Fair question, so let me answer by explaining why I
listened to Lee.

When I met Lee, I was struggling to do short sales and
having the worst time of my life trying to negotiate with
the banks. I was only getting 10% of my deals done even
though I worked hard on ALL of them.

At the time, Lee was still working on the ‘inside’ for
IndyMac Bank and was gracious enough to meet with me on a
Saturday afternoon and ‘spill the beans’ on the bank
bureaucracy. During those four hours together, Lee totally
turned my perception upside down about the way the banks
work and how to REALLY do short sales.
You see, at that time Lee was chief Loss Mitigator of
IndyMac bank’s HELOC division. Shortly after that, he quit
IndyMac and ‘left the dark side’ and he started to coach

to maintain 53 cents on the dollar recovery over a 10 month

                (If you're not familiar with short sales or

                If a property has no equity and more is
                owed on the property than it's worth the

So a second lien commonly goes for 10-20 cents on the
