					                                            TENANCY AGREEMENT
For the letting of a furnished room within a dwelling house on an assured shorthold tenancy under part one of
the housing act 1988.

BILLS:           All bills are to be paid for by the individual tenants. Payment must be prompt. Bills include gas,
                 telephone, electric, television licens e, water rates and council tax.

RENT:            The sum of £               per month is the agreed rent for the flat. This to be paid in advance by
                 the tenant to the landlord each calendar month by Standing Order and should be set up prior
                 the move-in date. Standing Order needs to be completed on signing this contract.


                 The contract is offered subject to satisfactory employer references, money laundering
                 requirements and satisfactory credit checks.

                                THIS IS A FORM OF LEGAL DOCUMENT

1.   The landlord agrees to let and the Tenant agrees to take the property and contents for the term at the
     rent payable as above.

2.   This agreement is intended to creat e an assured shorthold tenancy as defined in section 20 of the
     housing act 1988 and the provisions for the recovery of possessions by the landlord in section 21 apply
     accordingly.

3.   Where the context admits:
     a) The landlord includes the persons for the time being entitled in reversion expectant on the
        tenancy.
     b) The tenant includes the person de riving title under the tenant.
     c) References to the property includes references to any parts of the property and to the fixtures,
        furniture and effects of any of them.

4.   THE TENA NT AGREES TO:

a)   Pay the rent at the times and in the manner specified.
b)   Pay for all bills as listed that are consumed or supplied to the property during the tenancy.
c)   Not to damage or injure the property or to make alteration in or addition to it.
d)   Preserve the fixtures, furniture and effects from being destroy ed or damaged and do not remove any of
     them from the property. Replace all broken glass in doors and windows damaged during tenancy.
e)   Yield up the property at the end of the tenancy agreement and make good, pay for any cleaning servic es
     that may be required to reinstate the property to the same order that it was provided at the
     commencement of the tenancy. This includes the washing or cleaning of all linen, bedding, carpets and
     curtains, which shall have been soiled during the tenancy.
f)   To leave the furniture and effects at the end of the tenancy in the rooms or places in which they were at
     the beginning of the tenancy.
g)   Permit the landlord or their agents to enter the property at any reasonable hour with prior notice.
h)   Not to sublet or part wit h possessions of the property without the previous consent of the landlord.
i)   Not to carry on with any trade, profession or business or let apartments or receive paying guests on the
     property. Do not display any notice or notice board on the property or use the property for other than
     strictly domestic privat e residence.
j)   Do not do anything that may be or become a nuisance or annoyance to the landlord, other tenants or
     occupiers of adjoining premises. Do nothing that may violate any insurance of the property again st fire or
     increase the ordinary premium or insurance.
k)   To permit the landlord to view the property within the last 28 days of the tenancy agreement with
     prospective tenants.
l)   Perform and observe any obligation arising under the 1988 local government Financ e Act.
m)   No smoking.
n)   Do not keep pets or allow pets on the property.
o)   The deposit may be held for a period of up to 3 months after the termination of the agreement or as soon
     as the landlord is satisfied that all the bills have been paid in full a nd any loss damage or destroyed
     items are made good.
p)   Maintain the Hygiene of all shared and personal areas. Operate the tenants cleaning rota and own
     personal standards.
q)   Always clean the toilet, bath, kitchen and Lounge areas after use so that it is clean for your flat mates to
     enjoy.
r)   No posters
s)   Not to leave the property vacant for more than 30 consecutive days and to properly secure all locks and
     bolts to the doors, windows and other openings when leaving the property unattended.
t)   To keep the gardens (if any) neat and tidy at all times and not remove trees or plants.
u)     Within seven days of receipt thereof to send to the Landlord all correspondence addressed to the
       Landlord or the owner of the property.
v)     To pay all fees, expenses and costs (including s olicitor’s counsel and survey or’s fees) incurred by the
       Landlord in preparing and serving a notice or schedule on the Tenant of any breach of any of the
       covenants on the part of the Tenant herein contained.
w)     In order to comply with the Gas Safety Regulations, it is necessary
       -        that the ventilators provided for this purpos e in the property should not be blocked
       -        that brown or sooty build up on any gas appliance should be reported to the Landlord or Agent
       -        that regular maintenanc e be carried out every 12 mont hs – Tenant to allow entry for this purpose


5.     Provided that if the rent or any installment or part thereof shall be in arrears for at least fourteen days
       after the same shall have become due (whether legally demanded or not) or if there be a breac h of any
       of the agreements by the tenant; the landlord may re enter on the property (subject always to any
       statutory restrictions on his power to do so) and immediat ely there upon the tenancy the tenancy shall
       absolutely determine wit hout prejudice to the other rights and remedies of the landlord.

6.     The landlord agrees with the tenant as follows:
       a) To pay and indemnify the tenant against all rates assessments and outgoings in respect of the
       property (except community charge and charges for the supply of gas, water, electric and telephone and
       other bills incurred during the tenancy agreement).
       b) That the tenant pay the rent and perform the agreements on the part of the tenant may quietly posses
       and enjoy the property during the tenancy without any lawful interruption from the landlord or any person
       claiming under or in trust for the landlord.

7.     This agreement shall take effect subject to the provisions of section 11 of the landlord and tenant act
       1985 if applicable to the tenancy.
