Property is rented in an AS IS CONDITION. In addition to the rent, tenant will pay electric bill. The rental payment is due on
or before the 1st day of each month. Tenant will pay a LATE fee of $25.00 for administration costs. If the rent, IN FULL, is
not received within seven (7) days of the due date, legal proceedings will be served you for your removal of the premises
immediately, plus you will be liable for additional incurred expenses. ( See item #1 below. ) Each TENANT listed on the rental
agreement is individually responsible for paying the full amount of rent and any other money owed to the land & property
owners.___________________________________________

The following must be cleaned before the tenant(s) vacates the premises. Stove and microwave cleaned. All shelves and
drawers must be cleaned, refrigerator must be cleaned, and any food spills must be removed from the freezer. Sink and
counter tops in kitchen cleaned. Outside of any appliances must be cleaned, woodwork in kitchen and bathrooms must be
cleaned, toilet tub, shower doors, sinks, and mirrors cleaned. Floors must be cleaned and carpet vacuumed. Blinds on
windows must be clean and windows must be washed on the inside and outside. Any marks on the walls should be removed
if possible. The above cleaning will be checked by the land/property owner(s) when the tenant(s) have vacated the premises.
The land/property owner will clean uncleaned items at a cost of $50.00 per hour which will be paid by the tenant(s).

This lease is a definite term lease. You are responsible for all of the rent for the lease term. In order to request a break lease,
you are required to inform the landlord with a 60 day notice and pay a $500 break lease fee. Acceptance of the break lease
is at the discretion of the landlord.

1. Tenant will pay any and all reasonable attorney’s fees and court costs incurred by the land owner in the event of a court
action due to the fault of the tenant in any way.
2. Tenant will not sublet said property without written consent of the owner, nor will will said property be used for unlawful or
immoral purposes. Also tenant(s) will not play musical instruments, radio’s or televisions loud enough to annoy other tenants
or neighbors. Tenant will not request favors from other tenants.
3. Only tenants who are named on the lease agreement shall reside in the rental property. Guests of longer than one week
(7 days) will need the written approval of the land/property owner. Tenants are responsible for their guests actions and
damages.
4. Tenants will not violate any of the regulations of the board of health, city ordinances or state laws that pertain to the
property in any way or the land on which the property is located. The land/property owner will report any violations to the
proper city officials.
5. The land owner will be permitted to enter the said property at reasonable hours to inspect, repair or maintain it. Also to
show the property to loan or insurance agents or to a prospective buyer for the property. If notice of termination has been
given, this right to enter will be applied for prospective tenants ( when accompanied by land owner or an agent for the land
owner).
6. If the tenants leave the property unoccupied when the rent is due and unpaid, the land owner may, if desired, take
immediate possession of the property. At this time, the personal property located at the address above will be removed and
the expenses incurred by the removal and storage of said personal property will be paid by the tenant who, left the property
unoccupied. Said items will be stored sixty ( 60 ) days at which time all items will automatically be the land owners
responsibility and the tenant hereby agrees to this upon signing his lease.
7. Tenant is responsible for the pick - up and removal of all garbage and / or waste materials created by tenants and
tenancy. Tenants also take care of the yard ( mowing, and trimming) in the summer months and snow removal in the winter
months. Any damage done to existing trees and shrubs / bushes by tenant to replace with equal value trees or shrub/ bushes
or payment thereof.
8. Television, radio, stereo, or C.B. Antenna’s will not be installed on roofs without land owners written permission.
9. Lavatories and water closets are made for a specific purpose. If they are used for any other reason, such as deposit of
rubbish, sweepings, rags, papers, pampers, etc., the damage caused by violating the specific usage will be paid for by the
tenant, when the problem is corrected. Should the tenant cause plugged drainage, etc., ( including dumping grease in
garbage disposal, sinks, toilets etc.), this cost shall be paid by the tenant, ( exception will be if the tenant has just moved
within the past three (3) days).
10. No signs, designs, or awnings shall be placed on any part of the property ( including the land unless first approved by
owner in writing ). If this is violated, all expenses and charges that are made by the removal of such, will be paid by the
tenant.
11. If the premises requires that Plunkett’s or some other exterminating company is needed, all the costs shall be paid for by
the tenants regardless of what type of pests or termites ( exception will be if the tenant has just moved in within the last three
(3) days).
12. Any damage done prior to this tenancy must be writing, signed by the land owner or agent for same, or any damages
shall be considered as a result of the present tenancy.
13. Tenant to provide their own shades and curtains where deemed necessary. Windows, doors and partitions shall not be
obstructed nor shall any refuse or anything be thrown out of them. If this is not observed and there is damage done or liable
action filed, the tenant will be held responsible and the land/property owner shall notify the proper city official.
14. If window and/or doors are left open when the tenant(s) is not at home and there is rain and/or wind and/or storm
damage as a result, the tenant will pay for the damage and be held responsible.

15. Pets are acceptable only by approval of the land/property owner. Pet(s) must be housebroken and are not permitted to
cause damage and to not create undue alarm to other tenants or neighbors. A termination of the rental within ten (10) days
will be served if this rule is violated. Animal waste is to be removed immediately.

16. Walls and woodwork will not be destroyed or defaced by hooks, nails, screws or anything else which will create
irreparable damage. The hanging of pictures, plants, etc. can be accomplished without destroying a wall.
17. No electrical or plumbing work shall be done to the property without the written consent of the land owner.
18. Additional locks on premises are not permitted. Keys will be furnished to the tenant(s) by the land/property owner and
must be returned when the tenant(s) vacates for whatever reason or the cost of new locks and labor will be paid by the
tenant(s). Any of the keys that the tenant receives when renting said premises cannot be duplicated. Extra keys can be
obtained from the land/property owner. Land/property owner reserves the right not to give out extra keys.
19. Decorating, painting and repairs may be done by the tenant(s) with written consent of the land owner.
20 Any appliances which may be furnished with the rental property will not be maintained, repaired, guaranteed or replaced
by the land owner if damaged by the tenant(s). But may be used by the tenant as long as they are available and in working
order. Any connection of stoves is the tenants responsibility.
21 It is illegal to park cars, boats, RV’s etc on unpaved surfaces. All fines associated with City non compliance will be the
responsibility of the tenant(s)
22 The City of has the power and option to inspect rental properties periodically. The tenant will allow City inspection at a
mutually agreeable time. Re-inspection charges will be incurred in the event that problems exist. Tenant will pay charges in
the event that the problems were caused by the tenant. If the problems are caused by normal wear and tear, the landlord will
be responsible for the charges.



THE LAND/PROPERTY OWNER RECOMMENDS THAT THE TENANT(s) GET RENTERS INSURANCE! The owners
insurance does not cover personal property nor is the owner liable in any way. It is expressly understood and agreed that the
owner of said premises, or said agent will not be liable for any damages or any injury to tenant or tenant’s family or guests of
tenant or to tenant’s or tenant’s family property from whatever cause arising from the occupancy of said premises by
tenant(s), tenant’s family or tenant’s guests.

The city enforces code. In the event you are out of compliance with City code, a fine will be issued to the landlord. Code
violations include unsightly garbage stored outside, fire burning, vehicles parked on grass, uncut grass, unlicensed vehicles
parked on the driveway etc. In the event a violation occurs and is created by the tenant or tenant guests, the tenant agrees
to pay the fine, excessive consumption charges and a $25 administration fee to the landlord for time spent to resolve the
code violation.

                                       Important information regarding solid waste
Female Tampons thrown in the toilet will cause a blockage. We will remove the blockage at your cost and present
the offending items that we remove from the drain.
It is normal for a drain to block if solids such as tampons are disposed of in the drain. Please dispose of these
items by wrapping them in toilet paper and disposing of them in the solid waste garbage cans.

                     LEASE. ADDENDUM FOR CRIME-FREE/DRUG-FREE HOUSING
In consideration of the execution or renewal of a lease of the dwelling unit identified in the lease, Owner and


1. Resident, any members of the resident's household or a guest or other person under the resident's control
shall not engage in illegal activity, including drug-related illegal activity, on or near the said premises. "Drug-
related illegal activity" means the illegal manufacture, sale, distribution, purchase, use, or possession with intent
to manufacture, sell, distribute, or use of a controlled substance (as defined in Section 102 or the Controlled
Substance Act [21 U.S.C. 802]) or possession of drug paraphernalia (MN Statute 152.092)


. 2. - Resident, any member of the resident's household or a Lest or other person under the resident's control
shall not engage in any act intended to facilitate illegal activity, including drug-related illegal activity, on or near the
said premises


3. Resident or members of the household will not permit the dwelling to be used for, or to facilitate illegal activity,
inducting drug-related illegal activity, regardless or whether the individual engaging in such activity is a member of
the household.

4. Resident or members of the household" will not engage in the manufacture, sale, or distribution of illegal drugs
at any locations, whether on or near the dwelling unit premises or otherwise.

5. Resident, any member of the resident's household, or a guest or other person under the resident's control shall
not engage in acts of violence or threats of violence, including but not limited to the unlawful discharge of
firearms, prostitution, criminal street gang activity, intimidation, or any other breach of the rental agreement that
otherwise jeopardizes the health, safety, or welfare of the landlord, his agent(s) or tenants.


6. VIOLATION OF THE ABOVE PROVISIONS SHALL BE A MATERIAL VIOLATION OF THE LEASE AND
GOOD CAUSE FOR TERMINATION OF TENANCY. A single violation of any of this added addendum shall be
deemed a serious violation and material non-compliance with or of the lease .

It is understood and agreed that a single violation shall be good cause for termination of the lease. Unless
otherwise provided by law, proof of violation 'shall not require criminal conviction, but shall be by the
preponderance of the evidence.
