1.2 Formulate your ideas from interior designers or use the shops and suppliers as
your bouncing boards in terms of colours and products
1.3 Design a display board with the selections you have chosen and make sure
We suggest do the whole house, FAST as you will lift the value of your home.
If you only do parts of the house, it will look disjointed and you won’t raise
the value much. If you are on a budget and have no option but to do it in
stages, then, prioritise.
We suggest kitchens and bathrooms as these are the biggest sell features on a
You need to create ‘Wow’ Factor and you can do this without spending a
fortune! There are lots of cost effective ways to create impact. You have to
make a good 1st Impression, you only one shot to do this, so do it properly!
2. Get your Preferred Trade List and figure out which trades you need from the
2.1 Call all the trades you need for the job to come in and quote in your
property at the same time. Pick a set day & Time, i.e.; Tuesday 5pm!
Get all trades to come at once on the one day. This way you get the quoting
done fast and maximise your time!
2.2As the trades arrive, tell the trades what you need them to quote on and
send them off to the different parts of the house they need to measure up and
2.3When they leave ask them to get you back the quotes ASAP via email or
mail in writing.
2.4 Once you have collected all the quotes, type them up on your cost
estimation sheet (provided in your DIY Pack)
2.5 Tally the costs and file the quotes
3. Use Your Trades and Suppliers to Help With Your Selections
You should use the cabinet makers (kitchen people) flooring guys, carpet man
and most of your trades and suppliers to help you put your story together.
3.1Your colour swatches for the walls form the basis of your selection.
3.2 Show the wall colours to the cabinet makers, ask their advice on what
colour cabinets would match the walls.
Then ask the flooring guys to match the right colour timber to the cabinets.
Then ask the carpet man to match the right colour carpets to the wall colours
and so on.
4. Get a Story Board, mood board or display board and some craft glue.
4.1This is where you will start to put your story together.
4.2Glue on the samples you collect of your cabinets, carpets, curtains etc.
4.3You can take the samples and the board around with you when you are
choosing tiles and furnishings.
4.4Ask the tile shop to match tiles with the cabinets and the wall colours and
You can then stick samples of your selections on your mood board so you can
see your story that you have selected from your home start to flow.
You will start to see that by using the expertise of your trades, they will advise
you and help you put your story together. Get your ideas sorted now so you
have a road map.
*If you don’t have a clear idea of your expected outcome, you will run into
crisis and cost yourself money in mistakes.
It’s fun and exciting. If we chose your bench tops, kitchen doors, carpets,
blinds etc for you, then you don’t learn.

- * Alternative Option – Shopping Day. If your time poor or get stuck
choosing your selections yourself and you want us to do it for you or with
you, we can do a shopping day to choose your entire selections (extra
charge for the day)
5. Type up the Schedule of Works (provided in your DIY Pack)
This will help you figure out which trades need to come where and in what
- I.e.; 1st day House gets Gutted (book in plumber and electrician to disconnect
gas, water & electrics and get ready for installation of kitchen)
You need to stagger your trades in order of the jobs that need to be done first
(ask your trades when your calling them to book in to help you if you need
6. Book the Trades in, marking them on your schedule of works, giving them
at least 6 weeks notice (you may need to pay deposits to some trades I.e.
flooring as they have to order products)
7. Selection Refining and Ordering. Once all the trades are booked, go to
your suppliers, tile shops, bathroom shops and order your quantities (take your
house plans so they can measure up quantities for you, or get your trades to
measure at the quoting stage or measure yourself)
you will need to pay deposits and make sure you organise delivery a couple of
days prior to the renovation starting so you have everything ready to go!
8. Renovation Day 1
* Prior to renovation our advice is to move out for a few weeks, clear
everything out and get it done fast. If you live in it while you do it, it makes
life difficult, best to go hard and fast.
9. Meet your trades on site 7.30am.
9.1Pin up your Schedule of works on the front door and as you greet your
trades. Let them know the schedule is there and then gather them around to tell
them who is coming in for the day.
9.2Appoint one of your trades a step into a 2IC role (second in charge), so if
you have to pop out to pick up anything or sort out any issues that may arise,
you know someone is looking after your best interests.
Ask the trades who would like this responsibility to take charge if your not
there. (You can sweeten them to do a good job for you with an offer of a
carton of beer! Always works a treat!)
9.3At the end of every day, check on the progress of the renovation.
9.4Each night check the schedule of works and make any necessary changes.
9.5Communicate with your trade’s everyday to make sure the renovation is on
- Iron out any problems, quickly and efficiently.
- There is always a solution!
- Problems with inevitably arise as you go through the renovation.
For example, suppliers may be late with delivery i.e.; the tiles don’t turn up on
time so you have to put the tiler off, this then slows the other trades if you have
them booked back to back, so you need to make sure that you emphasise the
importance to all trades and suppliers how important it is that the supplies and
trades turn up on the designated day & time.
* In other words, learn to be a project manager. You need to be organised and
efficient and a good diplomat to negotiate with the trades.
- Always have the trades on side, they are your most important asset.
10. Pay the trades on time and they will happily work with you again.
11.Once the renovation is finished get the carpets steamed and the house
HELPFUL TIPS –
12.If you’re setting up to sell, hire the right furniture to create the right look.
There is nothing worse than putting, dated, daggy or mismatched furniture in a
newly renovated home.
- Hire the latest gear to match your home. It’s imperative to get the right look.
- You will devalue the property if you don’t get it right!
- Setting the stage and creating atmosphere and mood in a house is crucial
- A house with newly painted walls, carpets, blinds etc is an empty nest and
bland and cold. It’s the comfy lounges, dimmed lights, fluffy throw rugs,
sparkly cushions, and textured finishing’s, furniture and features that create
the warmth, feeling & ‘WOW’ factor that can help you sell faster and
increase the sale price.
In the meantime, you can enjoy living in a fresh new home that gives you a
new lease on life! You have now become a property developer!
*The first renovation is always the hardest and where you make the most
