      Builder Friendly and Quick Draw Schedule

      Construction loan amount limits are from $500,000 to $500 million Nationwide.

      International projects minimum is $10 million to $500 million

      Conventional up to 60 day closing / Hard Money up to 2 weeks for closing

Index (Your Choice)   7.5% to 9% Institutional financing 45 to 60 days to close.

                      10% to 14% Hard Money (Private Lender closes within 10
                      Business days) this is expensive but fast with little paperwork.


Application Fee       $5,000 in the U. S. and $8,000 for International loans for a
                      application and processing fee

Term                  12 months to 36 months; extensions available

Loan to Cost          Up to 75% of cost

Loan to Value         75% Maximum LTV of stabilized value
