									We accept booking forms and payments received on the understanding that these Booking Conditions have
been read and accepted by the holidaymaker(s).

All bookings start and end on a Saturday (extra days can be requested and will be considered). The arrival
time is a Saturday from 6pm until 8 pm and the departure time is no later than 12pm on a Saturday. There will
be an additional charge if you arrive later than 8pm.

A non-refundable holding deposit of 30% of the final booking price needs to be sent to reserve the week(s)
for your holiday. All bookings need to be paid for in full six weeks before the start of your holiday. If this
payment is not received you may lose your reservation. Please let us know if you wish to pay in euros and we will
let you have revised euro amounts. If the bank returns any cheques, you will be liable to pay these charges.
Bookings cannot be changed in the six weeks prior to the start of your holiday.

If you need to cancel your holiday please phone us and then confirm the cancellation in writing. Any
cancellations before the six weeks before the start of your holiday we will not be able to return your deposit.
Any cancellations within the six weeks before the start of your holiday we will keep the full payment for the
holiday. However, if we are able to re-let the property we will refund the amount you have paid.

No more than two people are permitted to stay in the house. Pets, candles and smoking are not allowed inside
the house.

Both we, and our agent reserve the right to access the property at any time but only if absolutely necessary
and we will always try our best to contact you in advance.

Our agent will show you round the house and answer any questions you may have. You will find a folder
containing all the instructions you need for anything in the house and further tourist information.

If you would like to have bicycles (you can hire them in Rosieres village 2km from the house) whilst you are at
the property just let us know and we will let you have the key to the cave to store them but please note the
rest of the cave is private and for personal storage.

If during your holiday something should be wrong please telephone us and if necessary we will arrange for our
agent to come and see you to resolve the issue.

A security deposit of £100 is required. This deposit will be returned to you within a month of the end of your
holiday. Deductions will be made if the property is not left in the same condition it was found for things such
as loss, breakages, state of the cleaning and any excess recycling. If you wish, the agent will show you any
items of value on arrival and will check both these items and the general cleanliness of the house with you on
checkout day.

If you lose the key please contact our agent who will give you a replacement. The replacement cost will be
deducted from your security deposit.

We cannot look into any problems/complaints once you have left the house.

Although very unlikely, we may need to change or cancel the booking for reasons outside our control. We will
try to make alternative arrangements for you but if this is not possible we will refund all booking payments
received. We will not accept any further liability for losses/expenses as a result. We do not accept
responsibility for changes that occur due to Civil Strife, sickness, weather problems, strikes, transport issues
or any other situation due to Force Majeure.

We cannot accept responsibility for loss of life, injury, loss or damage to personal property, unless caused as a
direct result of our own negligence.

The information on this site relevant to the property was known to be correct at April 2009. However some
facilities may have been altered since that date over which we have no control, subsequently we can accept no
responsibility. We cannot accept responsibility for the accuracy of any verbal information or statements made
by our servants or agents.
