                           Ranch House and Party Island--Ransom Canyon, Texas

Ransom Canyon Property Owners’ Association (POA) and tenant(guest) enter into a rental agreement
for the property called the “Ranch House” located at Box ‘A’ Lakeshore Drive, Ransom Canyon,
Texas. The POA and the tenant agree to abide by the terms set forth in this agreement.

The terms of this agreement are for (day)___________, (month)_________________________________ (date) ______,200___, with
event starting at ___am/pm and ending at ___am/pm. Setting up/decorating will begin at ___am/pm on
(day)______________. Number of guests is ____.

Rental fee for the Ranch House is $1,200. Amount includes rental fee, tables, chairs, and cleaning. A
facility usage fee of $250 is charged for decorating/setup the day before an event, and excludes rehearsal
dinner or party. $50 per hour is charged for security. Full amount is due by check, money order, or cash
ten days before a scheduled event. No credit cards, please.

In addition to above fees, security/damage deposit of $300 is required at time of booking. Deposit will be
refunded within 30 days after an event if building and property is left in good/proper condition. Rental
agreement is valid only after deposit is received and contract is returned with required signatures.

Only eight vehicles are allowed to park on Party Island. Recreational vehicles(travel trailers or motor
homes) are not allowed on the Island. Parking is allowed outside the gate to the Island, on the boat
ramp to the west of the gate, and along the street on only one side of the curb. Please do not block exits
inside or outside!

Additional Terms:
1. Ranch House rentals are to be arranged with Ranch House Manager, Shawnda                 Martin, 806-

3. Guest is entitled to use of the island known as Party Island, but excluded from         swimming pool
use unless rental arrangements are made with pool manager.            4. Boating privileges/lake use are
excluded from this contract and must be                  arranged through Ransom Canyon Police

5. If an event is cancelled, notify Ranch House Manager immediately. Deposit will           not be

Ransom Canyon Residents after 10:00 p.m.
10. The Ranch House and Party Island must be evacuated before 1:00 a.m.
11. Nothing is allowed to be hung from the walls or the ceiling.
12. No smoking indoors.
13. No spraying of champagne or other beverages.
14. No bubbles indoors or on outdoor concrete.
15. No rice bags. Please use bird seed instead.
16. No confetti.
17. No open flame candles or sparklers.
18. No earthmoving equipment such as front-end loaders or tractors.
19. Streamers, balloons, signs or other markers used for directions to the Ranch         House must be
removed at the end of the event.
20. The tenant agrees to hold Ransom Canyon POA, the Ranch House, Party                       Island,
and the City of Ransom Canyon harmless from any claims of bodily or            property damage which
may occur to the tenant or guests.
