Smart Rent The new, secure, hassle-free way to rent out your property Introduction The purpose of this fact sheet is to give you information about the new ‘Smart Rent’ scheme to help you rent out your property. If you would like more information we would be delighted to talk to you or give you the full information pack. New scheme If you own a property that is empty you will not have had to pay the full council tax for that property. However, this discount has been cut from 50% to 10%. To help you overcome this price rise we have established a new way to rent out your property. You can rely on us The scheme is run by Stroud District Council in partnership with not-for-profit management services – Gloucestershire Housing Association. - English Churches Housing Group Forget about any hassle with tenants We’ll do it all for you. Prepare legal documents, take a photographic inventory, find and vet tenants, do regular inspections and generally manage the whole thing for you. We do our fair share of repairs We promise to return your property in the same condition (excluding fair wear and tear) as at the start of the lease. Broadly speaking, repairs are split between exterior and interior, with us doing most internal repairs. In the unlikely event of the property being damaged by the tenants we will put it right at our expense. We can help you with all sorts of information We can give you information on all aspects of letting and you can join our landlords’ forum. After the lease time is up the tenant has to leave The law is now in your favour. The tenant has to leave when the lease is up. And if they don’t we will do all the work to get your property back as soon as possible and at our expense. You get a guaranteed monthly income Depending on the size of your property we will pay you between £300 and £500 a month. You will get this money regardless of whether or not there is a tenant in the property. Help getting your property fit to rent We will inspect the property to make sure it is fit to rent. If it isn’t we will advise you what work needs doing and we may be able to help you get the money to do the work (which you won’t have to pay back). Duration of scheme You have to be prepared to rent out your property for a minimum of three years. If you have received money to do work on your property, you have to rent it out for five years.
