           MADISON PARTNERS ARRANGES LAND PURCHASE ON BEHALF OF
                                         THE HILTON FOUNDATION
             Worldwide Humanitarian Organization Will Build New Headquarters in Agoura Hills


Agoura Hill s, CA – April 30, 2006 – Madison Partners has successfully arranged the acquisition of a 33-
acre land parcel in Agoura Hills, California on behalf of the Conrad N. Hilton Foundation. The land will be
used to build a new, state-of-the-art 35,000-square-foot headquarters for the charitable organization. The
Hilton Foundation will relocate its headquarters from 10100 Santa Monica Boulevard in Century City,
upon completion of the new facility, to be located at 30500 Agoura Road.


Madison Part ners principal Chris Houge represented the Hilton Foundation in the $3.5 million land
purchase. Mr. Houge was assisted by associate John Mudgett. The sellers, the Tohl Family Trust, were
represented by David Lachoff of Grubb & Ellis.


“The vision behind this acquisition was to acquire a site with ample open space to enhance quality of life
for the Foundation’s work force. This site will allow for the design and development of a state of the art
building that will serve them for decades. The huge acreage along with statel y Oak trees creat es a site
that was unattainable in the West Los Angeles/Santa Monica markets,” said Mr. Houge.

entrepreneur and business leader, Conrad N. Hilton, who left his fortune to the foundation with
instructions to help the most disadvantaged and vulnerable throughout the world without regard to

approximately $2.7 billion and has provided more than $500 million for charitable projects throughout the
United States and the world. The foundation is an independent nonprofit organization and is not part of
the Hilton Hotels Corporation.
