The Kensington Newsletter is a way of informing all owners and residents of upcoming events, reports from the Board of Officers, the Maintenance Committee and the Architectural Committee. Also, included are reminders and miscellaneous information. Craig Pratt, our lawn maintenance contractor, will be doing the planting and maintaining the upkeep of the plants. We are looking forward to the blooming of the Crepe Myrtles planted last Fall and those being added this Spring, along with new growth on the trees in the field on Kensington Court. Please remember any exterior changes to your home and yard must be approved by the Architectural Committee. Read your covenants for guidance. Request forms will be mailed or delivered to you upon request. This includes planting of trees and shrubs. Any planting in the common areas are only permitted by the Association. REMINDERS TO ALL RESIDENTS: 1. Please do not park your vehicles upon the curbs, lawns or common areas. Cars parked on the street must be parked with the flow of traffic. 2. Trash receptacles and recycle bins are allowed on the curb the night before trash pick up and must be placed in your garage or fenced patio area the night of trash pick up. 3. Please keep your dogs on a leash when walking the neighborhood. All waste must be picked up and deposited in your own trash receptacle. 4. Window blinds on some homes are being damaged by pets trying to see out of the windows. From the exterior these windows are unattractive. By raising the blinds your pet will be able to see outside and this will avoid damage to the blinds. There are a limited number of blinds available for replacement if needed. Contact a board member if interested. The covenants are in place to maintain the integrity of our development. Since we are self governed it is important for everyone to adhere to the covenants. By abiding by the covenants, the investment value of your home as well as the other homes in the subdivision will be protected. Maintenance Report The waterfall has been turned on and a timer was installed to reduce operating costs. The waterfall will run during daylight hours. The sprinklers were tested and will be placed in service the week of April 6, 2009. They will operate in the early morning hours and watering will take place twice a week. With the sprinkler system back in service it is time to remind everyone to keep all vehicles off the grass areas. We continue to have broken sprinklers at the edge of driveways and roads. You will be liable to pay for the sprinkler and the labor it costs to replace it if damage is determined to be caused by you or your visitors vehicle. The annual power washing plan was completed on Surrey Park and Reading in late March. Painting front doors, trim, and mailboxes on Surrey Park and Reading will follow in early May. If you do NOT want your house painted, please notify John Froese (649-6958) by May 1. You will be obligated to match the colors supplied by the painter and work completed by June 1. Treasurers Report Please remember your $70.00 monthly Association dues is due on the first of the month and considered late after the 10th. A $10.00 late fee will be assessed if your payment is not made on time. Thank you for your cooperation. NEW **ADOPT A HIGHWAY PROGRAM** NEW Many homeowners in the Kensington subdivision have participated in the National Clean up week. A committee of volunteers have agreed to clean the area of Vanderbilt Road to the corner of Whiskey Road in the Adopt A Highway Program. We have been in touch with the county, which has supplied us with the equipment needed for the clean up. Clean up will be four times a year or as needed. Please consider volunteering. More people are always needed. Contact Betty Betz 641-2255 MISCELLANEOUS Newsletters will be hand delivered to keep costs down. Owners who do not live in the subdivision will be mailed or e-mailed a newsletter. In the future all memos from Kensington POA Board and Committee reports may be accessed at http://www.beach1sc.com/kensington. If you do not have access to a computer and would like a paper copy, contact your Board Secretary . We would like for 2-3 residents volunteer to form a newsletter committee. Please contact any board member if interested. The newsletter is a way of communicating updates to all residents. A no soliciting sign has been placed near the entrance to discourage flyers being placed at your door or in your mailboxes. It is against Federal Post Office rules to place anything in your mailbox that has not been processed through the mail service. A sign has been placed where the former Nordahl office was located on Vanderbilt. This overflow parking area is to be used as a temporary parking area only. We will be painting the crash gate at the West end of Vanderbilt, treating the fence along Powerhouse and picking up any debris in the common areas. April 28, 2009 - Book Club meeting at 7 pm at Jane Allen’s. Book Club selection is the Necklace by Cheryl Jarvis. This will be the last meeting until September 15, 2009.
