                                     RENTING POLICIES

     NO Early Check-in or late check-out.
2.   This is a NON SMOKING unit.
3.   Pets are not permitted in rental units under any conditions.
4.   We will not rent to vacationing students or singles under 25 years of age unless
     accompanied by an adult guardian or parent.
5.   SECURITY DEPOSIT- A security deposit of $350 is required. This must be received within
     seven (7) days of check-in. The deposit is NOT applied toward rent; however, it is fully
     refundable within (14) days of departure, provided the following provisions are met:
     a. No damage is done to unit or its contents, beyond normal wear and tear.
     b. No charges are incurred due to contraband, pets or collection of rents or services
     rendered during the stay.
     c. All keys are left on the kitchen table and unit is left locked.
     d. All charges accrued during the stay are paid prior to departure.
     e. No linens are lost or damaged.
     f. The renter is not evicted by the owner (or representative of the owner), the local law
     enforcement, the security company employed by Cane Island.
6.   Payments can be made in the form of traveler's checks, bank money orders, cashiers
     checks or personal checks payable to Sylvain Lafond. Paypal payments are also accepted
     as well as credit cards through our management company.
7.   RESERVATION DEPOSIT – A reservation deposit in the amount of $350 is required 3 days
     after your reservation request has been approved. Your reservation will be HELD until the
     deposit is received. Once received, your reservation will be considered RESERVED
     (guaranteed). Reservations cannot be guaranteed until the reservation deposit has been
8.   PAYMENT is due 70 days prior to the check-in date. Your reservation will be RESERVED
     until the full payment is received. Once received, your reservation will be considered
9.   CANCELLATIONS - the reservation deposit and any payments made minus an
     administration fee of $50.00 will be refunded in full for all cancellations made at least 70
     days prior to the check-in date. Cancellation within 70 days of check-in or cancellation of a
      CONFIRMED booking must be made in writing or by e-mail. The following cancellation
      charges will apply:
      a. More than 10 weeks before arrival – Loss of Deposit;
      b. Between 5 to 10 weeks before arrival – Loss of 50% of Total Cost;
      c. Less than 5 weeks before arrival – Loss of 100% of Total Cost.
      Early departure does not warrant any refund of rent or deposit.
10.   MONTHLY RESERVATION CANCELLATIONS – Monthly renters must cancel one hundred
      twenty (120) days prior to check-in. Monthly renters who make a change that results in a
      shortened stay must be made at least ninety (90) days prior to check-in.
11.   MAXIMUM OCCUPANCY- The maximum number of guests per condominium is limited to
      eight (8) persons.
12.   This property requires a three (6) night minimum stay. Shorter stays are possible but an
      extra cleaning fee of $80.00 will be assessed.
13.   NO DAILY MAID SERVICE – While linens and bath towels are included in the unit, daily
      maid service is not included in the rental rate however is available at an additional rate.
      We suggest you bring beach towels. We do not permit towels or linens to be taken from
      the units.
14.   RATE CHANGES – Rates subject to change without notice but RESERVED or CONFIRMED
      bookings will be honored.
15.   FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be
      subject to forfeiture of advance payment, deposit and/or rental money, and the party will
      not be permitted to check-in.
16.   WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be
      approved in writing in advance.
17.   HURRICANE OR STORM POLICY – No refunds will be given unless:
      a. A "mandatory evacuation order has been given for the Tropical Storm/Hurricane
      Warning" area of residence of a vacationing guest. The day that the National Weather
      Service orders a mandatory evacuation order in a "Tropical Storm/Hurricane Warning,"
      area, we will refund:
      1. Any unused portion of rent from a guest currently registered;
      2. Any unused portion of rent from a guest that is scheduled to arrive, and wants to
      shorten their stay, to come in after the Hurricane Warning is lifted; and
      3. Any advance rents collected or deposited for a reservation that is scheduled to arrive
      during the "Hurricane Warning" period.
18.   ISSUES with the unit should be reported to our management company: Mid-Florida Home
      Management Inc.
19.   ISSUES with resort facilities should be reported to security or D.R. Horton’s onsite
