					This Community Unit Plan is intended to outline a specific objective an individual or
entity elects to undertake for the benefit of the community as a whole. The individual or
entity that wishes to implement the plan submits this application to the planning
department of a certain county or town. The planning committee will conduct due
diligence and determine the viability and feasibility of the community plan and elects
whether to approve it or not. This application should be used by an individual or entity
who wishes to undertake a specific plan to benefit the community.

This Community Unit Plan (the “Plan”) is intended to __________________________ (enter
description    of    community        unit     plan.         The    Plan is intended to
______________________________________________. The Plan should be appropriate for
_________________________________ and to _____________________________________
which shall be made suitable and fitting for a planned unit development.

1.00 This Plan shall be established and implemented upon the application of any interest party
who owns property in the area zoned as _________________ in the community of
________________ or upon the implementation of the Planning Committee of the City of
________________.

2.00 Any application received for the implementation of the Plan shall contain a draft or
preliminary development plan. In the event such draft or preliminary development plan is
approved by the Planning Department for the City of _______________, such draft or
preliminary plan will form part of the zoning of the City of _______________.

3.00 Any draft or preliminary plan which is submitted by any party owning property in the
area zoned as ________________ shall ensure that such draft or preliminary plan sets forth the
following information:

       (i)      the position and location of any buildings in the proposed area;

       (ii)     information relating to the proposed use of the land in the proposed area;

       (iii)    the number of residential housing units to be erected in the proposed area;

       (iv)     the minimum and maximum height of any buildings intended to be erected in the
                proposed area;

       (v)      the location of all proposed sidewalks and street intersections;

       (vi)     the location of any proposed schools, parks, playgrounds or community green
                space;

       (vii)    information as to the current condition of the land in the proposed area including
                any information as to existing structures;

       (viii)   information as to whether any area in the proposed area is zoned for commercial
                use;
        (ix)     the location of any easements, rights of way, underground cables or any public
                 utilities in the proposed area; and

        (x)      a detailed drawing and representation of the current proposed area together with a
                 detailed drawing and representation of the proposed development in the proposed
                 area.

4.00 Prior to the Planning Committee of the City of _________________ approving and
determining the proposed Plan, the Planning Committee shall conduct due diligence in respect to
the following matters:

        (i)      that the proposed development area is adept to create a desirable environment for
                 continued and continuous desire and stability;

        (ii)     that any of the proposed uses will not be harmful or damaging to any of the areas
                 or land in the proposed area and that the proposed uses shall be advantageous and
                 positive;

        (iii)    that the existing roadways and streets are appropriate and fitting for the traffic in
                 the proposed area;

        (iv)     that any commercial development that may take place in the proposed area is
                 warranted and reasonable;

        (v)      that any areas designated for the general public to park is in accordance with the
                 rule and regulations of the City of ______________; and

        (vi)     that the economic influence and impact that is produced in the proposed area is
                 support by any local governmental agencies such as fire department, sewer and
                 water facilities and treatment and police department.
