Rosada Factory Outlet pagina 1 van 2 Newsletter The first newsletter This is the first of a series of newsletters for tenants and anyone else who is interested in developments surrounding the ROSADA factory outlet. This issue contains the latest news about progress with the construction of ROSADA. Council of State lifts building freeze Four months after the district court in Breda ordered MDG temporarily to halt construction, on November 4 the Council of State decided that the building freeze should be lifted. The building freeze was imposed because it was feared that the centre would attract so many cars that the air pollution in the immediate surroundings would exceed the newly imposed European limits. Many other projects in the Netherlands have been stopped because of the feared deterioration of the air quality. The opposition to ROSADA was intense. Both local groups and large developers were fiercely opposed to the opening of a factory outlet centre in Roosendaal. Some opposed the development for environmental reasons, while others are afraid of the competition. However, the Council of State ruled that their arguments are too weak to uphold the building freeze, since extensive research has shown that the arrival of ROSADA will not lead to a substantial deterioration of the air quality. Not only MDG but also the entrepreneurs of Roosendaal, the town hall, the board of the region of Western Brabant and the chamber of commerce are happy: finally, ROSADA can be built! The centre will lead to the creation of hundreds of jobs and attract about two million people to the region each year. ROSADA to open at end of October 2006 The Council of State's decision means that construction of ROSADA can resume. As things appear at the moment, ROSADA will open at the end of October 2006. The actual opening date depends on several factors, including the severity of the weather during the winter, and will be announced next April. Large part of ROSADA already let The letting of the retail units in ROSADA is proceeding very well. Heads of terms have already been signed for 42% of the units and negotiations are underway on more than 30%. We are pleased with the current tenant mix, which clearly reflects our ambition to provide consumers with a wide range of leading national and international brands. Situated on the A17 and A58 at the De Stok junction, ROSADA is easy to reach by car. The outlet centre is also accessible by public transport with the special shuttle bus between the Roosendaal railway station and ROSADA. The outlet centre is therefore within easy reach for the almost 6,000,000 people living within 60 minutes drive of the outlet and the millions of tourists who visit the immediate vicinity. ROSADA sets itself apart from the shopping centres in the region with the variety of the architecture and decor. The changing aspect guarantees a pleasant atmosphere. Next door is De Stok amusement park. A visit to this attraction for the whole family can be easily combined with a shopping trip to ROSADA. Add the friendly character of Roosendaal's town centre and the beauty of the Brabant landscape and you sense that ROSADA has all the ingredients to attract a lot of shoppers. Work to be done! I am of course delighted with the decision of the Council of State. After all, construction had come to a halt and that was in no one's interests, not yours and certainly not ours. Fortunately, we can now get cracking again. Construction has resumed and the final foundations are being laid so it won't be long now before ROSADA's first gable roofs adorn the skyline. Interestingly, a number of very prestigious brands concluded leases with us even while the building freeze was in place. I am delighted to report that ROSADA can open its doors to the public at the end of next year, when bargain hunters with taste from the Netherlands and Belgium will be able to buy the very best in national and international designer clothing all the year round. But there's still some way to go. It's time to roll up our sleeves and get a move on. There's still a lot to be done!
