                          OFFICE SHARE AGREEMENT
              THE LAWS OF NORTH CAROLINA SHALL GOVERN THIS AGREEMENT


         This is a legally binding contract between:

of the property at _______________________, For lease term beginning on
________________
PURPOSE
    1. This agreement is to determine the rights and responsibilities of all those leasing space at
       this property.

AMENDMENTS & CONSIDERATION
   2. The input of all parties is to be considered, and all changes to this document may be done
      in a written addendum provided consent from all parties is given.
PAYMENT OF RENT
    3. All parties are aware that the property mentioned above has the amount of $ _____ per
       month. Each party is individually liable to pay the agreed portion sum of $______,
       which is payable directly to the Landlord.
    4. All parties understand that they are all responsible for the lease. The full amount of the
       rent shall be paid to the landlord when due, as well as any late fees and all costs related
       to any legal action having to be taken.

PAYMENT OF UTILITIES
    5. All parties are aware that they are each responsible for their (1/2) portion of the shared
       utilities, in addition to the rent amount. These utilities include:
       I. Electric TBA according to metered
       II. Phone & Internet ____/per month

         a. All bills are to be paid on a timely basis.
         b. If a shared bill is overdue by more than 30 days, the party paying off the bill in
            full shall be reimbursed and by the defaulting party for such costs and fees
            associated with payment of their portion, including but not limited to, overdraft
            fees.
EARLY TERMINATION OF LEASE
    6. If any party wishes to be released from their portion of the lease, prior to the expiration
       of the lease:
           a. They must give thirty (30) days notice to the other party, and make all
               reasonable efforts to find a replacement for their portion of the property. Until
               that time, however, the party desiring to terminate will still be responsible for all
