					This notice is sent by a landlord to tenants notifying them that their rent is overdue and
payment is due immediately. If the tenants fail to pay the overdue amount, the landlord
reserves the right to terminate the rental agreement and re-enter the rental premises
and take possession immediately. This notice should be used by landlords, property
owners, or property management companies to formally notify their tenants that their
rent is overdue.
                                  NOTICE OF UNPAID RENT

“Tenant”)

FROM:       __________________________ [Instruction: Insert Landlord name.] (the
“Landlord”)

RE:               Notice of Unpaid Rent for the rental property Located at _______________
                  [Instruction: Insert property address including apartment number, if any. If
                  the property is only a portion of an address, describe the portion.] (the
                  “Rental Premises”)

The Landlord has delivered this Notice of Unpaid Rent to you with respect to the Rental
Premises currently being rented by you. You are in breach of the rental agreement made
between you and the Landlord dated the ___ day of ____________, 2____ [Instruction: Insert
lease date.] (the “Rental Agreement”). The amount of rent that is due and owing to the Landlord
is detailed in the statement attached hereto as Schedule “A”, and is in the amount of
______________ ($______)[Instruction: Insert amount owed.] United States Dollars. The
amounts due and owing must be paid immediately. Tenant should make payment in cash or
certified check at _____, [Instruction: Insert acceptable payment location including address.]
between the hours of _____ [Instruction: Insert hours and days payments will be accepted at
payment location.]. [Comment: If payment will be accepted by alternative forms to cash or
certified check, please change the above to state acceptable payment forms.]

As you have failed to pay this amount the Landlord hereby terminates the Rental Agreement
effective immediately, pursuant to its rights as Landlord under the Rental Agreement.
[Comment: Landlord should consult the terms of the Rental Agreement to ensure an
immediate termination is permitted pursuant to the document’s default provisions and also
applicable state landlord-tenant law to ensure the rental agreement can be immediately
terminated in this manner. Many states require at least a 3-day notice to pay rent or leave
the premises. Also, ensure applicable delivery procedures are followed in order to ensure
you can enforce your rights to evict the Tenant, should same become necessary.]

Take notice that the Landlord intends to re-enter the Rental Premises and take possession
immediately. Landlord expressly preserves its rights to look to the Tenant for any and all Rent
including but not limited to Rent and additional Rent (as such terms are defined in the Rental
Agreement); other charges owing at the present time and throughout the balance of the term of
the Rental Agreement; all damages as a result of the Landlord losing the benefit of the Rental
Agreement over its unexpired Term; all damages permitted pursuant to the terms of the Rental
Agreement and applicable state law; and all expenses incurred by or on behalf of the Landlord
with respect to your default, including, without limitation, all legal fees and disbursements,
including court costs.
