NOTICE TO BIDDERS
INTERESTED IN CERTAIN REAL ESTATE
LOCATED IN THE CITY OF CARMEL
HAMILTON COUNTY, INDIANA
The City of Carmel Board of Public Works & Safety will conduct an auction for the
sale of certain developed real estate located at 10401-10403 Pennsylvania Street, Carmel,
Indiana which is Tax Parcel No. 17-13-11-02-01-016.101 and is legally described as
Lot Number 13 in Penn-View Heights, First Section an addition in Hamilton
County, Indiana per plat thereof, recorded in Deed Record 139, pages 355-
356 in the Office of the Recorder of Hamilton County, Indiana and the North
Half of vacated 104th Street, being 25 feet in width by parallel lines with the
South line of said Lot Number 13, recorded November 16, 1965 in
Miscellaneous Record 87, Page 100 in the Office of the Recorder of said
County. EXCEPT, 10 feet by parallel lines off the entire North side of Lot
Number 13 in Penn-View Heights.
Also Excepting, Twenty-five (25) feet, taken by parallel lines, off the entire
west side of the described property.
The auction will take place at 10:00 a.m. Indianapolis Time on October 29, 2008,
2008, at 10401 Pennsylvania Street, Carmel, Indiana.

Interested bidders may inspect the real estate during normal business hours upon (i)

Indiana 46032, (317) 844-1131; and (ii) execution and delivery of a release, indemnification

such bidder’s expense. Inspections must be completed by 5:00 p.m. on October 28, 2008.
Interested bidders must execute an affidavit at the auction, prior to bidding, affirming
such bidder’s intent to purchase the real estate in accordance with the requirements of
those certain resolutions of the City of Carmel Board of Public Works & Safety, the City of
Carmel Redevelopment Commission and the Common Council of the City of Carmel, dated
August 20, 2008, August 20, 2008 and September 15, 2008, respectively, copies of which
are included with the real estate information package described herein.
The minimum bid accepted at the auction will be One Hundred Eighty Thousand and
00/100 Dollars ($180,000.00). The successful bidder must be prepared to make a deposit
in the amount of Five Thousand and 00/100 Dollars ($5,000.00) in escrow at the completion
of the auction and have the remainder of the purchase price available at closing, in cash or
other immediately available funds. Such deposit must be in the form of a cashiers or
certified check. The successful bidder must execute the Offer to Purchase which is
included in the real estate information package described herein. Closing will occur not
later than thirty (30) days after the auction is completed. No additional due diligence period
will be given after the auction is completed. The successful bidder will be responsible for
real estate taxes due and payable in May 2009, and all real estate taxes and assessments
