  This package is a good indicator of how the Hager/ Noll Team operates. We are very interested in earning your
  business (as well as further referral business in the future). Based on the 13,500 sf of land and 2 bldgs totaling
  4,100 total sf, we believe your property would sell relatively quickly at a price of about $250,000 to $270,000 as it
  sits for solely land and bldg sq. footage. We further believe the area comparables suggest a higher sales price at
  $300,000 as the property now sits. This is based on physical sales comparables from the immediate area SOLD in
  the last two years. We further believe that the fair market value to advertise the property would be at about
  $325,000** as the location and corner visibility do have quiet a bit of impact for Users and Investors. We‟ll even
  go so far as to ask you to allow us to market the property for this price for the first 60-90 days to USERS/
  Developers and depending on +/- reaction over this time frame, adjust the price back accordingly. As you already
  know as a property owner and investor, the improvements to the S Tampa / Macdill & surrounding areas continue
  to grow ever more intense each and every month. We will be direct mailing investors and users around the direct
  vicinity and informing them of this unique opportunity to possibly OWNER OCCUPY some or ALL of your
  property.
  The real truth of the matter is that the height of the commercial market was about 12-18 months ago, however
  many USERS are still around as the market then was too Hot for many to afford/ make a good return. We Target
  these USERS by finding out who is still HOT and READY to BUY, and we‟ll do so with this property. Again, we
  target new User / Owners because they not only justify this as a investment, but again as a place to run or possibly
  start a successful business.
  Your property size and location to the Base, Gandy & as well as to S. Tampa is great as well. We like this
  property and others will too. I believe we would advertise your property to investors, developers and users, but
  the ultimate buyers will be serious USERS. As we stated above, we may even ask you to go so far as allow us to
  list the property for the first couple of months or so initially for $325,000 just to get a feel for things and
  depending on reaction, adjust the price downward from there in 60-90 days. Again, the sheer age, size and
  location will have an impact in the sale, and with so few parcels of this size available we never want to loose that
