Introduction to The Personal Property Insurance Policy
The conditions applying to The Personal Property Insurance Policy are detailed in this certificate. We have tried to make them clear
and easy to understand. Included within the General conditions are details of how we may change the insurance and how we will tell
you about the changes.

We fully support the Association of British Insurers, the Financial Services Authority (FSA) and the Financial Ombudsman Service.
The Data Protection Act also protects you.

About the Personal Property Insurance Policy
This personal property insurance has been arranged by Agency Underwriting Limited, part of the Towergate Partnership Group, and
is underwritten by AXA Insurance UK plc, Registered Office: 107 Cheapside, London EC2V 6DU, registered in England No. 78950.
Agency Underwriting Limited and AXA Insurance UK plc are authorised and regulated by the Financial Services Authority. This can
be checked on the FSA‟s register by visiting the FSA‟s website at www.fsa.gov.uk/register or by contacting them on 0845 606 1234.

You should read the terms and conditions detailed in this certificate including how to make a claim. Please read them carefully so
that you know cover is provided and what you should do if you need to make a claim.

Governing Law and Language
This Certificate shall be governed by and construed in accordance with the Law of England and Wales unless the Certificate holder‟s
habitual residence (in the case of an individual) or central administration and/or place of establishment is located in Scotland in
which case the law of Scotland shall apply. In the event of the place of establishment being situate in the Channel Islands the relevant
law governing the Channel Islands shall apply. Under the terms and conditions of this policy, we have chosen to use the English
language in all documents and communication relating to this policy.

Cancellation
We hope you are happy with the cover this policy provides. However, if after reading this certificate, this insurance does not meet
with your requirements, please return it to the agent who effected this insurance, within 14 days of issue and we will refund your
premium.

The Insurer shall not be bound to accept renewal of any Insurance and may at any time cancel any insurance document by sending 14
days notice to the Insured at his last known address. Provided the premium has been paid in full the Insured shall be entitled to a
proportionate rebate of premium in respect of the unexpired period showing on the Insurance.

This certificate and the schedule are important documents. Please keep them in a safe place where you can find them should you
need to refer to them in the future.

Should you need to discuss any aspect of the cover please call the agent with whom you effected this insurance.

If you have paid the premium shown in the schedule, we agree to insure you subject to the terms and conditions contained in or
endorsed on this certificate, against loss or damage you sustain or legal liability you incur for accidents happening during the period
shown in the schedule. When providing this insurance we have relied on the information and statements which you have provided in
the Proposal Form (or declaration) on the date shown on the schedule.

This insurance relates only to those sections of the certificate, which are shown on the schedule as being included.

                                                CONTENTS SECTION

This section covers :- household goods and all other personal property, tenant’s fixtures and fittings including television
aerials, satellite dishes, their fittings and masts, that are fixed to the Private Dwelling all of which are owned by or are the
legal responsibility of the Assured.
Contents NOT insured :- Motor vehicles, caravans, trailers, watercraft and accessories attached thereto, animals, any part of the
buildings or any property specifically insured against the perils covered hereby under any other insurance.
This section covers the contents within the private dwelling including domestic outbuildings and garages for loss or damage
directly caused by :-
1) FIRE, LIGHTNING, EXPLOSION OR EARTHQUAKE
2) AIRCRAFT and other aerial devices dropped therefrom.
3) STORM, TEMPEST or FLOOD. Excluding any property in the open.
4) ESCAPE OF WATER from fixed water tanks, apparatus or pipes.
5) ESCAPE OF OIL from a domestic fixed oil-fired heating installation and SMOKE DAMAGE resulting from a defect in
     ANY fixed domestic heating installation. Excluding loss or damage due to wear and tear or gradual deterioration, gradual
     emission or faulty workmanship.
6) THEFT or attempted theft. Provided that all protections for the insured property are maintained in good order and are
     in use at all times when the property is left unattended. Excluding any loss or damage where there is no evidence of violent
     and forcible entry and any amount in excess of £500 or 3% of the sum insured, whichever is greater in respect of contents within
     detached domestic outbuildings and garages.
7) IMPACT by any vehicle or animal. Excluding any loss or damage caused by chewing, tearing, scratching or fouling by
     animals.
8) ANY PERSON taking part in a riot, violent disorder, strike, labour disturbance, civil commotion or any person of
     malicious intent.
9) SUBSIDENCE, LANDSLIP or HEAVE. Excluding loss or damage for which compensation has been provided or would have
     been but for the existence of this Insurance, under any contract or legislation or guarantee; whilst the buildings are undergoing
     any structural repair, alteration or extension; due to coastal erosion; resulting from faulty workmanship, defective plans or the
     use of defective materials.
10) FALLING TREES, TELEGRAPH POLES or LAMP POSTS. Excluding loss or damage caused by lopping or felling.

This section provides additional cover for :-

a)   THE ASSURED’S LEGAL LIABILITY AS TENANT for loss or damage to the landlord’s contents caused by any of the
     perils covered. Excluding any amount in excess of £1000.
b)   REPLACEMENT OF LOCKS at the insured property following theft. Excluding any amount in excess of £50.


BASIS OF CLAIMS SETTLEMENT
In the event of total loss or destruction by any of the insured perils of any article, the basis of settlement shall be the cost of
replacing the article new, PROVIDED THAT the article is substantially the same as, but not better than the original article
when new, that the Assured incurs the full cost of replacement and the total sum insured represents the full replacement
value of all contents at current prices.
This basis of claims settlement shall not apply to clothing, cycles or separately specified items.


VALUABLES AND PERSONAL POSSESSIONS
Where All Risks Cover has been selected and a value is shown on the schedule, valuables and personal possessions are
insured against loss or damage within the UK. Excluding:- any amount in excess of £250 in respect of any one item:
damage caused by wear and tear or gradual deterioration; breakage of sports equipment whilst in use; loss or damage to contact
lenses or mobile phones; theft or loss from any unattended motor vehicle or unoccupied hotel room or theft from unattended
baggage.


REINSTATEMENT
The sum insured under this section shall not be reduced following the payment of a claim provided the Assured agrees to
carry out Underwriters’ recommendations to prevent further loss or damage.


LIMIT OF INSURANCE
The liability of Underwriters for any loss or damage shall not exceed the sum insured for contents.

UNDER- INSURANCE
The liability of Underwriters shall not exceed such proportion of any loss or damage as the sum insured bears to the total
value of the contents.

                                        LEGAL LIABILITY TO THE PUBLIC SECTION

This section indemnifies the Assured for BODILY INJURY by ACCIDENT or DISEASE or DAMAGE to PROPERTY
happening during the period specified in the schedule for which legal liability may attach to the Assured as occupier of the
Buildings in respect of accidents happening in or about the premises specified in the schedule or as a private individual for
any amounts the Assured becomes legally liable to pay as damages caused by accident happening anywhere in the world
during the period of insurance.
This section DOES NOT INDEMNIFY the Assured for any liability arising through:- any person engaged in employment by the
Assured; transmission of any communicable disease; any property belonging to or in the care of the Assured; any activities arising
from any occupation or business; ownership or use of any mechanical or other vehicle; any dog designated dangerous under the
Dangerous Dogs Act 1991; ownership of any property not situated within the premises; pollution and/or contamination of air, water
or soil unless it can be proved to have been caused by immediate discharge consequent upon accident; staying in Canada or USA for
more than 30 days in any one period of insurance or if the Assured is entitled to indemnity under any other insurance.
The limit of liability in respect of all claims under this section shall not exceed £500,000 any one accident or series of
accidents arising out of one event, plus the costs and expenses incurred by the Assured with Underwriters’ written consent in
the defence of any such claim.


                     GENERAL CONDITIONS APPLICABLE TO THE WHOLE OF THIS INSURANCE

1)   DUTY OF THE ASSURED. The Assured shall take all reasonable steps to prevent loss, damage or accident and maintain the
     property in a good state of repair.
2)   CANCELLATION. This Insurance may be cancelled by or on behalf of the Insurers by 7 DAYS‟ NOTICE given in writing to
     You at Your last known address, and the premium shall be adjusted on the basis of the Insurers receiving or retaining pro-rata
     premium. This Insurance may also be cancelled at any time at Your request in writing to the Agent who effected the Insurance,
     and returning to them the Certificate marked “Cancelled” and signed and dated by You. The premium hereon shall be adjusted
     on the basis of Insurers receiving or retaining the customary short term premium. Details of this are available upon request.
     „Notice‟ shall be deemed to be received if sent by recorded delivery post properly addressed.


                     GENERAL EXCLUSIONS APPLICABLE TO THE WHOLE OF THIS INSURANCE

In respect of all sections other than Section 3 this insurance DOES NOT COVER :-
a) loss or destruction of or damage to any property whatsoever, or any loss or expenses whatsoever resulting or arising therefrom
     or any consequential loss
b) any legal liability of whatever nature
     directly or indirectly caused by or contributed to by or arising from :-
i)        ionising radiation or contamination by radioactivity from any nuclear fuel or from any nuclear waste from the combustion
          of nuclear fuel,
ii)       the radioactive, toxic, explosive or other hazardous properties of any explosive nuclear assembly or nuclear component
          thereof
c) any loss or damage or liability directly or indirectly occasioned by, happening through or in consequence of war, invasion, acts
     of foreign enemies, hostilities (whether war be declared or not), civil war, rebellion, revolution, insurrection, military or usurped
     power, or confiscation or nationalisation or requisition or destruction of or damage to property by or under the order of any
     government or public or local authority.
d) any loss or damage through failure to recognise any date change of any equipment, integrated circuit, computer chip, computer
     software and any other computer related equipment.


                      CLAIMS CONDITIONS APPLICABLE TO THE WHOLE OF THIS INSURANCE

OTHER INSURANCE
There shall be no liability under this insurance in respect of any claim where the Assured is entitled to indemnity under any other
insurance except in respect of any excess beyond the amount which would have been covered under such insurance had this
insurance not been effected.

PROCEDURE
It is precedent to the liability of Underwriters that following any happening likely to give rise to a claim the Assured shall :-
a) within no more than 30 days give full details of the incident in writing to the Underwriters and provide any further information
      and assistance as may reasonably be required.
b) Immediately notify the Police following loss or damage by theft, attempted theft, malicious damage, violent disorder, riots or
      civil commotion or the disappearance or loss of valuable items.
c) Under no circumstances admit liability for, nor offer to agree to settle any claim without the written consent of Underwriters
      who shall be entitled to take over and conduct in the name of the Assured the defence of any claim and to prosecute in the
      Assured‟s name for Underwriters‟ benefit, any claims for indemnity or damages or otherwise against any third party and shall
      have full discretion in the conduct of any negotiations and proceedings and settlement of any claim.


FRAUDULENT CLAIMS
If the Assured shall make any claim knowing the same to be false or fraudulent as regards the amount or otherwise, this insurance
shall become void and all claims hereunder shall be forfeited.

COMPLAINTS PROCEDURE & REGULATORY INFORMATION

Agency Underwriting Limited (AUL) is an Insurance Intermediary. AUL offers this policy only in respect of this class of business.
No comparison is made by AUL to other insurance products that may be available from other companies.

Step One - initiating your complaint:
It is the intention to give you the best possible service but if you do have any questions or concerns about this Insurance or the
handling of a claim you should in the first instance contact:

Please ensure your policy number is quoted in all correspondence to assist a quick and efficient response.

Step Two - if you are still unhappy:
If your complaint is one of the few that cannot be resolved by this stage write to the Head of Customer Care of your insurer who will
review the details of your case and arrange for an investigation on behalf of the Chief Executive:

Step Three - beyond AXA:
If we have given you our final response and you are still dissatisfied you may refer your case to the Financial Ombudsman Service
(FOS). The FOS is an independent body that arbitrates on complaints after we have provided you with written conformation that our
internal complaints procedure has been exhausted.

Please note You have 6 months from the date of our final response in which to refer to Your complaint to the FOS. Referral to the
FOS will not affect Your right to take legal action against us.

Important Note
The Ombudsman can only consider Your complaint if You have already given Us the opportunity to resolve it.

Compensation Scheme
AXA Insurance UK plc is covered by the Financial Services Compensation Scheme (FSCS). You may be entitled to compensation
from the scheme, if they cannot meet their obligations. This depends on the type of business and the circumstances of the claim.
Most insurance contracts are covered for 100% of the first £2,000 and 90% of the remainder of the claim. You can get more
information about compensation scheme arrangements from the FSCS.

The subscribing insurers' obligations under contracts of insurance to which they subscribe are several and not joint and are limited
solely to the extent of their individual subscriptions. The subscribing insurers are not responsible for the subscription of any co-
subscribing insurer who for any reason does not satisfy all or part of its obligations.
