Schuylkill County Real Estate Market Status

In 2010 Schuylkill County continues its transition to a ser-
vice, technological and small business based economy.
With Alvernia University’s expansion at Cressona Mall, the
McCann School of Business and Technology’s expansion at
its Woodglen Rd location and Empire Beauty School’s ex-
pansion at it’s main campus on St Clair Hwy the Greater
Pottsville area is seeing a surge of advanced education and
skills training demand to meet the new economic
conditions of the area.

As the county’s largest demographic area the City of Potts-
ville anchors the medical system, professional and Govern-
ment Offices along with well known employers such as
Yuengling Brewery. For much of the industrial and manu-
facturing sectors the High Ridge Business Park along I-81
and then the Deer Lake and Auburn Industrial Parks have
maintained good occupancy rates and the end of 2010
should show that the inventory of available space is tight-
ening up.

New business to the area includes Fed Ex opening a 32,000
SF distribution center in Auburn and Locust Ridge Wind
Farm, with a ARRA $59 million financing grant, is building a
new 102 megawatt project. ARRA also funded $20 million
in water/sewer and $27.5 in Highway infrastructure up-
grades. World-class industrialist ProLogis has an 850,000
Sq. Ft. building permitted and ready for construction.

Retail construction and leasing was cool through 2010 with
the new CVS Pharmacy building in Cressona and the refur-
bishment of the former Expert Tire building at Claude A.
Lord Blvd as notable exceptions. Some recent inquiries from national retailers in the market suggest that there is some re-
newed interest in the area. An approved retail development at the old Deer Lake theater should be set to break ground
early 2011.

The new $16 mil. Pottsville Intermodal bus and train station will open in 2011 which will include a 3-story building and be
home to the Visitors Bureau, a Pottsville police substation and support retail and office space which is yet to be leased.

Bryan joined NAI Keystone in July of 2004, but before joining NAI, Bryan Cole spent 4 year’s active duty in the U.S. Marine Corp,
including a 6 month deployment in Afghanistan, a 4 month deployment in Kuwait/Iraq, and a 7 month deployment in Japan. Prior
