RE: PERSONAL GUARANTEE FOR DUE PERFORMANCE AND
OBSERVANCE OF THE TERMS AND CONDITONS OF THE TENANCY
AGREEMENT DATED ………………. BY THE TENANT

In consideration of you agreeing to enter into a Tenancy Agreement
dated …………….. with XYZ            (Co. No. ………..) of ……………………………….
(hereinafter referred to as “the Tenant”), we, being the shareholders of XYZ
personally jointly and severally, unconditionally and irrevocably guarantee the
due performance and observance of the terms and conditions of the Tenancy
Agreement by the Tenant including the payment of the monthly rental
of………………………………ONLY per unit if remained unpaid, security deposit
of ………………………ONLY per unit equivalent to two (2) months rental for non
performance and observance of any of the terms and conditions of the Tenancy
Agreement, utility charges for water and electricity if remained unpaid and the
reinstatement costs/charges of the premises upon the expiry of the tenancy, if
the premises are not reinstated to their original state and conditions.

Malaysia One Thousand (RM1000.00) per unit if remained unpaid, security
deposit of Ringgit Malaysia Two Thousand (RM2,000.00) per unit equivalent to
two (2) months rental for non performance and observance of any of the terms
and conditions of the Tenancy Agreement, utility charges for water and electricity
if remained unpaid and the reinstatement costs/charges of the premises upon the
expiry of the tenancy, if the premises are not reinstated to their original state and
conditions.
