INCLINE VILLAGE, NV (August 4, 2009) – A niche within a niche is emerging in
real estate. Luxury homes, in and of itself an exclusive market, is now seeing its fair
share of foreclosures. Chase International’s Tracy Saunders is burrowing in to deliver the
same outstanding service to buyers and banks - personal, professional and unparalleled

Saunders, who joined Chase International last spring in order to focus on luxury
properties, was quickly tapped by Chevy Chase Bank to unload two multi- million-dollar
properties in the Lake Tahoe area. One of the homes, listed at $2.2 million in Tahoe City,
was on the market for approximately 60 days before selling for just over asking price in
mid July. Foreclosures are typically listed at 20 percent below market value.

“People reacted immediately,” Saunders said. “There are a lot of people looking
specifically for bank-owned homes right now. They’re less complicated than short sales
and listed below market price, so they’re getting a better deal.”

Numerous offers are being received for the Steen Mansion, listed at $3.99 million in
Washoe Valley. The property was listed with Chase International several years ago for $7
million. The decrease in value and the fact that the property is bank-owned doesn’t deter
Saunders’ dedication and detailed service. She works with landscapers and pool
companies to upkeep the home and is on site for each and every showing, noting that
she’s learned a lot about asset management.

Shawn Kacersky of Chevy Chase was referred to Chase International, and specifically
Saunders, through an agent in Las Vegas, as well as the company’s many professional
luxury affiliations. Saunders acknowledges that most banks work with their own agents,
so it’s actually very difficult to get a referral. The fact that she’s the face for these recent
listings is a win for both the bank and buyers.
“I’m not just putting a lock box on the house and waiting for results,” Saunders said. “I’m
very involved in the properties and the surrounding neighborhoods and am a member of
every MLS where I have a listing.”

Each listing is treated the same, whether it’s a bank-owned property or privately-owned
home. The impeccable service includes professional photography, listing on Chase

appropriate buyers and investors.

While the market has shown faint signs of recovery, or leveling, Saunders predicts she’ll
see more foreclosures in the future. “The economy isn’t rebounding as quickly as we’d
like and people are finding that refinancing is not easy as they’d hoped, so we’ll continue
to work with foreclosures. More and more agents will be dealing with foreclosed homes,
of all price points, but unfortunately the service isn’t always there. That’s simply not the
case with Chase International.”

Saunders, who is expecting to list a foreclosed home in the desirable area of Agate Bay in
the near future, will continue to tap into the market of luxury foreclosures by sending out
inquiries to banks. “It won’t be easy, as banks tend to be loyal to the agents they already
work with, but I think our locations, memberships and dedication to service will continue
to open doors for us.”
