If you have ever sold a property you may remember how painful it can be. Here are some of the problems that you might come across. 1. Time wasters or nosey neighbours can be a real nuisance. We have even been told about one couple who made a hobby out of visiting properties that were up for sale. They had absolutely no intention of buying any of them! 2. Estate agents are supposed to be acting on your behalf and in your best interests. Unfortunately they are only human and like most of us they are most interested in looking after their own interests rather than yours. 3. Most potential buyers won‟t be in a position to move quickly. They will either have a property to sell before they can buy yours, and even if they are first time buyers they will still have to arrange a mortgage. 4. Many possible buyers will be in a chain and if anything goes wrong the chain can easily be broken and you will be back to square one. 5. Solicitors can drag matters out for months. Most of them are so inefficient it beggars belief. 6. Waiting for that illusive buyer is so frustrating and keeping your house looking clean and tidy is a real pain. (If our daughter‟s room is anything to go by!) 7. The whole process can be so stressful and inconvenient that it‟s no surprise that it ranks in the top 5 most stressful life experiences. Selling Through an Estate Agent Before we talk about the process of selling your property through an estate agent please allow us to give you one piece of advice. If you are determined to use an estate agent please bear in mind they are not all the same. Some are quite good, some are friendly some less so, some are economical but most are quite expensive. Some are reasonably efficient and some are downright useless! Check them out before you decide, don‟t let then talk down to you or intimidate you. At the end of the day they are your paid servants and they are there to work for you. So what about the process of selling through an estate agent? Well first and foremost you need to decide which one to use. Don‟t fall into the trap that lots of agents use to get you to appointment them. If they ask you whether or not you have spoken to other agents give them a noncommittal answer. If you tell them you have spoken to another agent their next question will be “what was their valuation?” You tell them a figure and they will promptly tell you they think it is worth more, usually 5% more. You like what you hear and appointment them because they must be right. Wrong! When your property hasn‟t had any viewings and isn‟t sold after 3 months it‟s because it is over priced! Surprise, surprise the same agent will now suggest to you that you might like to reduce the price!! Last time we had to consider which agent to use we met and interviewed 5 of them. What a great way to spend 5 hours of your life - not! We did however, consider lots of factors including, their fees, professionalism, presentation and the location and quality of their offices. Now before you get the idea we are estate agent hating bigots let me explain that they are just people doing their job. Put yourself in their shoes for a minute. Just imagine for a moment that you are an estate agent with hundreds of properties on your books. Of course you want to sell them all, that‟s how you get paid and earn your bonus at the end of the month, but…..  Apart from your fee what is motivating you to sell any particular property?  Does it matter to you which property sells and which doesn‟t?  Would you go to great lengths to try and sell a difficult property or concentrate on one of the nice, easier to sell ones?  If you had a property that had been on the market for a while would you spend time on that one or the new one that has just come on the market this morning? If your commission was your main motivating force then maybe just maybe you would concentrate on the ones that made you the most amount of money for the least amount of effort. Would you work hard to sell a sticking property when you have a fresh new one that you can promote instead? We could show you information that suggests that around a third of all vendors using estate agents become dissatisfied with the service they get. According to this information the main complaint is that after an initial period of activity to try and sell your property they lose interest and move on to other properties. That„s human nature for you again. Now if you already have plenty of money and time to waste keeping your property looking its best then all this delay won‟t bother you too much. On the other hand, if like the vast majority of people you would prefer to have the money in the bank, or get on with moving sooner rather than later, then all this delay might just be driving you crazy!! If your property isn‟t selling then not surprisingly potential buyers will become wary as to why it hasn‟t sold. “There must be something wrong with it if it hasn‟t sold yet?” “Why hasn‟t it sold it‟s been on the market for ages” “Other people must have found something that put them off” If there is nothing wrong with your property and it is correctly priced then it should be attracting plenty of viewings and sell quickly. If not then something is wrong! One way or another it‟s probably something the estate agent is responsible for….. The agent isn‟t responsible for paying your mortgage, keeping your house clean and tidy, cutting the grass and all the other things you will have to continue doing…….. and the really annoying thing is that you will be getting more frustrated and disillusioned by the day. Isn’t There a Better Way? A better way, where you don‟t have to pay an agent or suffer from all the other frustrations we have just been talking about. There is such a way and it really is as simple as it sounds. So without further ado why not read how in the next section? Selling Privately – The Quick and Easy Way Step one - Fill in the form which can be done online at www.quickhousesales.info or by sending a hard copy of the form at the end of this report to at the address on the form. Step two - We will call or email you at a time that is convenient to you and we will discuss your situation and how we can best help you. Step three – If you are agreeable we will call to see you. In as little as 6 weeks time your property problems have been solved and you have moved and/or have the money in your bank!! If that all sounds too good to be true - let us assure you that it isn‟t. We really do make it that simple! Still not convinced then read the next section and compare selling your house to us and selling your house via an estate agent. Compare Selling Privately With Selling Through an Agent Estate Agents Day One Quickhousesales Day one 1.1 You contact the agent(s) 1.2 An appointment at his/her convenience may take a week 1.3 He/she comes to see you – is more interested in getting the appointment that what you need 1.4 He or she will price your property too high to get you hooked (Repeat for however many agents you want to see!) Time elapsed 7 days 1 You fill in a simple form send it to us Time elapsed 20 minutes Day Two 2 We will call you or email you at a convenient time and discuss how we can help you Day Fourteen 2 The agent finally gets around to producing details for your approval Day Twenty-one 3.1 The agent gets around to getting your property in the their newspaper advertisement 3.2 You may also get onto their property web-site 3.3 You now need to keep everywhere tidy and clean just incase anyone calls to view Day Three 3 We come and meet you at your convenience remember you don‟t have to tidy up before we come! Day Thirty-five 4.1 Lets hope you are lucky and start to get some viewings! 4.2 Don‟t forget to keep everywhere clean and tidy Day Forty 5 You have had some viewings maybe some time wasters and maybe someone who is genuinely interested. They go away to think about it and to talk to the estate agent. Day Forty-five 6 The estate agent calls to let you know that the interested party has put an offer forward. Great but this might just be the start of a lengthy process.  Do they need to sell to afford to buy your property?  Have they got a mortgage?  Can they get a mortgage?  What if they change their mind?  How long will it take to appoint a solicitor?  What about a survey and what problems will that bring to light? Day Sixty Plus 7 Hopefully the buyer will have arranged the mortgage and appointed solicitors and surveyors. Even if that has happened this can be the start of a 6-8 week purchasing process.  In the meantime what if they change their mind?  What if they can‟t get a mortgage? There are many factors affecting this process over which you have absolutely no control It’s still only Day Three! 4 We explain how we work and how we can help you sell without any stress or inconvenience Day Six 5 We present you with a written offer setting out a proposed purchase price and confirming any other details we have discussed.
