There was a lack of comps in the subject neighborhood. It was necessary to travel out 1.5 miles to similar neighborhoods to find accurate
comps. It was also necessary to go outside the normal square footage range to find comps. The subject neighborhood is an older
established neighborhood that is close to schools, shopping, access to major highways, and close to large employment areas. The
neighborhood has a diverse range of when the homes were built with different phases. The subject property is in one of the sections that
is newer. It is one of the larger 1 story homes in the neighborhood. Price is the one factor that will determine the days on market and how
fast it will sell. The price needs to be aggressive to compete with active properties.
