   THIS APPLICATION MUST BE ACCOMPANIED WITH A SEPARATE NON-REFUNDABLE CHECK FOR $20.00 PER INDIVIDUAL
APPLICANT (OR $25.00 PER MARRIED COUPLE) FOR THE PURPOSE OF OBTAINING A CREDIT REPORT. THE REPORT BECOMES THE
SOLE POSSESSION OF PACIFIC UNION REAL ESTATE. THIS APPLICATION WILL NOT BE PROCESSED WITHOUT A CREDIT REPORT.
PROPERTY OWNERS OF THE RENTALS APPLIED FOR WILL BE PERMITTED TO ACCESS ALL INFORMATION THAT CREDIT REPORTS
                                                   CONTAINS.

  THIS APPLICATION MUST BE ACCOMPANIED BY A SEPARATE DEPOSIT CHECK PAYABLE TO PACIFIC UNION REAL ESTATE,
                                   EQUAL TO 50 % OF ONE MONTH’S RENT.

 THIS APPLICATION CONSTITUTES A REVOCABLE OFFER TO RENT. IF THIS APPLICATION IS REJECTED THE DEPOSIT OF 50% OF
ONE MONTH’S RENT PAID HEREUNDER SHALL BE RETURNED TO THE APPLICANT. UPON THE APPROVAL OF THE APPLICANT, THE
    DEPOSIT SHALL BE APPLIED TO THE INITIAL DEPOSIT REQUIRED UNDER THE RESIDENTIAL LEASE, PROVIDED THE FULL
  REMAINING BALANCE OF THE FIRST MONTH’S RENT AND SECURITY DEPOSIT IS PAID UPON COMPLETION & SIGNING OF THE
        RESIDENTIAL LEASE. IF BALANCE IS NOT PAID THEN ALL RIGHTS OF THE APPLICANT SHALL BE TERMINATED.

  THE DEPOSIT PAID HEREUNDER SHALL BE RETAINED BY THE PROPERTY OWNER AND, OR PACIFIC UNION REAL ESTATE, AS
    LIQUIDATED DAMAGES IN THE EVENT THE APPLICATION IS APPROVED VERBALLY BY THE PROPERTY OWNER, YET THE
  APPLICANT FAILS TO COMPLETE AND ABIDE BY THE RENTAL AGREEMENT AND PAY THE ADDITIONAL DEPOSITS REQUIRED
HEREUNDER WITHIN THE TIME PROVIDED. THE PARTIES HERETO EACH AGREE THAT THE ACTUAL AMOUNT OF DAMAGES THAT
WOULD RESULT UPON SUCH A BREACH BY THE APPLICANT WOULD BE DIFFICULT AND IMPRACTICABLE TO ASCERTAIN AND THE
           AMOUNT TO THE DEPOSIT REPRESENTS A REASONABLE ESTIMATE OF THE COST OF SUCH DAMAGES.

 IF ANY LEGAL ACTION OR PROCEEDING, BETWEEN PACIFIC UNION REAL ESTATE AND YOU THE TENANT ARISES OUT THIS
APPLICATION OR SUBSEQUENT LEASE AGREEMENT, THE PREVAILING PARTY SHALL BE ENTITLED TO REASONABLE ATTORNEY
                                             FEES AND COSTS.

 THE UNDERSIGNED HAS READ & UNDERSTOOD THIS AND OPPOSITE SIDE OF THIS APPLICATION AND THEREFORE AUTHORIZES
  THE RELEASE OF ANY AND ALL INFORMATION, INCLUDING BANK RECORDS AND EMPLOYEMENT VERIFICATION TO PACIFIC
     UNION REAL ESTATE SO THAT INFORMATION PROVIDED BY APPLICANTS IS VERIFIED, UP-TO-DATE AND CORRECT.
