A basic checklist for purchasing any property in Noida is as follows:


Sale deed: An essential document to know the ownership history of the property,
Sale deed should be thoroughly scrutinized. It reveals the past owners of the
property and how it was acquired by the current seller. This is the foremost
document to be checked by the buyer.
Search Report: This is the best way to confirm that the ownership details
provided in the sale deed are correct. Besides giving the ownership history it also
gives information about the due property charges. Buyer can appoint a lawyer and
find out the truth.
Agreement: After being convinced that the property is a legitimate one and
deciding on purchasing the same, the buyer should pay an advance amount and
prepare an agreement in writing. The agreement should be on a stamp paper and
should bear the signatures of the seller and the buyer. Two witnesses should be
available at the time of entering an agreement. The agreement should give details
like the sum paid in advance, the total price to be paid, actual sale time, and the
legal measures that will apply on both parties if either of them fails to comply with
the conditions mentioned and agreed.
Stamp Duty: It is mandatory to pay the full stamp duty. It is a fixed percentage of
the total transaction value.
Registration: The deed should be registered in the office of the sub registrar within
the stated time limit in the written agreement. Some of the things needed to get a
registration done are house tax receipts, title deed (original) and all other previous
deeds. This also requires the presence of two witnesses. If the price of the property
is greater than 5 lakhs the seller is required to submit a Form 16 or Pan card.
Allotment Letter: This document lists all the mandatory details of the property
regarding the price fixed, the time line for making the payment, liability of the
builder, the house and construction plan, and the deadline for delivering the
property. You must take your allotment letter from your respective builder.
Encumberance Certificate: The buyer should ask the seller to provide him the
latest Encumberance certificate. This certificate gives a clear picture of the pending
legal dues on the property in question.

NOIDA or the New Okhla Industrial Development Authority was founded in 1976
as per the U.P. Industrial Area Development Act. It has now surfaced as a well-
planned modern city with an easy access to Delhi through properly developed
