Make sure it’s worth it before you sign on the dotted line ith 30-year interest rates well below 5 percent, and 15-year interest rates between 4 percent and 4.5 percent, it’s time to start seriously thinking about refinancing your mortgage. But before you rush to the nearest mortgage lender and fill out a mortgage application, there are eight things you should do: ● Check out the interest rate you have on your current loan. When interest rates dip, the natural inclination is to start filling out loan applications left and right. But too often homeowners focus solely on the new interest rate instead of how much they’ll save by refinancing. While you may get water cooler-bragging rights, you should only refinance if it’s going to save you money. ● Find out how much your home is really worth. There’s no way to sugarcoat it: Home values have sunk around the country an average of about 20 percent in the past year. In some places, such as Las Vegas, Miami, Phoenix and the greater San Francisco area, the decline has been twice as steep. It’s vital to assess whether your home still has any equity (the difference between what you owe and what the home is worth) or if you are “under water” with your mortgage —meaning that you owe more to your lender than the property is worth. Eventually, this area stretching from West Burnside Street to the Fremont Bridge, and Northwest Broadway to Interstate 405, would become known as the Pearl District. Starting in the mid-1980s, and later fueled in part by the neighborhood’s inclusion in the 360-acre River District Urban Renewal Area, dozens of old warehouses and industrial buildings in the Pearl were either torn down or gutted to make room for condominiums, stores, restaurants and other businesses. The redevelopment transformed the area from shabby to chic. VINCENT The Pearl District’s Ultimate Open House offerings include Block 90, located above 50 Plates restaurant at 323 N.W. 13th Ave. The location is in the middle of the Pearl’s historic district, which runs along Northwest 13th Avenue between Couch and Lovejoy. The 11 condos were built above a three-story 1923 building that used to be a Meier & Frank warehouse. They range from 784 to 1,864 square feet, and from $379,364 to $1,150,462. They all have hardwood floors, gourmet kitchens and abundant light. One of the smaller condos is the official Ultimate Open House listing, but broker James Gillespie said all will be available to see. Parallel Development used a variety of woods for floors and cabinets in the dwellings, including Australian gum, Brazilian walnut, and Sapele, which is similar to teak. Some of the units have a sawtooth roof, which slants up to a peak then drops down to create a vertical face. The builder installed high clerestory windows on the vertical faces, flooding rooms with light while maintaining privacy. The condominiums also have terraces that range from 300 to 800 square feet. Encore, encore! At the north end of the Pearl near the Fremont Bridge sits The Encore on the Park, a 16-floor high-rise with 177 condominiums and townhomes. Located at 1130 N.W. 10th Ave. on the edge of what will become Fields Park, The Encore sits across Nai- to Parkway from Centennial Mills, which is slated for redevelopment with restaurants, shops and open spaces. The Encore has retail and commercial space on the ground floor, and the curve of the building means buyers can choose their views. The Encore will feature three 10th-floor condos in the Ultimate Open House: a loft condo listed at $335,000, a one-bedroom model with space that can be used as an office or den for $457,000, and a two-bedroom model with den for $705,500.
