Los Alamos real estate activity in the first half of 2007 was quiet compared to the recent past. Rumors of a possible reduction in force at LANL have subsided yet the budget uncertainty continues. Potential buyers continue to wait for more confidence in their future at the laboratory before committing to a real estate purchase. Those buyers who are in the market are very selective, price conscious and value/ feature focused. Figure 1 shows the number of homes sold in January through June from 2000 to 2007. The 111 homes sold in the first six months of 2007 is the lowest in the past seven years. The number of sales is down about 33% from the 2000-2006 average. The median time on market for these homes was 100 days. Figure 2 shows the median price during for the first six months of 2007 compared to the annual median prices of 2000 through 2006. The year-to-date 2007 median value of $305,000 is essentially unchanged from the 2006 figure of $305,500. The annual median price increase from 2000 to 2006 was 5.3% per year. Even though there has been little recent price appreciation, the historical record shows a steady return on real estate investment. Currently there are about 260 homes available for sale. The median time on market for these homes is about 80 days. Note that the median list price of $317,000 is higher than the median sold price of $305,000. This suggests that homes currently listed for sale may be somewhat overpriced. With buyers in short supply and an over-supply of homes for sale, sellers have the choice of “going to the market” or “waiting for the market to come to them”. Recent trends in the number of price reductions indicate that sellers are increasingly willing to reduce prices to get their homes sold. It is a particularly good time to be a buyer and the summer market is in full swing. Buyers will find several homes to choose from in almost every market segment. And, it’s worth noting that in the first half of 2007, RE/MAX of Los Alamos was involved in over 50% of all sales in the area.

The answer is, YES, and more than you might think. What is of concern to many people is the number of homes for sale, which is high compared to historical levels. The key is that buyers now have choices. They can take their time, look for a near perfect fit, and have more negotiating room. Historically, inventory was so low that buyers would have to many times take what they could get. Over the last 2 to 3 months, we have sold almost as many homes as have been listed during the same period. We just don’t have enough new buyers to help clear out a large part of the inventory. Ultimately, this may be the best opportunity for buyers in a very long time. Interest rates are still very competitive and there are some great bargains out there right now.
