Enclosed is our confidential information form for new owners and yearly renters only, please complete and return to the Office at your earliest convenience. This information is important and may be needed in the event of an emergency. With the many diverse life styles represented within our 282 unit residential community, you will realize that it is necessary to have rules and regulations as a guide in maintaining a harmonious atmosphere for all of our residents. As the Sylvette is NOT a hotel, motel or transient resort complex, we trust we will have your full cooperation in following the principles that have proven themselves over the years of Sylvette's existence as "home" to our many year-round neighbors. For this reason, we urge all Unit Owners to read the complete set of condominium documents which was given when they purchased their unit, and to familiarize themselves with the state laws pertaining to condo living which is unique in so many ways. Tenants and Guests are advised to read and follow the handbook of Rules & Regulations. If they are not in the apartment you are renting or staying, please ask the Unit Owner for a copy which will be supplied to them for $25.00. If there is any way in which we may assist you or answer questions, feel free to call at 367-5021, or stop by the Office during the business hours of 8:30 a.m. to 4:30 p.m. (3:30 p.m. during the summer, Friday summer hours are 8:30 to 12:00 noon), Monday through Friday in the 6161 Building corner office. We have a 24-hour response service for emergencies. Call the office to get the recorded number. Our staff consists of an Office Manager, two maintenance technicians and a housekeeper. Requests for minor maintenance service can be addressed to the Office for a workorder, which will be billed on a time and material basis by our Maintenance Staff, after regular working hours. You will find a laundry room on the ground floor in each building, except the 111 Building. These are open at 8:00 a.m. and closed at 9:00 p.m. Currently washers are $1.00 per load and the driers are .75 cents for one hour. Please adhere to the instructions posted in the laundry rooms. Trash and garbage containers are located near each building, in either an outside dumpster, or the enclosed dumpsters in the front of Buildings 6363/300 and 6161. Please note that household items (furniture, mattresses, carpeting, etc.) are not permitted in the dumpsters, and please, do not use the trashcans in the laundry rooms for your household trash and garbage. Also, Federal & State law now prohibits disposal of fluorescent tubes in the trash dumpster. Please call the office to have them disposed of properly, disposal cost is $1.25 for tubes 4 feet and under and $2.50 for tubes over 4 foot. Page 1 of 3 There are two (2) pools located on the property, and both pools are for the enjoyment of all residents and their guests. During the winter season the North Pool is heated to between 78 and 82 degrees. To quickly acquaint you with some of the more important regulations governing the use of the property, I am listing those that will easily avoid embarrassment to yourself and guest, as follows: 1) 2) 3) 4) 5) 6) 7) Never bring glass containers (plastic only) or food to the pool patios. There are picnic tables at both locations for outdoor eating. Absolutely No Diving is permitted by state law in either pool. are open from 9:00 a.m. to 10:00 p.m. daily. Pools Everyone must shower before entering pool and remove all sun tan lotion each time. Lotions and oil will damage the pools, pumps and filters. Children under 15 years of age must be accompanied by a supervising adult when using any of the amenities on the common elements. Please use a towel on the patio furniture if using sun tan lotion or oil. Rafts, floats, fins or toys of any kind are not permitted in the pool. Park only in your assigned parking space. (Please refer to Rule 2. Parking, amended March 21, 2000, for those who have or own more than one vehicle) Guest parking is for "Guests" only. Recreational vehicles and hauling trailers of all types are prohibited on the property. Pets, whether visiting or otherwise, are strictly prohibited from the property and apartments, as is the feeding of birds and animals anywhere in the complex. Nothing is permitted to hang on or from the open walkways areas or on the patios, i.e. bathing suits, towels, rugs, mops, etc., nor are seating accommodations permitted on the walkways. There is ample seating at the patios. Shoes and other footwear are not permitted to be left outside your unit door. 10) Use of the boat docking facilities is limited and requires prior approval of the Board of Directors. Please see Office for rules governing use and approval forms. Picking up and discharging passengers at the ends of the "T" or the front is permitted on a temporary basis (1 hour maximum) for residents and their guests. Do not use the 6 available slips unless you have permission from the Board of Directors. 8) 9) 11) The minimum apartment rental period is for 3 months and must be approved by the Board of Directors a minimum of 10 days prior to checking in. Violators will be evicted forthwith and the owner enjoined. Approval forms are available at the Office. Page 2 of 3 12) A maximum of 4 people are permitted to stay in a one-bedroom unit, and 6 persons in a two-bedroom unit. Enclosed porch/patios are not considered to be an additional bedroom. 13) There is no charge for lockouts during office hours. After working hours you will have to call a local locksmith or call the maintenance supervisor on his cell phone (727) 424-7732 and pay them directly. Equipment for the shuffleboard courts is kept in the bicycle storage rooms in Buildings 6061 and 6201, and is to be returned to these areas after each use to be available for the next players. In order to maintain the courts in good playing condition, we ask that you not walk on the playing surfaces. Playing hours are from 9:00 a.m. to 9:00 p.m. only. Turn off the lights after playing at night. There are butt buckets and trash bins throughout the common areas, and we ask that you make use of them so as to avoid unsightly butts and trash/litter on the property. We hope this memorandum will serve as an informational guide and help to orient you in order to make your residency/visit as comfortable and pleasant as possible. For our returning and new seasonal renters and/or Guests, let this serve as a reminder for your convenience and an update to previous guidelines.
