                                                            Residential Building Permit
                                                           Walk-Thru Information Sheet

                        All Departments are located on the 1 floor of the Douglas County Courthouse except
                                  the Douglasville-Douglas County Water & Sewer Authority (WSA).


Planning & Zoning: 770-920-7241
(no charge in this Department)

You will need the following documents:
    1. Receipt showing Property Tax has been paid
          (available in the Tax Office on the 2nd floor)
    2. Survey with the surveyor’s seal (will be kept by this Department)
          (available in the Clerk of Superior Court Records Room on the 2nd floor)
    3. Warranty Deed
          (available in the Clerk of Superior Court Records Room on the 2nd floor)

                    Pool Permits require a boundary survey/plat (and impervious surface survey if in the Dog River Basin.)

Environmental Health: 770-920-7311 (Policies Effective 08/01/2006)
New Construction:
($190.00 for the Septic System)

You will need the following documents:
    1. Three (3) copies of the individual site/plot plans (will be kept by this Department)
    2. A set of house plans
    3. A letter from the WSA stating public sewer is not available
    4. A Level 3 Soil Test (if not in a subdivision)

Existing Construction:
     Environmental Health will charge $100.00 for a septic approval on a walk-thru and a representative from this department will evaluate the site
     before signing the walk-thru. There is a 3 – 5 day turn around.

Development Control (Engineering): 770-920-7242

You will need the following documents:
    1. Walk-thru signed by Environmental Health Department
    2. If address is needed, provide a copy of the site plan

Department of Transportation:

Douglas County D.O.T.:         678-715-5365
A driveway permit will be required if construction is not located in a subdivision.

Georgia D.O.T.:                404-559-6656
A driveway permit will be required if construction will have a state highway address (Highway 166, Highway 5,
Highway 6, Highway 92 or Highway 61).

WSA: 770-949-7617
(Check with the WSA for fees in this Department)

You will need the following documents:
    1. Copy of survey with surveyor’s seal (will be kept by this Department)
    2. Water meter – must have an address to obtain meter
    3. Sewer tie-in (if available)
    4. Soil Erosion fee must be paid in this Department

Building Permit Department: 770-920-7201
(total cost of building permits are generated by the computer and vary with each permit)

You will need the following documents:
    1. Floor plans that include heated square footage, number of bedrooms, bathrooms & fireplaces – reduced to letter size (will be kept by this
          Department)
               a) Building Permit and Temp/Perm Power Permit are issued together to the permit holder
               b) Certificate of Occupancy (CO) is $10.00 and is included with the price of a Building Permit
               c) RES-CHECK Energy Codes – pick up list in Building Permit Department or at www.energycodes.gov
               d) Copy of current Business License, if not on file with Douglas County (builders only) and a State issued General Contractor’s
                     License
               e) Survey with the surveyor’s seal (will be kept by this Department)
