Our Success

Realty Capital has experienced phenomenal growth since its inception. We are proud
to have been engaged in some of the most significant transactions in Central Florida’s
past and present. Some of our most recent successes include: managing the largest
commercial condominium conversion in Central Florida’s history; facilitating a large-
scale office investment sale in just sixty days; bringing occupancy of a large suburban
office tower from 65% to 90% within the first 90 days of the assignment; and through
our sister company, RealtyFund, adding value for our investors by revitalizing under-
performing office and industrial properties.

Our History

Realty Capital was founded by M.W. Jeffrey Brock in 1995, with a primary emphasis
on investment sales. Charles Frederick joined as a principal in 1998 and the
firm’s services expanded to include landlord leasing and property management.
Today, Realty Capital’s team consists of over 30 professionals, offering six primary
service lines: Corporate Services, Investment Sales, Land Sales, Buyer & Tenant
Representation, Property Management and Development Services. Realty Capital
currently manages and leases over 1,000,000 square feet of commercial property
in Central Florida and is responsible for over $100,000,000 in annual transaction
volume.

Realty Capital represents a significant number of individuals and small
businesses in acquiring real estate properties, as well as in leasing new
facilities.

Buyer Representation services involve three primary phases: (1) identifying
properties that meet the Buyer’s criteria; (2) analyzing the financials and
physical issues of each identified property; and (3) negotiating with the Seller
or their agent to purchase the chosen property. Each of these phases requires
expertise and knowledge, and can be very daunting to a Buyer operating
alone. In addition, with Realty Capital’s assistance, costly pitfalls can be
avoided and the best price and terms can be secured.

Tenant Representation services involve more than simply finding the right
location. Many factors must be considered in order to deliver the optimal
lease transaction, including functionality, image, flexibility for growth or
contraction, as well as economics. Our approach in Tenant Representation
involves essentially the same phases as Buyer Representation, customized for
the Tenant.

The key success factors to Tenant Representation are to comprehensively
define the Tenant’s present and future needs in a Request for Proposal
document used to solicit bids from Landlords, and then to create and manage
a competitive situation among competing Landlords to achieve the best deal
for the Tenant. A Tenant acting alone can rarely achieve comparable results.
Our results are not only quantitative, achieving the “best deal” but also
qualitative. We ensure that the implementation of the decision to occupy a
space is well founded, and reached in a win-win context.

an emphasis on multi-tenant, office, retail and industrial properties.

An aggressive marketing and leasing campaign is crucial to the success of any
commercial property investment. Realty Capital carefully plans such a campaign
for every property it leases, emphasizing targeted marketing to prospective tenants
based on industry type, location and other factors. Direct mail and cold canvassing
are emphasized, and the cooperative efforts of other brokers in the community are
encouraged.




Realty Capital adds value to the properties we manage. In addition to its focus
on marketing and leasing, Realty Capital works diligently to control and reduce
costs: tenant leases are audited to assure accurate billings; property tax assessments
are challenged when appropriate; vendor services are closely monitored and
competitively bid. These and other efforts are documented in regular reports
delivered to the client.

                                   M.W. Jeffrey Brock founded Realty Capital in
                                   1995 and has been responsible for overseeing its
                                   growth into a leading player in commercial real
                                   estate in Central Florida. Over the past fifteen
                                   years, he has been involved in a wide variety of
                                   landmark brokerage, investment & development
                                   projects. Prior to founding Realty Capital, Mr.
                                   Brock worked for Salomon Brothers in New York,
                                   Colliers International in Toronto and Lincoln
                                   Property Company in Orlando. He has been

                                      Considered the "Dean" of Central Florida
                                      Real Estate, Trevor W. Hall, Sr. has been one
                                      of the driving forces behind the explosive
                                      growth and development of Central Florida
                                      during the past 25 years. Mr. Hall has built
                                      and managed three large, highly successful
                                      real estate brokerage firms, in addition to
                                      having completed real property sales in excess
                                      of half a billion dollars. His military service,
                                      manufacturing experience and his hands-
                                      on control of countless projects give him a
                                      practical understanding of the cost-effective
                                      management of complex projects from concept
                                      through completion.
