March 2009 Real Estate Market Statistics
The story of early 2009 is the unemployment rates and how we’re up over the unemployment rates from the early 80’s (which isn’t a good thing). You might be asking why unemployment rates are all that important to the real estate market… … simple. The more people that are unemployed in a particular market (Detroit, Michigan for example) the less people that are going to be able to pay their mortgage, get a home loan, buy homes, etc. The less people able to pay their mortgage, get a home loan, buy homes… the higher the supply of “for sale” real estate there is… and the lower the prices will go. So, if you’re looking for low real estate prices… look for places with high unemployment. However, in these areas prices are likely to stay low or even drop more until the unemployment rate rebounds. On the other side… the lower the unemployment in an area… the better the real estate market tends to do. Make sense? Employment Likely to Hit 88%
Our headline is certainly a positive way of saying that we think a 12% unemployment rate (in 2011) is the most likely scenario. What matters to housing is that 88% of people will still be gainfully employed, and will probably have had the chance of a lifetime to buy a very inexpensive home while mortgage rates are low. Riverside-San Bernardino unemployment has already risen from 5.7% in 2005 to 11.8% today.

We have estimated the unemployment rate - the U-3 series that is reported in the newspapers rather than the U-6 series that we recently covered - using our job growth/loss projections and a lower-than-usual growth rate (compared to prior recessions) in the adult population looking for work. One often-overlooked fact is that unemployment will rise as long as the economy is growing at less than the rate of adults employed or looking for work, which has averaged 1.6% per year since 1948 and 1.2% since 1990, but usually grows at a much slower rate during a recession. The unemployment rate is higher than one year ago in 371 of the 372 metro areas (and unchanged in Waterloo-Cedar Falls, Iowa) according to the recently revised data from the Bureau of Labor Statistics. Over a longer time period, the rise in unemployment has been astonishing in some markets, and much more moderate in others (namely Texas). The change in the unemployment rate from 2005 to 2009 for a number of major U.S. metros is shown below.
