       1. General
1.1.    We will not be liable for any act, neglect or default on the part of any person nor any accident, damage,
        loss, injury, expense or inconvenience whether to person or property which the tenant or any other
        person may suffer or incur arising out of or in any way connected with the letting or resulting from any
        other cause whatsoever. We advise you to arrange your own insurance to cover yourselves and your
        personal belongings whilst staying at the property.

1.2.    If the booking is made within eight weeks of the letting the whole of the rental payment is to be
        forwarded with your booking form, together with the security deposit.

1.3.    If the booking is made prior to eight weeks of the letting a rental deposit (normally 25% of the rental
        sum) is to be forwarded with your booking form. The remaining balance of the rental sum and the
        security deposit are due eight weeks prior to the letting.

1.4.    If a cancellation is requested more than eight weeks in advance of the letting the balance of any monies
        paid, less the rental deposit, will be returned to the tenant. If the cancellation is requested within the
        eight weeks prior to the letting the owner will retain the 25% rental deposit and also reserves the right to
        retain the balance of the rental (should it not be possible to re-let the property for this period).

1.5.    The number of people occupying the property may not exceed the number on the booking form,
        maximum of 4.

1.6.    The tenant agrees to keep the property and all fittings, furniture equipment and other contents in or on
        the property in a like state of repair and condition as at the commencement of the letting and will make
        good (or will arrange with us to make good) any damage, breakage, or loss that may occur during the
        period of letting.

1.7.    Unless otherwise stated, the rental of the property includes, rates, insurance of the property and
        electricity. The property is equipped with crockery, cutlery, sheets, blankets and adequate cleaning
        equipment, linen and towels (not to be used as beach towels!).

1.8.    Holiday lettings are by the week (unless by prior arrangement) from 10am on the date of arrival to 5pm
        on the date of departure. The time lapse is to enable the property to be inspected in between lets to
        ensure everything is in good order. Long lets can be arranged in advance.

1.9.    The tenants agree not to smoke, nor to allow smoking, inside the apartment at any time. If this is not
        strictly adhered to it will lead to a deduction from the deposit.

1.10. We will conduct a check-in and check-out inventory.

1.11. Tenants are asked to leave the property clean and tidy and to ensure that they take all belongings with
      them. On changeover days there may only time for a superficial check and a general clean. We rely
      upon the goodwill of our guests whose co-operation we greatly appreciate. Should the property be left
      in a poor condition, requiring more intensive cleaning, then this will be charged at £10 per hour and
      deducted from the security deposit.

1.12. The security deposit will be returned to the tenant within 10 days of the return of the keys to the owner,
      less any deductions in accordance with the conditions listed above.

1.13. The acceptance of the property from the owner will be deemed an acceptance of these terms and
      conditions.

3. Keys
Your SA contact will meet you at the property to check you in and hand over the keys when you arrive and
again on the day you leave to check you out and to collect the keys.

4. Cleaning
4.1.    House cleaning service during your stay is not included.

5. House rules
5.1.    Security.
         5.1.1.Please keep doors locked and windows closed when property is left unattended. When in the
               property, please ensure that the security door is closed at all times.
         5.1.2.Always remain in possession of your complex remote control as the guards are not permitted to
               open the gates for a resident. Visitors will also not be permitted access should you not be at
               home to receive your guest. “Tailgating” is not permitted.
         5.1.3.Please do not provide access to the property to ANY PERSONS OR TRADESMEN AT ANY
               TIME. When in doubt, please contact Phillip or Amanda.
         5.1.4.Do not leave the apartment keys with the guards under any circumstances

5.2.    Music, TV sets and other noise should be kept to a minimum after 10pm.

5.3.    Ensure household waste is placed into a garbage bag before being deposited into the bins in the skip
        area.

5.4.    Please only use the parking allocated to the apartment or the visitors parking bays

5.5.    No pets are allowed.

5.6.    The hanging of laundry over balcony walls, railings or lying out on the lawns is strictly forbidden.

5.7.    Observe the speed limit whilst driving in the estate.

5.8.    Fireworks, air rifles, BB guns or paint ball guns are not permitted.

6. Complex rules
These are detailed in “Conduct Rules for the Estate” which will be left in the apartment for your reference
