This 1.978 net acre forest lot is nestled high in the Bradshaw Mountain Range of the
Prescott National Forest at a crisp cool elevation around 6,800 feet above sea level just
11 miles from downtown Prescott. The property overlooks Walker Road (West) and
Lynx Creek (North) and sides to the boundary of the Prescott National Forest (South).
The property is a mountainside lot in a mature and thick Pine forest. The lot driveway is
shared with two neighboring 1 acre (south) and 2 acre (north) lots. Electric is available at
Walker Road. The adjoining two lot owners have agreed to share the cost of: 1) building
a shared well, 2) installation of a private electronic gated entrance at Walker Road and 3)
paving the driveway. The owner of the neighboring 2-acre lot to the north will be
starting construction of a 4,100 square foot lodge-like cabin (which cannot be seen from
the subject pad site). A pad site has been carved out of the subject lots granite
mountainside and is ready for development for a 2500 to 3600 square foot residence. Driveway/switchback view from Walker Road

CONSTRUCTION FINANCING: An acquisition & Construction Development Loan

WALKER AREA HISTORY: Captain Joseph Walker discovered the Walker Area in 1863 when he stumbled on gold nuggets walking along
Lynx Creek. Walker's post office was established December 15, 1879 and was discontinued September 30, 1940. Walker was once a boomtown
sustained for over eighty years of gold mining. As much as 2700 residents were reported to have lived in the area in the late 1800’s.
