Doncaster Metropolitan Borough Council DIRECTORATE OF DEVELOPMENT BUILDING CONTROL CHARGES st Effective 1 December 2008 GUIDANCE NOTES The Building Regulation charges are divided into Full Plans, Building Notices, Regularisation and Reversion charges. These are different for each type of work. The following tables are for guidance only and are not a substitute for the Statutory Instrument 1998 No. 3129. All charges include VAT at the appropriate rate with the exception of the Regularisation. Further guidance on Building Control Charges and other related matters is available on our website www.doncaster.gov.uk 1. Total Charge This is the Building Control Charge as listed in Schedules 1, 2 & 3 2. Full Plans The plan charge must be paid on deposit of the application. Please Note : with the one off Inspection Charge payable after the first site inspection has been carried out. 3. Building Notices The Total charge must be paid when the Notice is submitted to the Council. 4. Regularisation Charge This is 120% of the Building Notice Charge. Please note that VAT is not applicable. 5. Reversion Charge This is the Building Control charge for applications referred to the Local Authority from Approved Persons/Bodies. 6. Exemption Where work is to provide access and facilities in an existing dwelling, or is an extension to store or provide medical treatment for a disabled person, no charge is made. Please contact Building Control prior to application. 7. Total Estimated Cost This means a reasonable estimate that would be charged by a professional builder, but excludes professional fees and VAT. 8. Multiple Works Where plans show more than one type of work (i.e. two separate extensions) the charge payable is aggregated accordingly. 9. Minor Works Where the work is estimated as costing under £5,000 the total charge is payable on deposit of the application. 10. Instalments In certain cases the charges may be paid by instalments. Registration is free and there are no annual fees to pay. Full details are available from our office or by calling 0845 054 0505. LABC also offer warranties for Commercial Development on Green and Brown field sites, again further information is available from our office. Others are available. For dwellings we are also able to offer a Carbon Emissions/SAP calculation service to demonstrate compliance with the Building Regulations.
