                                    POSITION PROFILE

                            PART I: ORGANIZATIONAL INFORMATION

Position Title:                            Assistant Property Manager

Position Title of Immediate Supervisor:    Property Manager

Supervises:                                Resident Managers,
                                           Maintenance Technician,
                                           Grounds and Pool Technician,
                                           Leasing Consultants

Working Hours:                             Full time, must be available
                                           for some evening and weekend hours.

Travel:                                    Local travel to Steven Scott
                                           Management meetings, seminars and neighboring
                                           apartment communities

                              PART II: KEY RESPONSIBILITIES

 A.    Maintain Financial Stability and Maximize Revenue
        Cash receipt rent payments promptly and correctly
        Make bank deposits
        Reconcile account ledgers, send out late letters, file unlawful detainers
        Create, complete and process purchase orders weekly
        Enter time sheets weekly
        Answer phones and schedule apartment tours with prospects
        Update website advertising (rent rates, specials)
        Process applications correctly and promptly to RHR
        Complete resident move-out ledgers promptly and correctly
        Prepare and maintain resident, company and vendor files
        Send out lease renewals monthly, track lease renewals and vacancy notices
        Maintain community book
        Bill and follow up on AUM (water) collections
        Assist property manager with preparation of annual budget
        Assist, complete and submit other reports requested by the property manager
        Assist residents with packages, rent/lease issues, repairs and maintenance issues, community issues
        Create work orders and follow up (complete in Yardi, calls to residents)
        Manage movie rental process
        Keep "turn" board accurate and up-to-date
        Update resident directory/intercom system
        Utility hook up
        Maintain office supply inventory
        Maintain a closing ratio that meets the requirements of SSM
        Send our CRP's annually

 B.    Industry Best Practices
         Act in an ethical and professional manner when attending industry events
         Attend coalition meetings
         Attend industry seminars/classes
         Comply with all fair housing rules
         Knowledgeable in market rents (shop comps, market comp report monthly)

 C.    Supervise On-Site Staff
         Delegate employment duties as assigned by the property manager and maintain open
         Demonstrates leadership
         Supervise employees in an effective way to benefit the asset and to assist the property manager.

 D.    Maintain Physical Property
        Comply with OSHA (Maintain book)
        Contract knowledge (lawn, trash, snow)
        Maintain curb appeal and signage keeping a fresh look at all times
        Walk the property looking for maintenance repairs needed; common areas clean and safe
        Keep office and work areas clean, tidy and safe

     E.   Maintain Resident Relations and Retention
           Create and maintain a non-discriminating environment
           Handle resident issues efficiently and effectively while maintaining SSM standard of professionalism
           Organize social events as required

     F.   Personal Inventory
            Accepts guidance and constructive criticism on how to improve
            Anticipates needs and does not wait to be told
            Attend annual training
            Effectively communicate verbally and in written form in an individual or group situation

 G.       Depending on property staffing the assistant manager will be responsible for the Leasing Agents

1-2 Years Experience in the industry
Sales or customer service experience
