Induction Lighting System to Slash Energy Bills by Over 40 Percent Green Screen to Cool
Building & Clean Air
Albuquerque, NM (Vocus) May 19, 2010 -- Romero Rose, LLC, the Albuquerque affiliate of Jonathan Rose
Companies, has installed a state-of-the-art induction lighting system in the new City-owned two-level, 200-space
parking garage adjacent to Silver Gardens Apartments, a $12.5 million energy efficient and environmentally
friendly four-story mixed-income rental apartment development recently constructed on the site of a former
Greyhound Bus terminal in downtown Albuquerque, NM.

The new garage serves Silver Gardens residents, as well as residents of Elements Townhomes, a $21.3 million,
72-home cluster of energy-efficient and environmentally friendly for-sale townhomes at the corner of Third and
Lead streets, and retail tenants of Green Commons, a green commercial development designed to help drive the
economic revitalization of Albuquerque’s emerging downtown neighborhood. Excess capacity will be available
to the general public on a limited basis.

The garage will also be clad in a ‘green screen’ – a living wall that will cool the building and help clean the air.
A two story metal screen has been attached to the exterior walls, and ivy planted at the base will grow to cover
most of the visible surfaces of the garage, making it both softer on the eye and easier on the environment.

The new lighting system is expected to realize a 42% annual energy cost reduction representing a savings of
$3,900 a year [to whom – the City?. It will reduce the projected electrical load for the new garage by 47%
compared to the metal halide fixtures that were initially specified for the garage. Romero Rose projects that in just
two and a half years they will recoup the extra costs of this system versus the costs of the metal halide system.

In contrast with all other electrical lamps that use electrical connections through the lamp envelope to transfer
power to the bulb, the induction lighting system uses “electrode-less” lamps in which the power needed to
generate light is transferred from the outside of the lamp envelope by means of electromagnetic fields .

There are two advantages of eliminating electrodes. The first is extended bulb life, because the electrodes are
usually the limiting factor in bulb life. The second benefit is the ability to use light-generating substances that
would react with metal electrodes in normal lamps. Unlike an incandescent lamp or conventional fluorescent
lamps, there is no electrical connection going inside the glass bulb; the energy is transferred through the glass
envelope solely by electromagnetic induction In other conventional gas discharge lamps, the electrodes are the
part with the shortest life, limiting the lamp lifespan severely. Since an induction lamp has no electrodes, it can
have a very long service life. For induction lamp systems with separate ballast, the service life can be as long as
100,000 hours, which is 11.4 years of continuous operation, or 22.8 years if used at night or day only. The
electrode-less lamps are 50% more efficient than compact fluorescent light bulbs (CFLs).

“Romero Rose and Jonathan Rose Companies constantly strive to provide the greenest and most energy efficient
systems in all of our projects,” said Theresa Bell of Romero Rose. “This process doesn’t end when the
