                ADDENDUM TO PURCHASE AGREEMENT WITH JOINT ESCROW INSTRUCTIONS
        This Addendum to the Purchase Agreement with Joint Escrow Instructions (this “Addendum”) is
entered into by and between the Buyer and Seller, with regard to the property identified above (“Property”),
who agree as follows:

          BUYER UNDERSTANDS AND ACKNOWLEDGES THAT SELLER HAS OR MAY HAVE ACQUIRED THE
          PROPERTY THROUGH FORECLOSURE, DEED-IN-LIEU OF FORECLOSURE, TRUSTEE SALE OR SIMILAR
          PROCESS, OR FROM A SELLER WHO ACQUIRED IT THROUGH SUCH PROCESS, SELLER HAS NEVER
          OCCUPIED THE PROPERTY, AND SELLER HAS LITTLE OR NO DIRECT KNOWLEDGE ABOUT THE
          CONDITION OF THE PROPERTY. BUYER AGREES THAT BUYER IS BUYING THE PROPERTY “AS IS, WHERE
          IS” (AS MORE FULLY SET FOR THE IN SECTION 9 OF THE AGREEMENT).

Buyer acknowledges that the purchase of the Property MAY HAVE resulted from a transfer conducted pursuant
to a power of sale under a deed of trust, or deed in lieu thereof. Regardless of how Seller obtained title, Seller
IS NOT familiar with the condition of the Property, other than as may be disclosed in any inspection reports

obtained by or on behalf of Seller, Seller’s representatives or agents or that Seller may have received
otherwise. Seller HAS NEVER occupied the property and has no specific knowledge of its condition. Any such
reports furnished by Seller or its agents in connection herewith shall be for informational purposes only, are
not made a part of this Agreement, and Seller makes no representations or warranties about their accuracy or
completeness. The specific terms of the Purchase Agreement with Joint Escrow Instructions remain in full

force and effect and Buyer understands and acknowledges that the purchase is “AS IS, WHERE IS, WITH ALL
FAULTS AND LIMITATIONS” as set forth in the Purchase Agreement.

               Seller agrees to provide a basic home warranty from a vendor of Seller’s choice in a sum not


                  Buyer acknowledges and agrees that Seller will not provide a Seller’s Property Questionnaire.

                Buyer acknowledges that, no less than five (5) days prior to, execution of the Purchase

Agreement and this Addendum, Seller has made available and delivered to Buyer, through its publication on
the auction website at www.auction.com, the Transfer Disclosure Statement pursuant to California Civil Code
Section 1102.3, which disclosure Buyer has been provided the opportunity to review.

         4.      Notwithstanding Section 4 of the Purchase Agreement and that this transaction is not
contingent on financing, in the event Buyer will be seeking FHA financing, Seller requires Buyer to be pre-
qualified through Ryan Boyajian (New American – 949.385.7105 ryan.boyajian@nafinc.com).

        5.      Real Estate Disposition Corporation, a licensed California broker, is acting in the limited
capacity on behalf of the Seller as the broker for auction purposes only.
