operated, full service Management Company dedicated to providing quality rental

management services since 1999. With our 22 years of combined experience, we have

been meeting the needs of both property owners and guests through our focus on the

successful marketing, promotion and rental of privately owned homes and

condominiums. Experience leaves us second to none. Our years of experience in tourism

and property management are unmatched. To our owners and guests, this translates into

consistency and accountability in the service we provide. You’ll see the same smiling

faces committed to a high standard of professional service in vacation rental

management.



Service is our business! We employ a staff of qualified and committed professionals that

will provide you with the very best management of your property including, lodging

reservations for vacation rentals, housekeeping, maintenance, accounting, as well as,

non-rental residential management. Whether for the guest or the owner, our commitment

to both is 24 hours a day, 7 days a week, 365 days a year. We can easily be reached

through our after hours service should you or a guest need us. The combined efforts of

the staff, owners and guests result in properties that are well rented and maintained year

after year thus creating a potentially higher income for you.



Promotion is the key to a successful rental program. We invest considerable resources

to insure that your property is successfully promoted, rented and carefully maintained.

We have a large internet presence with over 250,000 user sessions per month to our

websites. Having vacation rental companies in the three major rental markets in North

Georgia gives us a huge advantage over all other vacation rental companies with our

cross marketing ability. We can inform potential guests about other vacation areas they

may not know about or if one of our companies has no vacancy, they refer all leads to

one of our other locations. We continually research management methods that allow us

to work for our guests and homeowners more efficiently and “just plain better!” In doing

so, our guests return to A Premier Vacation Rentals, Inc. year after year and our owners

remain our best supporters. Our company is a leader in vacation rental management in

North Georgia and our loyal customers and satisfied homeowners provide the proof.



Our rental software programs utilize web-based technology that enables us to contact an

unlimited number of rental reservation agents, around the world. Our software program

is fully compatible with the newest Internet protocols and allows our guests the

convenience of booking directly through the Internet. At this time, a prospective guest is

able to access our availability tables and thus book a particular unit directly without an

availability quote. This system, coupled with our advertising and marketing reaching

prospective guests worldwide, helps us to maximize your property's exposure to the

vacation rental market, generating income for you. The guests are not the only ones to

enjoy the advantages of our web-based system, as an owner you will have exclusive

access, through Owner Agent 2.8, to property bookings, owner’s reports, messaging and

many more online services.

Our office is located at 5156 Helen Highway 75 Sautee, Georgia 30571. This great,

roadside visibility provides our accounts with increased and consistent exposure to the

vacationing public. In addition, this location provides easy access for our guests staying

in and around the downtown area.



Fees are a fact of life. At A Premier Vacation Rentals, Inc., they are kept to a minimum.

Our owners pay a management fee percentage on the accommodation revenue they

receive. There is a minimal monthly fee to cover garbage transfer/disposal and hot tub

maintenance (chemicals and supplies). We provide light bulbs (60 watt that can be

reached by a housekeeper without a ladder), batteries (remote, smoke detectors),

laundering of linens, comforters and throw rugs (that do not require special care), bar

soap, dishwashing liquid, dishwasher detergent, toilet paper, paper towels, trash bags

and other general repair items at NO additional charge to you! What about annual

advertising fees….FREE! We promote and market your rental property through our

colorful vacation guide, three comprehensive web sites, travel shows, direct mail, email,

newspapers and magazine advertisements at no additional fee to our property owners.



Our goal is to generate rental income for you by offering quality lodgings. Guests who

book with A Premier Vacation Rentals Inc. are assured of comfortable, well decorated,

fully equipped and clean accommodations.



To provide this service, we need the participation and support of you, the property

owner. If we work together, we can look forward to increased rental income through

satisfied return guests year after year. Additionally, your property value benefits from the

high level of care and maintenance we offer.



SERVICES PROVIDED BY A PREMIER VACATION RENTALS, INC.:



INVENTORY:

A Premier Vacation Rentals Inc. Units are required to maintain a minimum inventory,

which is outlined in the “Required Inventory”, attached hereto. Upon acceptance of the

management contract, the Owner must provide A Premier Vacation Rentals Inc. with a

completely stocked unit according to this inventory. As needed, to maintain this

inventory, during the term of the Management Agreement, A Premier Vacation Rentals

Inc. will provide replacements for the following items and the Owner will be billed:

1. Sheets and Pillowcases

2. Towels, and Bath Mats

3. Vacuum cleaner bags

4. Keys

5. Dishes, Silverware, Glassware and Utensils

6. Pot holders, Placemats, and Kitchen Towels

7. Light bulbs, Hangers, Matches

8. Dishwasher and Liquid soaps (No Charge)

9. Toilet Tissue, Paper Towels and Trash Can Liners Bath (No Charge)

All linen and kitchen items supplied by A Premier Vacation Rentals Inc. will be of a name

brand, high-quality nature. Sheets and towels will be color coordinated to match your

property. Should you wish for A Premier Vacation Rentals Inc. to make your purchases at

our cost), we would be happy to do so. In this way we can also maintain the "same type"

of inventory.



HOUSEKEEPING:



CHECK OUT CLEANING AND LAUNDRY SERVICE AFTER GUESTS:

Owners will be charged for cleaning after Owner Bookings or Owner-Guest Bookings.

Owner Guests may pay for cleaning if Owner makes the necessary arrangements with A

Premier Vacation Rentals Inc. Guests pay for the checkout cleaning charge.



A PREMIER VACATION RENTALS INC. WILL HELP OWNER SET UP AND ARRANGE THE

PROPERTY SO AS TO MAXIMIZE INCOME AND KEEP COSTS TO A MINIMUM. SAID

SERVICE TO INCLUDE RECOMMENDED FURNISHINGS, COLORS, PATTERNS AND ANY

INNOVATIVE AND COST SAVING MEASURE DESIGNED TO ENHANCE RENTAL

REVENUE. (ADDITIONAL CHARGE MAY APPLY)



A PREMIER VACATION RENTALS, INC. WILL ASSIST OWNERS IN EFFECTING REPAIRS

AND SETTLING INSURANCE CLAIMS. A PREMIER VACATION RENTALS INC. WILL

OBTAIN REPAIR AND REPLACEMENT BIDS AND SUBMIT THEM TO THE INSURANCE

COMPANY.



OWNERS MAY NOT BOOK THEIR PROPERTY TO OUTSIDE GUESTS. A PREMIER

VACATION RENTALS INC. WILL HAVE SOLE AUTHORITY TO MANAGE AND RENT

OWNERS PROPERTY.



OWNER SHALL NOT PAY RENTAL TO A PREMIER VACATION RENTALS INC. FOR

OWNER BOOKINGS, HOWEVER OWNER WILL BE RESPONSIBLE FOR CLEANING AND

HOT TUB FEES.



ROUTINE INSPECTIONS OF THE PROPERTY BY OFFICE STAFF AND MAINTENANCE

PERSONS.



COMPLETE INVENTORY OF PROPERTY ONCE ANNUALLY EACH SPRING. OWNER MAY

ELECT TO DO HIS OR HER OWN INVENTORY.



MAINTENANCE- Minor maintenance and light bulb (60watt) replacement accessible by

housekeeper without use of stepladder. A PREMIER VACATION RENTALS INC. will also

coordinate ALL maintenance for Owner's property. Said maintenance to include SPA

service, carpet cleaning, window cleaning, and the cleaning of blinds, fire extinguisher

service, and chimney sweep. All charges will be billed to owner.



TELEPHONE:

Owner will provide a touch-tone telephone for the property, as well as a phone line;

Owner will restrict phone service for local calls only. This restricted phone line will

prevent guests from making unauthorized long distance calls.

MARKETING:

A PREMIER VACATION RENTALS, INC. will provide Owner with various marketing

programs designed to enhance rental income. In addition to the extensive marketing

program already in place including a full presence on the Internet, we offer the following

services to our owners at no charge:

1. Virtual Tours of property.

2. Three Property Web Page listings on our websites.

3. Various advertising programs in periodicals and newspapers

4. Color photographs of the property.

5. Offer Owner's property in conjunction with other discount or promotional packages.

6. Full page company advertisement in Georgia’s official tour guide “Georgia on My

Mind”.

7. Online Booking

8. We are AAA approved lodging facility with a THREE DIAMOND RATING.



A PREMIER VACATION RENTALS, INC. RESPONSIBILITIES:

1). Cleaning Fees for paying guest.

2). Credit Card Fees.

3). Booking fees for owner stays.

4). Sales and Lodging taxes.

5). Advertising and promotion of your rental property done by A Premier Vacation

Rentals, Inc.

6). Laundry Services.

7). Bar Soap, Dishwasher Detergent, Dish Detergent, Paper Towels, and Toilet Paper for

paying guest.

8). Securing Reservations and Tenant Payments.

9). Hot Tub Cleaning and Sanitation for paying guest.

10). Emergency Repairs (at owner’s expense).

11). Owners will receive monthly statements.

12). Owners will receive year-end summary of income and expenses.

13). Owners checks are mailed on the 15th day of each month.



OWNERS WILL BE FINANCIALLY RESPONSIBLE FOR THE FOLLOWING:

1. All utility payments:

a. After Owner or Owner's Guest

VACATION RENTALS INC.

8. Optional-Marketing:

a. Owner to allow A PREMIER VACATION RENTALS, INC. 14 days for promotional use;

travel agent familiarization, marketing, promotions, advertising, etc.. These days will not

include Holiday or peak periods.







A PREMIER VACATION RENTALS, INC. For all accommodations, reserves the right to

purchase all needed items to maintain a complete inventory, or to make any necessary

repairs which are under $150.00 at the Owner's expense. With respect to Travel

Agent/Lodging Wholesalers Commissions, and Advertising, we want to assure you that

these items represent the cost of obtaining more frequent bookings and are an integral

part of the Vacation Rental business. This company performs the same tasks on any

booking, whether that booking is procured through a Travel Agent. Travel Agent and

Wholesaler commissions are added to the gross rental income and will not be charged to

owner. Again, OUR GOAL is to rent your property frequently and successfully. We are

very proud of our properties and of their Owners. A guest staying with A PREMIER

VACATION RENTALS, INC. must have a pleasant and memorable stay. Our success is

directly tied to our superior accommodations, to the condition of the lodgings, and the

collateral services we provide. Our staff is dedicated to serving you and to address your

every concern. Our Management Divisions are more active than ever and are committed

commonly asked questions concerning our vacation rental program.



Q. How many nights can I expect to rent my home?



A. Our homes are occupied between 95 and 220 nights a year.



Q. What determines the number of nights a house rents?



A. Guests like to stay in homes that are well stocked and furnished. Units

with hot tubs rent about 40+ nights more a year than similar properties

without a hot tub. Guests are always looking for the best value for their

money.



Q. As an owner, can I use my home whenever I want?



A. Yes, you simply contact A Premier Vacation Rentals Inc. on 706-348-

8323 to reserve the property.



Q. How much does A Premier Vacation Rentals, Inc. charge when they rent

my home?



A. A Premier Vacation Rentals Inc. charges 30% to 40% (depending on

location of property) of the gross rent collected when we rent your home.



Q. Does A Premier Vacation Rentals Inc. charge an additional monthly fee

to manage my property?



A. Yes, we charge a monthly fee for trash pick up and hot tub maintenance

(chemicals, supplies, etc).



Q. Are owners allowed to make reservations for their own guests?



A. NO.



Q. Does A Premier Vacation Rentals Inc. advertise the rentals?



A. Yes, we advertise aggressively throughout the United States.



Q. Does A Premier Vacation Rentals Inc. have its own cleaning program?



A. Yes, the housekeeping staff members are carefully trained to ensure our

high standards are maintained.



Q. What is the charge for the cleaning service?

A. The home is cleaned after the guests depart at no charge to the owner.

For owner stays the charge is determined by the size of the home and

ranges between $45 and $250 per clean plus $25 for Hot Tub cleaning.



Q. Does A Premier Vacation Rentals Inc. furnish and launder linens?



A. Yes, we launder linens. No, we do not furnish linens.

A. The requirements have evolved from a combination of the guests'

Q. How do I know that the evaluations are fair?



A. Through individual review and training, the evaluators are asked to view

degrees of wear and make appropriate suggestions. Your properties are

compared with others within the company.



Q. Why is my property inventoried?



A. The inventory’s are used for internal purposes of communicating

information to the owners in the most objective manner. The intent is to

provide you with accurate information regarding your property, to enable

you to make decisions regarding maintenance and improvements.

Q. What do other companies do?



A. Many companies have a published listing property pages that is used in

determining the costs and value to the guests. A Premier Vacation Rentals,

Inc.’s intent is that ALL rental properties be well maintained, offer a

cheerful and pleasant experience and provide a fair value to the guests.



Q. Why do you clean my carpet without my permission?



A. Cleaning is a standard procedure required to maintain rental readiness.

Cleaning is based on "need". Some carpets require cleaning more

frequently due to wear level, color and usage. Soiled carpets often result in

unhappy guests who request to be moved or seek compensations. It is not

practical or possible to contact owners every time a carpet requires

cleaning, or to expect guests to wait for owners to clean the carpets.

RENTAL MANAGEMENT AGREEMENT



Property Name:



This agreement is made and entered into this the day of , 2002 by and

between A Premier Vacation Rentals, Inc., a Georgia corporation (herein after referred to as

Premier), whose address is PO Box 3245, Cleveland, GA 30528 and

, (herein after referred to as Owner), whose address is

_____________________________________________________________________________.



1). Management and Property



WHEREAS, Premier is in the business of managing short-term rental properties owned

by others and of finding renters for the same. Premier does and desires to manage the real

property of the Owners (better known as street address

_____________________________________________________________________________)

to provide for vacation rentals and the generation of income from said property.



WHEREAS, subject to the terms of this Agreement, Owner desires to engage Premier to

provide rental management services for the Property, and Premier desires to accept such

engagement.



NOW, THEREFORE, for and in consideration of the mutual promises and covenants

contained herein and other good and valuable consideration, the receipt of which is hereby

acknowledged, the parties agree as follows:



2). Term



The initial term (“TERM”) of this Agreement is twenty-four (24) months from the effective date

set forth above (“Initial Term”). This Agreement shall automatically renew thereafter for

additional terms of twelve (12) months each (“Renewal Term”) unless after the expiration of six

(6) months of the initial term; provided, however, the six (6) months shall not apply to

termination for violation of this agreement, either party shall terminate upon sixty (60) days'

advance written notice given by either party to the other at the address hereinafter designated in

Paragraph 8D hereof. If there are no future bookings for the Property, this Agreement may be

canceled with a written notice at any time. There is no set up fee to enter Premier’s rental

program, however, if this Agreement is cancelled prior to the end of the 6 month initial term a

fee of $250 will be due to Premier to cover the initial set up costs. Premier reserves the right to

issue addendums to this contract. Any notices required or permitted to be given shall be mailed

by certified mail by each party.



Upon termination, the Owner will honor all confirmed reservations and the Owner hereby

affirms that Premier is relying on the availability of Owner’s property when a reservation is

made. All such reservations will survive the termination of the contract, and be subject to the

management and service policies of Premier exclusively, and not any other company regardless

of whom the Owner has entered into a contract with. Owner shall be obligated to reimburse

Premier upon demand, for all costs incurred by Premier to relocate confirmed reservations to a

comparable

property (or to a higher priced property if Premier deems it necessary - this is likely to occur

during peak seasons as the ability to transfer renters to comparable properties is difficult due to

high demand), as determined by Premier, plus Premier’s full commission on all reservations.

Owner shall promptly pay Premier all sums otherwise due Premier, including compensation.



3). Authority

Owner hereby confers to Premier the exclusive right to rent and Manage Property during the

term of this Agreement. For such purposes, Premier shall be the authorized agent of Owner and

shall bind and obligate Owner by the performance of Premier’s duties as herein set forth in this

Agreement. Neither Owner nor any other person or agent may rent, use or occupy Property

without advance notice given to Premier. Owner, by his execution of this Agreement, warrants

and represents that he is either the sole owner in fee simple of Property or is an owner of an

interest in fee simple title in Property who has been duly authorized by all other owners to bind

such owners and Property to the terms and conditions hereof. The liability of all owners in title

shall be joint and several.

a). Assignment - Premier may assign this Agreement to another manager or management

company at any time during the term of this Agreement and the terms are binding on

Owner and on all successors and assigns of agent enforceable to the same extent as though no

assignment had occurred.



4). Duties of Manager

Manager shall undertake the following duties with reference to Property and Owner:

A. Rental Duties: - Premier shall use its best efforts to locate tenants, collect income and

manage said Property. All decisions concerning the day to day operation of the Property

as a rental accommodation shall be made by Premier in its sole discretion, including, but

not limited to, decisions regarding rental rates, staffing, marketing, maintenance,

housekeeping, reservation policies, and collection of rental proceeds. In addition, Premier

shall have the right, in its sole discretion, to charge guests a reservation or transaction fee

or any other fee relevant to the rental of said Property which amount shall be in addition

to the rental rate charged and shall belong exclusively to Premier.

B. Policies and Collections:

I. Manager shall provide rental guests with written notice of reservations. Manager shall

set policies and advise Owner and rental guests thereof with respect to reservations,

check-in and check-out times, payment, maximum occupancy, and other regulations of

and relating to the use and occupancy of Property.

II. Manager may accept payment of rents from guests by cash, personal check, bank

drafts or credit cards but in no circumstance will Manager be liable to Owner for failure

of a guest to pay rental balances or for dishonored checks, stop payments, credit card

reversals, forgeries or any other similar event which results in non-payment. Manager

will use good faith efforts to investigate the credit and tenant worthiness for any

occupancy intended to exceed sixty (60) days.

III. In the event Owner should determine that it wishes to undertake collection efforts for

non-payment including but not limited to collection litigation, it shall do so at its own

cost and expense; however, Manager will assist Owner and any attorney or other

representative which Owner selects by providing information and materials indicating the

dates of occupancy, confirmed reservations, rental rates, and other written and factual

information in the possession of Manager that will assist in such collection efforts.

C. Inspections and Maintenance:

I. Manager shall periodically inspect the Property. Whenever possible all inspections will

be recorded on Owner's account. The failure of Manager to so inspect, or, during

inspection, to detect any defect or adverse condition, including but not limited to

conditions affecting the integrity or safety of any structure upon Property or factors

which may affect the rent ability of Property, shall cause no liability whatsoever to

Manager. It is expressly understood that Manager shall use best efforts and due care in

inspecting the Property.

II. Owner hereby authorizes Manager to perform or cause to be performed routine

maintenance and repair work at Property (at Owner's expense) provided that the total of

such maintenance and repairs may not exceed the sum of One Hundred Fifty dollars

($150.00) per repair without the advance oral or written consent of Owner. It is expressly

understood that manager shall use good judgment and discretion in the undertaking of

such repairs or maintenance.

III. Should Manager discover any condition in the Property which requires immediate

repair, replacement, construction or action in order to prevent an unsafe condition,

damage to the structures or adjacent areas, including common areas, loss of habitability

or factors likely to result in sustained loss of rental income (herein "emergency repair"),

Manager may proceed with the emergency repair without advance consent of Owner and

Owner shall be fully responsible for the payment of all costs related thereto and the dollar

limitations above described in Subparagraph II. shall not apply. It is expressly understood

that Manager shall use best efforts to contact Owner and inform Owner of the condition

of the Property in case of an emergency.

IV. If requested by Owner, Manager shall assist Owner in the preparation of any

insurance claims for damages to Owner's property. Such assistance shall be limited to the

provision of repair invoices and copies of reservations canceled due to conditions at

Property.

V. Regardless of the nature of the repair, maintenance, replacement or construction work

undertaken by Manager, Owner shall be solely and exclusively responsible for all costs

and charges in connection therewith and whether incurred directly by Owner or Manager

on Owner's behalf. Owner shall be estopped to contest the nature of the work undertaken,

the cost there and Manager's authority to bind Owner in connection there with. If

Manager or any of its employees or representatives undertakes repairs, Owner shall

reimburse Manager for costs thereof including labor and materials and such obligation

shall be separate and distinct from the compensation due and owing under Paragraph 6.

D. Cleaning: Provided that Owner is current in all payments due Manager, Manager

shall, from its compensation under Paragraph 6 or from cleaning fees collected from

tenants, pay for departure cleaning at Property after any Selective generated paid

occupancy, including but not limited to laundry for towels and linens, excluding

bedspreads. Manager shall not be obligated to pay for maid service under any

circumstance or to pay for departure cleaning herein indicated for any use or occupancy

by Owner or for Owner's guests at the premises for which full rentals are not paid directly

to Manager. After each rental, Premier will arrange for the Property to be cleaned at no

charge to the Owner except as outlined in 5E reference to Owner use.



D. Deep Cleaning: The Property is required to be cleaned thoroughly (deep clean) each

year. Premier or the Owner may perform this. Premier will contact the Owner to advise

of cost for this cleaning prior to service being performed. If Owner elects to

handle deep cleaning, it must be done to Premier’s specifications and completed by April 1st

of each year. If not, Premier will correct and charge the Owner accordingly. Deep cleaning

each year is mandatory! Deep Clean - The cost to deep clean your home equals 4.5 times the

normal cost of a standard cleaning. (Cost for deep cleaning will be $ ________).



E. Pest Control - All properties are required to have pest control, which will be provided

by Premier at a rate of $20.00 bimonthly. This rate will include general pest control and

all complaint calls between services during normal business hours. THIS IS

MANDATORY!





G. Restricted Phone Line: Owner shall install a restricted phone line. The cost of the

equipment or the cost of the installation of the restricted line, as well as the maintenance of a

conventional, touch-tone line with the local phone company shall be the responsibility of

Owner. The restricted phone service will allow guests to make local calls only at no charge.



5. Owner's Duties

A. Minimum Inventory: Owner shall be required to purchase and maintain a minimum

inventory of goods and accessories as specifically described in Exhibit 1 hereto. Such items shall

be procured and paid for by Owner. Property must be fully stocked with Exhibit 1 inventory

prior to any rental of Property. Manager will, at Owners expense, procure replacements, said

replacements not necessarily a match but similar in quality and type), for lost, stolen or broken

items for the following items only:

I. Dishes, silverware, glassware, utensils;

II. Potholders, place mats, salt and peppershakers;

III. Light Bulbs, hangers;



B. Linens, Soaps and Paper Goods: For any paid booking, obtained by Premier, Manager shall

also supply at Manager's expense the following items:

I. Bath, dishwasher and liquid soaps;

II. Toilet tissue and paper towels;

III. Trash can liners.

Notwithstanding the foregoing, Manager shall not be required to bear the cost of replacement for

any items not designated herein, i.e. major appliances, stereo, vcr, microwave, barbecue, etc. In

such event Owner shall be required to bear the cost of replacement.



C. Maintenance:

Owner shall deliver the Property in excellent condition and shall, during the term of this

Agreement, comply, at Owner's expense, with all reasonable requests of Manager in connection

with the provision of furnishings, appliances, accessories, amenities, and preventive

maintenance. At a minimum, Owner hereby agrees to do the following:

I. Steam clean carpets and rugs on an as needed basis.

II. Clean all windows and blinds on an as needed basis.

III. Caulk all sinks and bathtubs as needed.

IV. Insulate all exposed water pipes.

V. Remove pine needles and clean up the yard.

VI. Paint or stain the interior and exterior of the property as needed.

VII. General deep-clean once yearly.

VIII. Service of fire extinguisher.

IX. Clean chimneys.

X. Change locks or re-key the property on an as needed basis.



D. Insurance:

Owner shall, at all times during the terms of this Agreement, maintain and pay for a public

liability and property damage insurance (Vacation Rental Policy) with a single combined

liability limit of not less than $1,000,000 and property damage limits of no less than $200,000

insuring against all liability arising out of and in connection with the rentals, occupancy and

activity contemplated by this Agreement. Owner shall cause Manager to be listed as a co-insured

under said policy and shall provide Manager with proof of such status within thirty (30) days of

the execution of this Agreement and in any event before any rental or occupancy occurs pursuant

to the terms hereof. Such policies shall contain an endorsement, which provides that Manager

shall receive not less than ten (10) days' advance written notice of any modification or

cancellation of such policy.





E. Owner's occupancy of Property:

Owner acknowledges and agrees that they shall not have the right to occupy the Property

without first making a reservation with Premier. Further, Owner shall not be entitled to make a

reservation to occupy the Property during any time for which Premier has already issued a

confirmed reservation to a rental guest. No commission will be due to Premier for an Owner’s

use or an Owner’s guest use provided the guest is not paying the owner for use. If Premier

approves a reduced rental rate at the Owner’s request, Premier will collect the commission based

on the full rental rate in effect for the Property. Any maintenance visits required on Owner or

Owner’s guest reservations will result in a charge to the Owner. Owners and Owner’s guests

shall be subject to the same check-in and checkout times and procedures as other guests who rent

the Property from Premier.



Owner may elect to clean the property themselves after their personal use. In that case, no

cleaning fee will be due to Premier unless the Property has a hot tub, which will be serviced, by

Premier and a fee of $25.00 charged to the Owner. If Owner desires Premier to clean the

Property after an Owner visit, a cleaning fee of $________ which is based on the size of the

home will apply in addition to the $25.00 hot tub fee if applicable. Premier will always clean

Should Owner fail to inform Manager of Owner's occupancy of Property, and should Manager

obtain a rental for the Property which could not be accommodated as a result of Owner's

occupancy, then Owner shall be responsible for any and all costs associated with that rental,

including but not limited to rental commissions.



6. Compensation to Manager



A. Commissions:

As and for payment for Manager's services hereunder, Owner shall pay to Manager and

amount equal to forty (40%) percent of all gross rental proceeds generated from the

Property.

B. Service fees:

I. All properties equipped with a hot tub will be subject to an additional $50 per month

fee which covers chemicals for the hot tub, trash collection, and extra services that

Premier provides such as replacement of batteries in remotes and smoke alarms (AAA,

AA and 9 volt only), laundering linens, comforters and throw rugs that do not require

special care such as dry cleaning, changing out air filters for air conditioners that are

accessible from interior of Property and require no additional tools and/or ladders to

change (owner supplies filters) and general management during times of vacancy. This

fee will be deducted each month without exception.



II. Properties without a hot tub will be subject to a fee of $25 per month to cover services

noted above with the exception of hot tub chemicals. This will be deducted each month

without exception.



C. Payments to Manager:

It is specifically understood that the compensation herein provided shall be paid on the

full amounts of sums paid. Owner shall promptly pay to Manager all compensation due

Manager and any other costs, fees, expenses, and charges for which Owner is responsible

within ten (10) days of submission of an invoice thereof. In addition, and without the

necessity of advance invoicing Manager may deduct from gross rentals all such

compensation and fees, costs, expenses and charges. As and for security for payment of

Owner's obligations to manager under this Agreement, Owner hereby grants to manager a

security interest in all rents, rental contracts and accounts receivable related thereto, and

related to Property. In all cases, the security herein granted shall survive the termination

of this Agreement and shall continue until all sums due Manager for compensation and

other fees, costs, expenses and charges, including fees and charges for maintenance and

repair, payment of utility bills, mortgage payments, tax payments, homeowner dues,

home improvements, remodels, appliances and furnishings, have been paid in full.



7.Limited liability and indemnification



A. Owner acknowledges and agrees that Manager is not guaranteeing any specific number days

of occupancy, any rental income or rental rate, although Manager will use good faith efforts to

secure competitive occupancies and rates.

B. Owner hereby indemnifies and holds Manager harmless from any and all costs, damage,

claims, expense, liability, attorneys' fees and any obligation whatsoever, and whether incurred or

suffered by Owner or other persons using, occupying or working at Property, including but not

limited to claims, damages or obligations related to emergency or other repair and maintenance,

loss of personal property by theft, including personal property of the Owner or guests, invitees,

and renters and injury to Property, personal property or person from any cause whatsoever.



8.Miscellaneous



A. This Agreement shall be construed in accordance with and governed by the laws of the State

of Georgia.

B. Should any litigation be commenced between the parties hereto or their personal

representatives concerning any provision of this Agreement or the rights and duties of any

person in relation thereto, the party or parties prevailing in such litigation shall be entitled, in

addition to such other relief as may be granted (including costs), to a reasonable sum as and for

attorneys' fees in such litigation.



C. Owner may not, voluntarily or involuntarily, assign or transfer all or any interest in this

Agreement to any other person without the prior written consent of Manager. Except as herein

provided this Agreement shall be binding upon and inure to the benefit of the parties' respective

successors and assigns.



D. All notices, requests, demands, and other communications under this Agreement shall be in

writing and shall be deemed to have been duly given on the date of service if served personally

on the party to whom notice is to be given or on the seventh (7th.) day after mailing if mailed to

the party to whom notice is to be given by first class mail, registered or certified, postage

prepaid, and properly addressed as follows:

REQUIRED INVENTORY:

We are very pleased to have the opportunity to represent and manage your

Vacation Rental Property. The following are the items that are required for

ALL A Premier Vacation Rentals Inc. Properties. All items and furnishings

must be in good to excellent condition. Furnishings that are old, worn,

irreparable, or stained, are unacceptable and must be replaced. Suggested

furnishings should be as follows: *Suggestions are based on our

experience of the past 5(five) years.

LIVING ROOMS:

a. Queen Sofa or sectional. Sleeper is preferred. *

b. Love Seat or Arm Chairs or Recliners. *

This agreement constitutes a contract between the guest(s) and

A Premier Vacation Rentals, Inc., as Agent



Please read your Vacation Rental Agreement before you begin your vacation. Any monies received by A Premier

Vacation Rentals Inc. for occupancy of vacation property indicated the acceptance of the terms of our Vacation Rental

Agreement in full. All policies are strictly enforced. It is the responsibility of all guests (and members of their party) to be

familiar with all policies pertaining to rental. At the time the reservation is made our cancellation policies come into effect,

please see cancellation policy below. This rental agreement is entered LeaseDate by and between TenantFirst p_last

herein referred to as “Guest(s)”, “You” or “I” and A Premier Vacation Rentals Inc. herein referred to as "Agent" or Agent(s).

Agent agrees to lease the above named real property to Guest(s) on the terms and conditions contained herein. This

rental agreement is subject to the following terms



1. AGENCY DISCLOSURE - A Premier Vacation Rentals Inc. serves as the agent & representative of all owners

of vacation properties in its rental program, and is acting at all times, in and for the best interests of the owners.

2. CHECK-IN TIME IS 3:00 PM - At the following: A PREMIER VACATION RENTALS INC. 5156 Helen Highway,

Sautee, Georgia 30571. Keys are NOT available until the property is ready for occupancy. No exceptions to this

policy will be made. Agent will use its commercially reasonable efforts to have the Premises ready for Guest

occupancy at check-in time, but Agent cannot guarantee the exact time of occupancy. Please call in advance if

you may be arriving after 9:00 PM so that arrangements can be made for Guest property keys to be picked up.

Please Note - NO ARRIVALS ARE ALLOWED ON THANKSGIVING DAY (NOV. 28) and CHRISTMAS DAY

(DEC. 25).

3. CHECK-OUT TIME IS 11:00 AM - NO EXCEPTIONS! Check-out takes place at our office and is strictly

enforced so that Agent(s) have adequate time to prepare the property for the next guest. Please return keys to

the front desk before leaving. (Unless prior arrangements are made in writing with AGENT, Guests that do not

vacate the rental property and return the keys by 11:00 AM or in the event Guest return to the premises without

the consent of the Agent after turning in the keys and checking out, a fee equal to the rental rate for one (1) day

will be assessed to Guest(s).

4. RESERVATION REQUIREMENTS - 50% of the total rental fee required in advance to hold reservation.

Agent(s) accept Visa, MasterCard, Discover, American Express, Money Orders and Checks drawn on U.S.

banks are accepted. (If securing with a check, it must be received within 3 days after booking has been made or

the reservation will be canceled. Agent(s) do no accept checks on reservations made less than 30 days before

arrival.) Balance is due at check in with cash, certified funds, traveler’s checks, Visa, MasterCard, Discover, and

American Express. Please reference reservation dates and folio # when sending check or money order. Upon

receipt of deposit; confirmation and directions to our office will be mailed, faxed or emailed to Guest. WE DO

NOT ACCEPT CHECKS AT CHECK-IN!

5. SECURITY DEPOSIT – Damage deposit is required at check-in must be credit card (imprint), or cash! No

checks accepted! If Guest(s) have no major credit card, a cash deposit of $200.00 to $500.00 (Two to five

hundred U.S Dollars) depending on the property and/or pets. Security Deposits can be paid in the form of

personal check drawn on U.S. banks (checks must be received 30 days prior to arrival), cashiers checks,

money order, cash, or credit card (there will be a $11.00 administration fee if using credit card for security

deposit), along with a valid drivers license. This security deposit will be returned within one week of the

departure date, provided the keys are returned to Agents office by 11:00 AM and there is no breakage or

damage to the premises and/or contents, outstanding long distance telephone charges, or cleaning costs, other

than those normally incurred in connection with the occupancy of the premises. Guest(s) acknowledges

Agent(s) authority to charge Guest(s) Credit Card for damages to the unit occupied by the Guest(s) and/or

his/her Guest(s). Each Guest will be financially responsible for damage done to the property beyond normal

wear and tear. If there is damage to a property or it's property within, after the Guest(s) departure, the Guest will

be notified of any excessive cleaning needed or damages made and the amount will be charged to their credit

card or deducted from the above mentioned $200.00 to $500.00 damage deposit. Agent will pursue collection to

the fullest extent. The security deposit will be refunded to Guest, less any damages or excessive cleaning

charge, within 10 days of your departure. Guest(s) will be responsible for any damage caused by Guest(s),

guest(s) family, guest(s) invitees, and guest(s) guest(s). All security deposits will be returned by company check

to the address specified by the Guest(s) at the time of reservation. Checks that must be reissued due to

incorrect address will be subject to a $35.00 fee. (We urge Guest(s) to double check there mailing address on

there conformation and lease.)

6. CANCELLATION - A $30.00 administration fee is assessed for all cancellations. However, if Guest(s) cancel

less than fourteen (14) days prior to there arrival date in cabin, mountain homes and condos (30 days on lake

properties all properties located on or access to Lake Lanier, Lake Chatuge, Lake Nottely and Lake Burton)

Guest(s) advance payment will be forfeited. No Cash Refunds Are Given! (For a refund of monies,

cancellation must be in writing and sent certified mail and received 14 days (30 days for all lake

properties) prior to arrival date (less a $30.00 administration fee per property). TO:)

7. RESERVATION CHANGE FEE - All reservations that need date and/or property changes are subject to a non-

refundable $30.00 rescheduling fee per change. All changes must be done prior to cancellation period

expiration. You must make changes fourteen (14) days or more prior to your arrival date on cabins, mountain

homes and condos (30 days or more on lake properties all properties located on or access to Lake Lanier, Lake

Chatuge, Lake Nottely and Lake Burton). Agent may review cancellations that are done 13 days or less (29

days or less on lake properties) and at the Agent(s) own discretion may approve a rescheduling with an

administration fee at a rate of 50% of the advance payment. Any reservations that where approved for

rescheduling after cancellation period had expired cannot cancel if so Guest(s) forfeit all deposits. There is no

guarantee that the Guest will receive approval so do not expect it!

8. NO SHOW POLICY - The total amount of the reservation will be charged along with a $30.00 administration

fee.

9. RETURNED CHECKS - A $35.00 service charge will be incurred for any returned checks.

10. CUSTOMER SERVICE - After your reservation has been made, if you have any questions, we will be pleased

to answer them for you on our customer service number 706-348-8323 do not call our reservation lines.

11. CONFIRMATION - Confirmation of the reservation will be mailed, faxed, or emailed to Guest(s) upon receipt of

the reservation advance payment. Please read the confirmation for accuracy of dates, mailing address, number

of adults and/or children and accommodations. Any errors must be directed to the reservations department

within seven days of mailing. Pay close attention to the number of persons (Adults/Children) on the

conformation and lease! Occupancy is limited to REGISTERED GUESTS ONLY. Absolutely no overnight

visitors are allowed. In the event this occurs your security deposit and rent will be forfeited and you will be

asked to vacate the property.

12. ADDITIONAL GUESTS (More than the lease states) - Additional guests and visitors must be pre-approved by

Agent(s) in advance. (Each child counts as one guest). For approved additional guests (over 12 years of age),

you will be charged $10.00 (Ten U.S. Dollars) per night per guest. There is no charge for children 12 years of

13. KEYS - All keys must be returned to office at time of Check-Out. Guest(s) are issued one or two sets (Guest(s)

request how many keys and sign for them) of keys at check-in. As these are privately owned properties,

Guest(s) are responsible for lost-keys. The property must be re-keyed in the event that keys are lost, misplace,

or non-returned keys. The Guest(s) will be responsible for cost of this procedure.

14. LOCKOUT POLICY - In the event a Guest(s) is locked out of a property, the Guest(s) can borrow a key by

coming to the office. After business hours, the Guest(s) must call Agent(s) at 888-966-4040. An agent will meet

the Guest(s) at the office. A charge of $25 is payable for obtaining the key after business hours (If there is an

agent in the office after hours there is no charge). If an agent is not available for late hour calls after 11 PM. A

locksmith will be required. The Guest(s) will be responsible for cost of this procedure.

15. SATELLITE/CABLE TELEVISION - All properties are privately owned and have different subscription

packages for cable and/or satellite. Agent(s) does not guarantee any programs or events, Guest(s) liable for

ordering any pay per view, programming charge plus an additional $5.00 charge per program or event will be

deducted from your security deposit.

16. PHONE CALLS - All properties are equipped with a telephone; Guests agree to make all long distance calls

with a calling card. If Guest(s) charges long distance phone calls to Owner's phone, Guest(s) will be liable for

said charges plus a charge of $5.00 per call.

17. FIRE PLACES - Gas fireplaces are seasonal and are non operational from May 15th thru September 25th!

18. FIREWOOD – Rental Properties are not provided with firewood. It can be obtained from local markets at

reasonable rates.

19. SMOKING - Smoking is not permitted inside. Outside smoking is permitted but please do not litter. Failure to

obey this rule will result in loss of security deposit and/or charge to credit card.

20. ALCOHOLIC BEVERAGES - No drinking of alcoholic beverages by persons under the legal age of twenty-one

(21) is allowed. Should a Guest(s) or guest of Guest(s) be arrested for underage drinking at the rental unit

property or should Agent(s) observe a Guest(s) or guest of Guest(s) under the age of 21 drinking alcoholic

beverages, this rental agreement may be terminated and the Guests evicted at the option of the Agent(s). Illegal

drug use is strictly prohibited. Kegs are not permitted on any property.

21. PETS (DOGS ONLY) - You acknowledge that NO PETS are allowed in or on the premises unless Agent(s) has

expressly authorized such use (Type and weight of dog has to be listed on lease or it is prohibited). Some

homes allow pets (DOGS ONLY). The pet fee is $15.00 per night/per pet (DOGS ONLY). Pet limits vary by

house. Our No Pet homes do not allow pets anywhere on or about the premises. IMPORTANT: IF YOU HAVE

A DOG AND IT IS NOT LISTED ON THE LEASE THE UNAUTHORIZED OCCUPANCY OF PETS WHERE

PROHIBITED WILL RESULT IN IMMEDIATE EVICTION AND LOSS OF ALL RENTS AND SECURITY

DEPOSITS! Prior permission must be granted. Specific rules must be followed. An additional pet deposit may

be required. PETS ARE NOT ALLOWED ON FURNITURE OR BEDDING.

22. HOMES ~ FURNISHINGS ~ EQUIPMENT ~ ETC. - All homes and condominiums are privately owned property

furnished and equipped by its OWNER. As such, Agent(s) cannot make any changes to the furnishings or

equipment provided by the owner. If Guest(s) requires special appliances or equipment, please bring them with

you. Decor, style, and color will vary. Furnishings are subject to change without notice. Under no circumstances

are furniture, bedding, mattress pads, utensils or any other property supplied with the rental property to be

taken out or transfered from one property to another (will result in a charge against Guest(s) security deposit).

Loss of these items, as well as damage to the property or furnishings in excess of normal wear will be charged

to Guest(s), the renter. Certain areas in each rental property are locked for the OWNERS personal storage and

are not included in this rental.

23. LINEN - A basic supply of linen is provided in each property. Bed linen and bath towels are not changed during

your stay. You can exchange dirty linen for LINEN & TOWELING PACKAGES available for rental at our office.

Linen Package Pricing Below. The startup set of bath soap, toilet tissue and trash bags are not replenished.

questions you may have prior to booking your reservation. Rates, furnishings, fees, and taxes are subject to

change without notice. Rates - Rates for weekly stays are shown on our website at www.helenga.com and are

based on double occupancy an include one "FREE NIGHT" also includes departure cleaning at no additional

charge (excluding lake properties). Rates for holidays, special events, and weekends may be higher. Rates do

not include tax and are subject to change. Most of our properties can be rented with a two-night minimum year

round. Minimum night requirements may vary for holidays & special events. Weekly stays can run from Friday

arrivals/departures or Sunday’s arrivals/departures with the following exceptions: (a) All Lake Properties require

different minimum night stays depending on property call for details 888-966-4040(Other restrictions and

variances may apply).

26. DOUBLE BOOKINGS - Double bookings are rare. In the event that Guest(s) reservation for the rental property

overlaps or matches the reservation of another tenant, Agent(s) reserves the right to relocate Guest(s) to a

different rental property within the Agent’s rental program or that of another company. Every effort will be made

to ensure that the replacement property is reasonably comparable to the original rental property booked.

Agent(s) shall have the sole right to select such replacement rental property. Agent agrees to pay any additional

charges due in excess of the rental amount for the rental property, and refund any amounts paid by Guest(s) in

excess of the replacement property rental amount. Guest(s) will have the option to (1) accept the replacement

property or (2) reject the replacement property and receive a refund of all rents and fees paid for the rental

property. Guest(s) agree that Guest(s) choice between these alternatives will be Guest(s) sole remedy for any

and all damages, liability, or inconvenience arising out of the double booking.

27. CLEANING REQUIREMENTS – Guest(s) are required to leave the property in the same general condition it

was when Guest(s) arrived. Dishes should be cleaned and put away but beds do not need to be made. Agent(s)

will dust, vacuum, sanitize, and clean all towels and linens upon your departure. If additional cleaning is

required, appropriate charges will be deducted from your security deposit. Guest(s) is responsible for any

damage, abuse, excessive cleanup requirements, or loss caused by any member of Guest(s) party to the

property or its contents during Guest(s) occupancy. Inspectors walk through each property after checkout to

ensure the property is left in good order. Agent(s) will make that final determination of the necessity of any

charges to Guest(s). Maid service and other cleaning arrangements during your stay are available for an

additional charge.

28. EXTRA HOT TUB CLEANING - Hot Tubs have been cleaned prior to your arrival. There will be a $35.00

charge if guest(s) require an additional cleaning of the Hot Tub during Guest(s) stay.

29. CHECK OUT PROCEDURES - The following items must be complied with before check out or Guest(s)

shall forfeit his/her security deposit:

(a). Dishes, Pots, Pans, Silverware, and Utensils must be washed; dried and put away (Do Not Leave In

Dishwasher) and the stove/oven shall be left in a clean condition.

(b). Refrigerator should be left clean and free of food.

(c). Windows and doors must be left closed and locked with the air conditioner on 78 degrees or heat on 55

degrees depending on the outside temperature.

(d). All trash put in outside garbage cans when applicable.

(e). All litter, cigarette butts and pet waste must be picked up from the yard, front and back, and placed in the

outside garbage cans tied securely in trash bags.

(f). Furniture in the unit put back where it was found and the unit left neat and in order.

30. REPAIRS ~ SERVICE CALLS~ REFUNDS – Agent(s) cannot guarantee against mechanical failure of heating,

air conditioning, Hot Tubs, TVs, Satellite Receivers, VCRs, or other appliances. Please report any inoperative

equipment to our office immediately. Agent will make every reasonable effort to have repairs done quickly and

efficiently or move Guest(s) to a different property if possible. Should a repairperson make a call to a unit and

find that the equipment is in working order and the problem was due to the Guest(s) oversight or neglect, the

charge for service will be the Guest(s) responsibility. No refunds or rent reductions will be made due to failure of

appliances or equipment. All maintenance requests must be reported to the office between 9 AM and 5 PM

(Agent(s) answers the phone 24 hrs 7 days a week PLEASE do not put off notifying us immediately as it could

hinder us getting the repair done quickly!). Guest(s) understands and agrees that Agent(s) may enter the rental

property at any time for the purpose of making needed repairs. Please keep in mind that the property has been

reserved and held for you and that others may have been turned away. Construction of new accommodations

and attractions does occur in resort areas. Refunds or rate adjustments are not made for any inconvenience

due to construction, road repair, etc. Please DO NOT asks for refunds. ~ No refunds for early departures

(less days than reserved) ~ No refunds will be given for delayed arrival ~ No refunds for reducing the

number of nights reserved with less than 7 days notice ~ No refunds or reschedules due to inclement

weather.

31. TERMINATION BY OWNER/SUBSTITUTIONS – Agent(s) strives to comply with all reservation requests for

specific vacation properties. However, due to ownership changes, properties being removed from rental use,

mechanical problems, or other unforeseen circumstances, Agent(s) cannot absolutely guarantee a specific

rental property. Agent(s) reserve the right to change assignments without notice or liability should the unit or

property become unavailable. When comparable accommodations are not available, Guest(s) will have the

option of selecting from available properties at the published rate or receiving a complete refund of their

reservation deposit. Where there is no advanced deposit and no substitution can be made, Agent(s) will attempt

to give as much notice as possible so other arrangements can be made.

32. VACATION HOME UNDER CONSTRUCTION - If Guest(s) have selected a vacation rental property, which is

under construction, and the vacation rental property is not completed prior to Guest(s) Arrival Date, Agent(s) will

use its commercially reasonable efforts to arrange for comparable accommodations at similar rents. If

comparable accommodations at similar rents are not available, neither Agent(s) nor Owner will be liable to

Guest(s) beyond the obligation to refund to Guest(s) all payments made by Guest(s).

33. ACTS OF GOD/CONSTRUCTION NOISE - Neither Owner nor Agent(s) shall be liable for events beyond their

control which may interfere with Guest(s) occupancy, including but not limited to Acts of God, acts of

governmental agencies, fire, strikes, war, inclement weather and construction noise from nearby sites. NO

REBATE OR REFUND will be offered in these circumstances.

34. HOUSE PARTIES – ARE NOT ALLOWED! Rental Guest understands that Agent(s) will accept families,

married couples, and responsible adults over the age of 21 ONLY. Guest(s) agree that more than the number of

people stated on the lease shall not occupy the premises. If the unit is occupied by more than the number of

people stated, it will result in loss of total rent, security deposit and/or additional charge to credit card.

Occupancy in use of premises shall not be such as to disturb or offend neighbors. The use of firearms, or

fireworks is strictly prohibited. Guest(s) certify that they have read carefully the limitations placed on the number

of persons permitted to occupy the premises, and agree to abide by such limitations: if not, Guest(s) will be

asked to vacate the property which will result in loss of total rental and security deposits with no refund.

35. RIGHT OF ENTRY - Guest(s) agree that the Agent(s) reserves the right to enter the rental property anytime to

investigate disturbances, check occupancy, check for damage, to make such repairs, alterations or

improvements thereto as Agent(s) may deem appropriate, or to show property to prospective purchasers or

guests.

36. EXPEDITED EVICTION - A material breach of this Agreement by Guest(s), which, in the sole determination of

the Agent, results in damage to the Premises, personal injury to Guest(s) or others, a breach of the peace, a

nuisance to others, or a violation of criminal law or local code, shall be grounds for termination of Guest(s)

tenancy. Violation of any of the rules contained here in will result in IMMEDIATE EVICTION and forfeiture of

rent and security deposit. If the tenancy created hereunder is for 30 days or less, the expedited eviction

procedures set forth in the Vacation Rental Act will apply. Guest(s) may be evicted under such procedures if

Guest(s): (i) hold over in possession after Guest(s) tenancy has expired; (ii) commit a material breach of any

provision of this Agreement that according to its terms would result in the termination of Guest(s) tenancy; (iii)

fail to pay rent as required by this Agreement, or (iv) have obtained possession of the Premises by fraud or

misrepresentation. Any reservation made under false pretenses will result in forfeiture of advance

payments and the party will not be permitted to check-in.

37. INDEMNIFICATION AND HOLD HARMLESS – Guest(s) agree to indemnify and save harmless the Owner and

Agent(s) for any liabilities, theft, damage, cost or expense whatsoever arising from or related to any claim or

litigation which may arise out of or in connection with Guest(s) use and occupancy of the rental property

including but not limited to any claim or liability for personal injury or damage or theft of property which is made,

incurred or sustained by Guest(s). The terms “Agent(s)” and “Owner” as used in this Agreement shall include

their heirs, successors in interest, assigns, employees, agents, and representatives where the context requires

or permits. The terms “Guest(s),” “You,” and “Your” as used in this Agreement shall include Guest(s) heirs,

successors, assigns, guests, invitees, representatives and other persons on the rental property during Guest(s)

occupancy (without regard to whether such persons have authority under this Agreement to be upon the rental

property), where the context requires or permits.

38. DISPUTES - This Agreement shall be governed by and interpreted in accordance with the laws of the State of

Georgia, and shall be treated as though it were executed in the County of White, State of Georgia. Any action

relating to this Agreement shall be instituted and prosecuted only in the White County Superior Court, Georgia.

Guest(s) specifically consent to such jurisdiction and to extraterritorial service of process.

39. A PREMIER VACATION RENTALS INC. RESERVES THE RIGHT TO REFUSE SERVICE TO ANYONE - All

rental properties are leased without regard to race, color, religion, sex, national origin or handicap. Due to

liability issues, we are unable to provide prospective renters with keys to preview properties.

40. VIOLATING AGREEMENT - If Guest(s) violates any of the conditions of this Agreement; Agent(s) may

terminate this Agreement and enter Premises. Upon notice of termination of this Agreement, Guest(s) shall

vacate the Premises immediately and forfeit all rents and security deposits.

41. CREDIT CARD - I am providing my credit card number as a guarantee. I agree to pay all rent and/or any

outstanding long distance phone charges, accept all terms of the lease agreement and accept all liability for any

damage beyond normal wear and tear during the term of my lease with A PREMIER VACATION RENTALS

INC. If I fail to do so I understand that these cost will be charged to my credit card and all credit card sales are

final!

Spring is just around the corner and that means it is time for Spring Deep Cleaning,

Carpet Cleaning, and Maintenance. The following items are necessary to ensure that

your home is properly cleaned and prepared for the cold winter months ahead. Please

make every effort to return this letter by January 15th, so that we can schedule all of the

work for this Spring.

DEEP CLEANING

Deep Clean - The cost to deep clean your home equals 4.5 times the normal cost of a

standard cleaning. We attempt to do all deep cleaning on departures, so that you save

the cost of a standard clean (we cannot guarantee this). The earlier your letter is

received back at our office, the more likely we will be able to coordinate your deep

clean on a departure.
