 5 000 for tea kitchen.
5.2 Ventilation to bathrooms to comply with local authority requirements.
5.3 WC cubicles dividing walls to be 110 mm brick wall – plastered and painted.
Doors to be hollow core doors (813 mm x 2032 mm) painted.
5.4 Armitage Shanks white sanitary fittings. W.C.'s with flushmaster juniors
6. Exclusions.
6.1 Access control to main entrance door.
6.2 Soap dispensers and roller towels are not provided.
6.3 A/C units
E. Mezzanine Area.
1. Floors.
Powerfloated concrete suspended slab. No allowance for floor finish. Maximum floor
load 5,0 kn per square metre
2. Walls.
One coat cement plaster with one coat primer and two coats PVA paint to external
walls. 1020 mm high plastered and painted brick balustrade wall to edge of
mezzanine slab overlooking the warehouse area.

3. Ceiling.
Exposed steelwork painted with white alucushion insulation fixed to soffit of roof
sheeting
4. Electricity.
100 lux initial average illumination provided by surface mounted 2 x 58W
commercial fluorescent luminaries with switch
1 x DSSO in wall
5. No allowance for airconditioning.
E. General.
1. All figures exclude VAT.
2. The developer reserves the right to amend and change this document at any time
and prospective clients/tenants to ensure that the latest version is used at the time of
concluding an agreement.
3. Stamp duty on lease agreement to be paid by tenant.
4. Entire building to comply with National Building Regulation
