1. EkkoPoint Properties

EkkoPoint Properties is a multi-disciplinary property group whose focus
encompasses all aspects of residential development including small-lot and
traditional land subdivisions, low to medium-rise apartment development as well
as townhouses and new homes.

Founded in 2004 by Ben McCarthy, a 25 year property industry veteran,
EkkoPoint has maintained a focus on boutique, high quality innovative residential
that will add value to the lifestyles and wealth of owners both in the medium and
long term.

The EkkoPoint value proposition relies on the combination of constructive use of
capital with a sharp sense for urban planning, design and architectural content to
create estates that become enduring communities and the preferred streets
within their suburbs.

The vertical integration of experience from construction to marketing; from
engineering to urban renewal; and from detailed design to major projects ensures
EkkoPoint brings all facets of Australia’s leading edge property industry to each
and every EkkoPoint project.

The award winning team at EkkoPoint has completed over 1000 houses, units
and house lots and has been recognised by the property industry as representing
the best the industry has to offer.

The team is led by General Manager Brad Beh, an industry professional with 16
years sales and marketing experience having worked for large land developers
including Delfin, BMD, Multiplex and Honeycombes across a broad range of
projects and also owned and operated the LJ Hooker Mitchelton & Toowong

Brad has been with EkkoPoint since its inception and develops all marketing
strategy and co-ordinates an in-house sales team that undertakes direct sales
and co-ordinates local agents.

2. Project Overview

The Castle Mews project is another high quality urban infill development from the
team at EkkoPoint Properties situated within a vibrant and established community
in Brisbane’s bay-side north-eastern suburbs.

The project consists of construction of 36 residences within a community title,
each 3 bedroom, 2 ½ bathroom duplexes with 180o natural light and generous
exclusive private use areas each on 165m2 to 249m2 standard format plan lot.

The development combines a sharp sense of urban design with high quality
finishes and a modern design vernacular in a low-medium density format within
the established suburb of Carseldine, 15km from Brisbane’s CBD.

Castle Mews fronts Lacey Road, a neighbourhood road parallel to the Bruce
Highway arterial road through Brisbane’s popular northern suburbs through to
Noosa and the Sunshine Coast that has an emerging reputation for well
performing affordable residential property.

The development is positioned adjacent large acreage prestigious homes with an
abundance of established natural vegetation. A large number of these acreage
properties with less valuable homes have already been subdivided into vacant
land over the last 5 years with premium new homes now built on the lots.

The product in Castle Mews will provide a product that will enable us to cater for
a wide range of buyers depending on the stage in their lives that they are at.

With 21 of the 36 townhouses already sold prior to public release the urgency in
the general marketplace for the remaining townhouses should prove extremely
high given the price point and affordability for both first home buyers and
investors with Carseldine having seen 5% growth in townhouse prices in the past
6 months alone.

Castle Mews is now under construction and is programmed for completion by
Christmas 2010.

4. Why South East Queensland?
South East Queensland (SEQ) is Australia's fastest growing region. From 2006 to 2031, its
population is expected to grow from 2.8 million to 4.4 million people. The region covers
22,890 square kilometres, stretching 240 kilometres from Noosa in the north to the
Queensland-New South Wales border in the south, and 160 kilometres west to Toowoomba.

The SEQ region includes land covered by 11 city and regional local governments. Its regional
landscape is a rich mix of bushland and beaches, ranges and paddocks, rivers and lakes.

5. Location & Suburb Profile
Carseldine is a suburb in Brisbane’s leafy northern suburbs just 14 km north of the
Brisbane CBD and east of the Bruce Highway in the bayside quadrant.

Queensland University of Technology Carseldine Campus, large semi-acreage,
Carseldine rail station, easy access to Bruce Highway and the Sunshine Coast

Located about 14km directly north of the Brisbane CBD Carseldine is a mixture of
residential housing and various rural land holdings. As a result of the suburb's rapid
population growth, the area's rural land is coming under increasing pressure from the
outer urban sprawl and is quickly being converted to residential land.

Although the majority of housing in Carseldine remains detached residential housing
there has been an increasing number of new townhouses and low-density housing units
constructed over the last decade. Carseldine has proved to be a popular suburb over
recent years as a result of its close proximity to more well known suburbs such as Aspley
and Bridgeman Downs.

The adjoining suburb of Aspley boasts retail services and facilities for Carseldine
residents including the Hypermarket, a Home Base Centre and numerous restaurants
and convenience stores. Slightly further away Strathpine also provides industrial services
plus the recently expanded Westfield Shoppingtown Strathpine, which incorporates a
cinema complex, games arcade and tenpin bowl.

Carseldine is well serviced by public transport with easy access to both bus and rail
(Carseldine Station) services providing direct access into the heart of Brisbane. In
addition, the main northern highway runs through the area, while access to the Gateway
Motorway is about five minutes away providing a quick trip of about 15 minutes by car to
both the international and domestic airports.

Several schools in the surrounding area including Taigum Primary School, Aspley East
Primary School, St Flannans Catholic School and Aspley Primary and High Schools
service residents. Tertiary students are also close to the Queensland University of
Technology Carseldine campus.

Carseldine is also equipped to service older residents with Carseldine Retirement Village
and the Holy Spirit Home located within the suburbs boundaries.

With its variety of housing, easy access to public transport and close proximity to
schools, the area has shown a solid level of appreciation for its family lifestyle.

Carseldine Railway Station is 2 km from the site and offers regular electric rail service to
the Brisbane CBD, Brisbane’s Domestic and International Airport and the Gold Coast.

A new neighbourhood shopping facility has been constructed on the corner of Beams Rd
and Gympie Rd just 400m from the site. The major regional shopping precincts of Aspley
and Chermside are 3km and 5km from the site.

Bus route 655 services the neighbourhood and connects to Carseldine Railway Station
and provides direct service to the CBD, Chermside and Aspley.
