Following are tips taken from the NATIONAL ASSOCIATION OF REALTORS’ ® 2007 REALTOR® Safety Week

Tip #1 - Choose flight over fight.
While every REALTOR® should take a basic self-defense course, the primary goal in any threatening situation is to escape
from immediate danger and call for help.
Tip #2 - Rely on your mobile phone.
Always carry a charged mobile phone. Clip your phone on and make it part of your everyday apparel for immediate
Tip #3 - Take 2 seconds when you arrive at your destination to check out potential dangers:
• Is there any questionable activity in the area?
• Are you parked in a well-lit, visible location?
• Can you be blocked in the driveway by a prospect’s vehicle?
Tip #4 - Dial before danger.
To best prepare for an emergency, pre-program important numbers into your cell phone. These may include your office, your
roadside assistance service or garage, and even 911.
Tip #5 - Don’t get caught by a “phisher.”
Don’t respond to e-mails requesting personal or private information such as passwords, credit card numbers or bank account
numbers. Even if a message appears to be from your bank or a trusted vendor, credible companies never request private
information this way.
Tip #6 - Help clients protect their belongings.
Remind clients who are selling that strangers will be walking through their home. Tell them to put any valuables in a secure
hiding place. This includes prescription drugs.
Tip #7 - Try to Avoid Working Alone
If you encounter an individual while working late or alone in your office, indicate to that person that you are not alone. Say
something like, “My supervisor will be right with you and should be able to assist you.”
Tip #8 - Carry only the essentials for safety.
While you shouldn’t carry unnecessary cash or valuables with you, here are several items you should keep on you—not in
your handbag! Your cell phone with a fully charged battery, your wallet or simply an ID, and your car key. Everything else
should remain at home or locked in the trunk of your car.

THE AAR 2007 VACANT LAND/LOT CONTRACT (By AAR General Counsel Michelle Lind)
(AAR) Vacant Land/Lot Purchase Contract (Contract) has been revised by a workgroup led by Chairperson
Jan Leighton. Vacant land involves a variety of types of property. If the transaction involves a vacant lot in a
subdivision, the concerns are much like those encountered in a residential transaction. If the transaction
involves a large parcel of land for industrial development, the concerns are more like those encountered in a
commercial trasaction. Other transactions may involve agricultural land or land used for grazing, which have
unique concerns. Accordingly, the revised Contract combines provisions from the AAR residential contract
and the AAR commercial contract with provisions strictly addressing vacant land issues.
The Contract now includes a Buyer Attachment in which the buyer is advised to apply for a loan and the
buyer’s responsibility to insure funds are in escrow in sufficient time to allow escrow to close is emphasized.
The buyer is also advised to review the SPDS, title commitment and CC&Rs within five days of receipt.
