                              BUILDING CONTROL CHARGES

                                        GUIDANCE NOTES



The Building Regulation charges are divided into Full Plans, Building Notices, Regularisation and
Reversion charges. These are different for each type of work.

The following tables are for guidance only and are not a substitute for the Statutory Instrument 1998
No. 3129. All charges include VAT at the appropriate rate with the exception of the Regularisation.

      1.     Total Charge              This is the Building Control Charge as listed in Schedules 1, 2 &
                                       3

      2.     Full Plans                The plan charge must be paid on deposit of the application.
                                       Please Note : with the one off Inspection Charge payable after
                                       the first site inspection has been carried out.

      3.     Building Notices          The Total charge must be paid when the Notice is submitted to
                                       the Council.

      4.     Regularisation Charge     This is 120% of the Building Notice Charge. Please note that
                                       VAT is not applicable.

      5.     Reversion Charge          This is the Building Control charge for applications referred to
                                       the Local Authority from Approved Persons/Bodies.

      6.     Exemption                 Where work is to provide access and facilities in an existing
                                       dwelling, or is an extension to store or provide medical
                                       treatment for a disabled person, no charge is made. Please
                                       contact Building Control prior to application.

      7.     Total Estimated Cost      This means a reasonable estimate that would be charged by a
                                       professional builder, but excludes professional fees and VAT.

      8.     Multiple Works            Where plans show more than one type of work (i.e. two
                                       separate extensions) the charge payable is aggregated
                                       accordingly.

      9.     Minor Works               Where the work is estimated as costing under £5,000 the total
                                       charge is payable on deposit of the application.

      10.    Instalments               In certain cases the charges may be paid by instalments.

Local Authority Building Control are now able to offer a New Home Warranty ; Warranty
Surveyors work alongside Building Control Officers to provide a complete LABC package.

Registration is free and there are no annual fees to pay.

LABC also offer warranties for Commercial Development on Green and Brown field sites,
again further information is available from our office.

Others are available.

For dwellings we are also able to offer a Carbon Emissions/SAP calculation service to
demonstrate compliance with the Building Regulations. Prices start from just £75 ; further
details are available upon request.

Where the extension to a dwelling, the total floor area of which exceeds 60m , including
means of access and work in connection with that extension, the sum of the Plan Charge and
Inspection charge or Building Notice charge will not be less than £528.95
