What is the procedure if I need to break a lease? Should all roommates sign the lease? DEPOSIT How much? How will it be used? How and when is it refunded? DAMAGES Who pays for damages above normal wear and tear? What is the procedure to request maintenance of minor damages? SUBLETTING Is it permitted? What is the procedure? ROOMMATES Are roommates responsible for only a portion of the rent? If someone moves out must the remaining roommates make up the difference? ALTERNATIONS Does the unit have basic appliances furnished? May the unit be altered, such as painted? Can you hang pictures on the wall (and how)? LAUNDRY FACILITIES Are they available and are there any restrictions? Are there connections if I have my own washer/dryer? NOISE RESTRICTIONS For musical instruments? Stereo, TV, and other electronics? Social events/parties? INSPECTION BY LANDLORD When may the landlord enter your unit? How much notice must be given? PARKING Is it available? Is it included in the rent or is there an added charge? Are there restrictions on visitor parking? Are the parking lots well lit? Is there public transportation/campus bus access nearby? PETS Are pets allowed? Is there an added charge for having a pet? UTILITIES What utilities are included in the rent? How much is the installation fee for those not included and what are the billing and payment procedures? Is the unit wired with cable TV connection? Is the unit capable of internet connections?

SECURITY Will I feel safe living here? How is the security in the building? Are there deadbolt locks and a peephole on the door? Do windows close and lock securely? Do windows have blinds or other coverings? How secure are the laundry, storage and parking areas? SAFETY Are there smoke alarms or fire escapes? Are the units equipped with fire extinguishers? Is there a good contact for renters’ insurance? ACADEMICS Will there be computer and Internet connections? Will it be easy to get to the library, computer labs, advisors, study groups, etc? Is there a quiet, well-lit place to study either within the building or nearby? Will I be able to get to class quickly and easily without a car?
