The service is being provided to assist members of the public and residents groups in understanding
planning applications currently part of the planning process. The service is not intended to provide general
planning advice or to assist in the drafting of submissions in relation to planning objections, observations
and appeals.

     The following is a brief description of the development on a block
     by block basis:

     Block A (25,181sqm total gfa), is divided in 3no. blocks (A1, A2
     and A3). Ground/mezzanine level accommodates 6no. retail units
     (2,457sqm), 2no. restaurant/cafe/bar units, one of which
     continues to first floor level (1,351sqm), banking hall (953sqm),
     ancillary accommodation (618sqm) and a double height hotel
     lobby/reception. 1st and 2nd floor levels accommodate hotel
     lounge and restaurants, conference rooms, and associated staff
     facilities and storage areas. Block A1 designed over 26 floors
     accommodates 75 no. apart-hotel suites between levels 3 and
     24, a four and three storey communal hotel sky garden on levels
     8 and 17 respectively, and a double height sky
     garden/observation deck on level 24. Blocks A2 and A3 extend
     over 9 floors comprising 5 floors of hotel bedroom
     accommodation between levels 3 and 7, and provide a total of
     191 no. bedrooms (totalling 19,802sqm).

     Block B (23,906sqm total gfa). Ground/mezzanine levels
     accommodate 13 no. retail units (5,846sqm) including an anchor
     tenant unit (2,640sqm), service yard (1,023sqm), 5 no. own door
     office units (1,038sqm), 3no. live-work units (567sqm) and
     ancillary accommodation (736sqm). Block B is sub-divided into 6
     no. blocks (B1, B2, B3, B4, B5 and B6) above ground and
     mezzanine floor levels. Blocks B1 and B6 accommodate 4 levels
     of office space (6,499sqm). Blocks B2, B3, B4 and B5
     accommodate 68no. apartment units between levels 1 and 4
     (between levels 1 and 6 in the case of Block B5).

     Block C (16,014sqm total gfa) is sub-divided into 4no. blocks (C1,
     C2, C3 and C4). Block C1 is 6 storeys (over basement and lower
     ground floor car parking) and accommodates a restaurant
     (685sqm) at ground/mezzanine level and 16 no. apartment units
     between levels 1 and 4, Block C2 is 6 storeys (7 storeys onto Old
     Naas Road) and accommodates a double height restaurant unit
     at lower ground floor fronting Old Naas Road (171sqm), 2 no.
     retail units at ground/mezzanine floor level (353sqm), public
     library at ground, mezzanine and first floor levels (776sqm), and 5
     levels of office accommodation between the mezzanine level and
     fourth floor level (3,548sqm). Block C3 extends 6 storeys in
     height fronting Old Naas Road and accommodates a crèche at
     lower ground and ground floor levels (813sqm) and 12no.
     apartment units between the mezzanine and third floor levels.
     Block C4 is 7 to 8 storeys in height and accommodates 1 no. own
     door office at lower ground floor and ground floor level (142sqm
     gfa), 1no. retail unit at ground/mezzanine level (292sqm) and 56

                      no. apartment units between the ground floor level and sixth floor
                      level. The 84 no. residential units in Block C total 9,102sqm.

                      Block D (17,617sqm total gfa) is 11 storeys on Naas Road.
                      Ground/mezzanine floor levels accommodate 8no. retail units
                      (4,339sqm) and ancillary accommodation (396sqm). Level 1
                      accommodates a medical centre (2,754sqm gfa). 3no. blocks
                      over (D1, D2 and D3) include 8 levels of residential
                      accommodation comprising 96 no. apartment units (10,128sqm
                      gfa) with associated balconies and landscaped gardens.

                      Block E (14,957sqm total gfa). Ground/mezzanine floor levels
                      comprise 4 no. retail units and 1no. retail/restaurant unit
                      (2,535sqm). Above first floor level Block E is sub-divided into 2no.
                      office blocks (E1 and E2) which are 7 and 11 storeys on Naas
                      Road respectively. Block E1 and E2 provide 5 levels and 9 levels
                      of office accommodation respectively (12,098sqm) linked with
                      atrium on 6 levels.

                      Block F (2,065sqm total gfa) is a 5 storey standalone block
                      adjacent to the central civic space. Ground/mezzanine level
                      accommodates a restaurant (558sqm); Office accommodation
                      (1,470sqm) is provided between level 1 and 3.

                      Permission is also sought for demolition of existing structures on
                      site (12,031sqm), connection to public services, hard and soft
                      landscaping (including neighbourhood park and civic space),
                      private and semi-private balconies/terraces/sky gardens/roof
                      gardens (fronting onto proposed open spaces, Naas Road, Old
                      Naas Road, Kylemore Road and/or Brooks Thomas site) and all
                      ancillary site and development works with vehicular access to the
                      site from both the Old Naas Road to the north (3 no. access
                      points) and the Naas Road to the south of the site (2no. access
                      points). In addition left in/left out parallel roads with set down
                      areas are proposed along both the Kylemore Road to the west
                      and the Naas Road. 1,076 no. car parking spaces are provided at
                      lower basement (235 no. spaces), basement (763 no. spaces)
                      and lower ground floor (78no. spaces) with access from Naas
                      Road and Old Naas Road.

                      The application is accompanied by an Environmental Impact
