Please read through it carefully, verify the information, and take a copy with you when you leave.

A separate email will be sent to you which will have a "Security Deposit Voucher" attached. Please
open this attachment, include your credit card details (make sure it expires after your reservation ends),
sign it and fax it back to us at 678-802-4808 (US number). Your reservation is not complete until we
receive this form!

We can also assist with transportation for your vacation, please see our website http://www.akumal-
vacation-villas.com/transport/carrent.asp for details. Just complete the inquiry form and we'll organize the
details!

If sending a check, please send through regular mail; not certified, Express mail or Registered mail. These
checks will not be signed for. After you have sent your payment, please email Gustavo, our accountant, at
Gustavo@akumal-villas.com and let him know your method of payment, the date your payment was sent
and the amount it was for, as well as your reservation # (see below). This will allow him to confirm that he
has received your payment and can sometimes take more than a week to happen.

RENTAL TERMS AND CONDITIONS
This agreement constitutes a contract between the Guest and Akumal Villas LLC, Rental Agent for the Owner of the property.
Please read carefully and send us an email confirming you have read and agree to the terms and conditions of this Rental
Agreement.

1) RENTAL BALANCE AND SIGNED CONTRACT:
Your deposit is due within 7 days of the date your Rental Agreement and the balance of Rental monies is due 90 days before your
arrival date. Failure to pay on time could result in automatic cancellation of reservation and automatic forfeit of all monies paid to
date.

2) CHECK-IN TIME IS 3:00 PM: Plan to arrive at your villa no earlier than 3:00 PM. Do not use the villa or premises before this
time. WE MAKE EVERY EFFORT TO ENSURE YOUR VILLA IS READY AT 3:00 PM BUT WE CANNOT GUARANTEE. CHECK-
OUT TIME IS 11:00 AM.

3) OCCUPANCY: The Guest agrees not to exceed the occupancy allowed by this property as described in this Rental Agreement
(babies in cribs are not included). Akumal Villas does not rent to minors. Penalty for violation of this Agreement is outlined in
Paragraph 4.

4) PENALTY FOR VIOLATION OF THIS AGREEMENT: If Guest violates any of the conditions or restrictions of this Agreement, the
Guest agrees that the Agent and/or Manager of the property may terminate this Agreement and enter the Villa. Upon notice of
termination of the Agreement, the Guest and all invitees of Guest shall vacate the Villa immediately without being entitled to any
refund of rent or security deposit.

5) DAMAGES/SECURITY DEPOSIT: Damages include accidental breakage or damages to the property in excess of “normal wear
and tear” which is deemed to be a maximum of $50.00 USD. Any damages in excess of this amount will be charged to your credit
card.
Guest agrees to surrender property in the same condition as at commencement of the rental period. In cases of abuse and
malicious damage to rental property in excess of the security deposit, Guest will reimburse Agent and/or Owner the amount of all
damage including excessive housekeeping expenses and reasonable attorney’s fees. Fees will be charged to the authorized credit
card.

6) INDEMNIFICATION OF AGENT BY GUEST: Guest agrees to indemnify and save Agent, its employees, other Agents and
Managers, free and harmless from any claim or liability for any loss or damage whatsoever arising from, related to, or in connection
with rental of the Dwelling, including but not limited to any claim or liability for personal injury or damage or loss of property which is
made, incurred or sustained by any Guest or any Guest’s invitee.

7) LEASEHOLDER RESPONSIBILITIES: While there may be numerous occupants in a given dwelling, only the reserving party will
be held responsible by the Agent for the payment and other lease holder responsibilities enumerated in the lease.

8) RATES: Any reservation (rate or property) for the following year is not guaranteed. Guest will be notified if there is a property or
rate change.

9) REPAIRS/CONSTRUCTION: Even the best or newest equipment occasionally malfunctions and cannot be guaranteed 100% of
the time. Akumal Villas and the Villa Owners use the best Managers and maintenance personnel available in the Akumal area.
Problems are corrected as soon as humanly possible. Agent, Manager or an authorized employee or repairman may enter the
premises during business hours for any purpose connected with the repair, care or maintenance of the premises. Refunds will not
be issued due to malfunctioning equipment or other Guest dissatisfaction. Akumal Villas rents properties in a highly desirable
developing resort area with properties occasionally under construction. We do not move people or give refunds due to construction
noise. You can expect a courteous and professional attitude toward problem solving.

10) PETS: Pets are not permitted in our villas or on the premises without prior written approval and payment of an additional
security deposit.

11) PROPERTY AVAILABILITY: In the event that the dwelling is rendered unavailable (due to natural disasters such as hurricanes),
or should the dwelling be undergoing any unexpected major repairs, Agent shall be held harmless by Guest. Agent will make every
effort to arrange alternative accommodations, but if not possible, guests will have the option of rescheduling within 12 months.
Guest may purchase travel insurance which will reimburse full rental rate if reservation is cancelled.

12) TRAVEL INSURANCE: Many companies on the Internet offer Travel Insurance. It can protect you from losses you may incur
because of unforeseen circumstances, illness, injuries and even mandatory evacuation.

13) CANCELLATION POLICY: Cancellations are effective on the date written notice is received by fax or e-mail in our office. The
following assessments will apply: 91+ days prior to arrival date $100 service fee; 61 – 90 days prior to arrival 50% of rent; less than
60 days prior to arrival 100% of rent. Cancellations of Christmas and New Years reservations result in forfeit of 100% of rent. If
Akumal Villas is able to re-rent the property they will send you a refund.

14) NO REFUNDS FOR EARLY CHECK-OUTS OR NO SHOWS: Guest agrees that once they have checked in to the property, no
refund will be made for early check-outs. If Guest does not cancel the reservation and does not arrive for the Guest’s rental period,
all monies paid will be forfeited.

15) HURRICANE EVACUATION/ CANCELLATION POLICY: PLEASE READ CAREFULLY – Agent will not issue any refunds for
hurricane evacuations or any other natural disasters. Agent has the right to cancel reservations if dwelling is rendered uninhabitable
because of hurricane damage (destruction of home, loss of power and other services, etc) Guests will be allowed to reschedule any
unused nights within 12 months in the same season. Guest may purchase travel insurance which will cover mandatory hurricane
evacuations and all other natural disasters.

16) PERSONAL PROPERTY/VALUABLES: Lock all doors when you leave your accommodations. Do not leave money or
valuables unattended in the Villa. Neither Agent nor Owner will be held liable for any thefts. Thoroughly check all drawers
and closets before departing. Agent only returns left behind items upon request at the Guest’s expense which includes a $100.00
USD fee.

17) AMENITIES: Akumal Villas will not issue refunds for non-functioning or closed amenities.

18) OWNERS CLOSETS: Some closets will be closed and locked in your villa.                These closets are solely for the Owners
possessions and are not available for Guest use.

19) PROHIBITED VEHICLES: Parking is not allowed on the streets. The communities do not allow campers, motor homes,
motorcycles, boats and boat
Trailers and recreational vehicles.

20) USE: Any use of the dwelling other than residential use during a family vacation must be approved in writing by the Agent. If
the dwelling is to be used for any event such as weddings, receptions, “parties” or large gatherings, the Guest agrees to submit a
request for approval to the Agent and adhere to the Agent’s determination on that request. If the Agent approves the event, the
Guest will be required to pay an “event fee” and an additional security deposit. If the Guest misrepresents an event (said
misrepresentation to be determined by the Agent), the Guest will forfeit the security deposit paid and may be asked to vacate the
property and will not be entitled to any refund.

21) HOMES/VILLAS: Neither Akumal Villas nor the Owner shall be responsible for providing any additional furnishings or
equipment not available presently in the residence. It is understood that each property and its furnishings are privately owned and
Akumal Villas acts solely as the Rental Agent for the owner. If furniture is moved, you will be responsible for any charges incurred
in returning it to its proper location.

22) SAFETY: Akumal is not free of petty theft. Every house is fitted with a safe and there are locks on all doors and windows. Your
manager will explain about security and your caretakers will show you how to lock the doors and windows. Please give them your
full attention and don’t forget to lock up valuables and always lock doors and windows when leaving. We also highly recommend
locking up when enjoying the pool or beach.

AKUMAL TRAVEL TIPS & CHECKLIST

a) Each person in your group must have a Passport OR a Notarized Birth Certificate AND a valid Photo ID. We recommend you get
a passport – it will be mandatory soon, so don’t take a chance. If you are traveling with a minor whose parents are not traveling with
you, you must have a letter from them giving you permission to do so. Check with your travel agent or airline for instructions.

b) Unless you plan to purchase costly items when a Visa or MasterCard is necessary, Cash or Travelers checks are a lot easier to
deal with. Not all restaurants accept credit cards. $500 per person should be plenty of cash for a week’s stay.

c) There is so much to do in and around Akumal, that we suggest you rent a car. This can be done online, before you leave, on
www.akumal-vacation-villas.com. Alternatively, you can use this site to reserve a private transfer from the airport to your villa and
back again.

d) Check with your doctor to see if she/he recommends you bring any preventative medicine such as Bactrim. (It is also available
here.) There is a doctor available at a clinic five (5) miles south of Akumal if needed.

e) Bring your Diver C-card if you have it. Bring your own snorkeling gear and if you plan to SCUBA dive, BCD and regulator. Any
of these can be rented in Akumal.

f) Bring one pair of comfortable rubber soled shoes for climbing Mayan pyramids, walking and tennis.

g) Swimsuits, sunglasses, suntan lotion, sun hat and a lightweight windbreaker, sweater or shawl.

h) Camera & film, and a small flashlight.

i) Shorts and lightweight shirts, one lightweight pair of long pants, socks and insect repellent for jungle treks.

DRIVING THE NEW HIGHWAY FROM CANCUN AIRPORT SOUTH
The new highway from Cancun to Tulum is a great improvement from the old one we had for years, however you should drive it with
care. It is designed by Mexican engineers and parts of it are very different from highways in the U.S.A. and Mexican driving habits
are different from those of Americans. There are a few areas of the highway you should be cautious of:

1.   The first area of caution is about 15 miles South of the airport- the first town you come to- Puerto Morelos. As you approach
     the town the two lanes that you are on divide. We recommend staying in the right lane, which is almost a “side lane” but takes
     you straight through the area. If you need gas you can pull into the gas station here from the right lane (There are no gas
     stations in Akumal, so we recommend getting gas here). As you are leaving town, the center lane and the right lane join back
     together. Where they do, the far left lane actually turns into a 30 mph "turn around and head back to Cancun" lane. Drive
     slowly in this area, or alternatively, stay in the right lane all the way South.

2.   The second area to be careful of is just like the first. About 30 miles South of the airport, as you approach Playa Del Carmen,
     you will encounter the same problem. The highway splits. Unless you need to pull off to the right hand side (to buy alcohol at
     Covi, or a snack), stay in the left lane and slow down! The speed limit through town is 60km/ hour. If you need to use the right
     lane, the highway joins back together south of town and there is that far left "turn around and head back to Cancun" situation to
     be careful of.

3.   The third problem, found all over Mexico, is the "left turn".
     What you do if you are making a left turn- Pull off to your far right as far as you can, slow down, and put your left blinker on.
     When the driver behind you has gone by and no one else is coming- make your left turn. This is one advantage of the new
     highway- it has as very wide, right side to pull off onto. DO NOT EVER stop in the middle of the highway to make a left hand
     turn. Be aware that the shoulder is used by animals, pedestrians and bicycles, so take care, especially at night.

     Some towns, for example Akumal, have a special "exit" lane for you to exit off the highway. You exit the highway on your right,
     curve back around, stop, then cross the highway into Akumal. The signs can be a little confusing! DO NOT attempt to bypass
     this exit lane by stopping in the middle of the highway and turning left into Akumal.

     Just remember: you are on vacation in a foreign country so take your time. Speed limits must be observed and wearing your
     seatbelt is mandatory.
