These standard charges have been set by the Council on the basis that the building work does not consist of, or
include, innovative or high risk construction techniques (details available from the Council) and / or the duration
of the building work from commencement to completion does not exceed 12 months.

The charges have also been set on the basis that the design and building work is undertaken by a person or
company that is competent to carry out the design and building work referred to in the standard charges tables,
that they are undertaking. Additional inspections, may incur supplementary charges.

This submission is made for the building work described overleaf, in accordance with Regulation 12(2A) of the
Building Regulations 2000 (as amended). The appropriate charge is enclosed (made payable to Warwick District
Council) and it is understood that any inspection fee including VAT will be invoiced to the owner/applicant when
work starts.

Notes
1.   Due to changes in VAT rate, all fees shown now exclude VAT.

2.   Full Plans applications are where plans are submitted for checking by a Building Control Officer. The plans are
     checked normally within 2 weeks. If items shown do not comply the officer will write to the agent with the list
     of items. Plans can be approved, rejected or conditionally approved. The Building Control Officer will inspect
     the building work on site.

3.   Building Notices are only allowed for works to dwellings and are more suitable for smaller building projects.
     Plans are not required. Any plans submitted will not be checked for compliance. The building control officer
     will inspect the building work on site. The building control officer may request further paperwork from you
     such as structural calculations and electrical certificates.

4.   A Regularisation application is for work which has already taken place illegally without an application. The
     plans are usually checked within 2 weeks. If items shown do not comply the officer will write to the agent with
     the list of items. Plans can only be approved once works comply on site. The Building Control Officer will
     inspect the building work and will probably ask for elements of the construction to be uncovered. The fees for
     a Regularisation application are calculated as for a Building Notice, then multiply by 1.5, but do not add VAT.

5.   For fee quotes regarding new houses with floor areas in excess of 300m2 please contact us.

6.   The fee for a new house or flat includes the garage whether attached or detached.

7.   For full plans applications the fees are split. The submission fee must be paid with the application. The
     Inspection fee will be invoiced once the works have started.

8.   Garages in excess of 60m2 should be calculated using table 3. Detached garages less than 30m2 are often
     exempt from Building Regulations. Please contact us if you are unsure.

9.   Domestic extensions over 60m2 should be calculated using table 3. There is a minimum fee of £472.

10. The fees for loft and basement conversions in excess of £24,000 should be calculated using table 3.

11. There is a 50% discount for Replacement Windows, Replacement Roof, Garage Conversion or Other Works up to
    £5000 value if these works are applied for on the same application as a domestic extension or loft / basement
    conversion.

12. The estimated cost should be in line with recommended RICS rates, not including VAT, decoration or fees.

13. Fees are exempt for certain works to provide access or essential facilities for disabled people. Confirmation of
    disability will be required.

14. Section 16 of the Building Act 1984 provides for the passing of plans subject to conditions. The conditions may
    require modifications to the submitted plans and may also require further plans to be deposited.

15. Floor areas should be measured internally.
