The national press who report that we are in great trouble and consumers are discounting their properties up to 30%, or do we look at the stats? As far as I am concerned, our source of valued information is not the national press. They have taken the valley-wide stats and incorrectly projected a disaster. The truth is that if you owned a home in one of the outlying communities such as Avondale or Goodyear where excessive speculation and new construction caused a glut of property on the market, the national press would be correct but in Scottsdale and PV, we are holding our own. In both Scottsdale and Paradise Valley, we continue to see an increase in the per square foot sales prices for residential resale homes. What we are actually experiencing is market stabilization. In PV, although our listing inventory is 27% above 2005, it is 10% below 2003, which was, in fact, a very good year. The reason time on the market has increased is that the velocity of sales is approximately 40% below 2005 and 2003 levels. Likewise, in Scottsdale, although the inventory levels are quite high (almost 100% above 2005 and 2003), the velocity of sales is 27% below 2005 and only 2% below 2003 levels. by Evan Katz What we are actually experiencing is market stabilization. During market shifts, the consumer tends to be more cautious. With the local economy being strong, unemployment down, gas prices decreasing and interest rates poised for a decrease in early January, we will see an increase in the number of prospective buyers in the market, inventories of available homes will decrease and prices will, at the very least, be maintained at current levels. Note that due to the unusually high inventory of listed homes in Scottsdale; we might see some softening in certain market segments. Meanwhile, it is obvious that the Scottsdale and PV homeowners are being patient and holding to our new price structures. The figures in the two charts are not necessarily indicative of the specific price of your home but rather highlight overall trends. Her cartoons were being published in The New Yorker, and at the age of 43, she had finally become engaged for the first time, to restaurateur Silvano Marchetto. And then five months later, her world turned upside down with a diagnosis of breast cancer. So Acocella did what she does best – she wrote (and drew) an utterly charming graphic novel about her bout with cancer. “The goal of the Beanie Baby Ambassador Program is to help our troops during war or peace, at present and in the future... to break the ice with native populations across the globe,” says Christine Hess, founder of Beanie Baby Ambassador. “My life experience has taught me that kindness experienced as a child is a very powerful, never to be forgotten influence.” Christine grew up in Germany after World War II. The years after the war were not years of plenty in Europe. As children, they rarely had chocolates but whenever NATO troops exercised their yearly maneuvers, Christine and her sister invariably were showered with candies and other rare treats by these camouflaged strangers. Big smiles underlined their kindness. They didn’t need language. Today Christine lives here in the valley and since she came up with the idea to support U.S. troops overseas, more than 5,000 beanie babies have found new homes with children in Iraq Book shelf Through her lens by Jamye Katz In her new book, Annie Leibovitz, our most famous photographer, places celebrities side by side with surprisingly personal images of love and loss. While manipulating the world of polished glamour from Whoopi Goldberg in the milk bath to a nude and very pregnant Demi Moore, to the most famous picture of all: John Lennon, bare as a baby, curled around Yoko Ono, taken hours before he was killed, Leibovitz has mostly remained hidden. Cancer Vixen is hilarious, especially in its portrayal of her overbearing Italian mother whom Marisa called the Sophia Loren of New Jersey. But at the heart of the book is Acocella’s relationship with her husband, Silvano, who owns Da Silvano, a trendy downtown Manhattan restaurant. They were married less than a month after her diagnosis. In today’s fast-paced environment, you may have trouble finding time for grocery shopping – not to mention that you’re bombarded with more choices than ever once you get there. Adding to your growing list of decisions is the longstanding debate as to whether or not to buy “organic.” For a budding number of savvy consumers, the decision is easy. But there are some still in doubt about the exact meaning of the term. October 2002, all foods labeled organic, whether imported or from the United States, must be grown, handled and processed according to strict national standards set forth by the U.S. Department of Agriculture (www.ams.usda.gov/nop). It is important to note that these standards were not developed to create a superior product with respect to the safety, quality or nutritional value; instead, they were developed to create consistent standards and labeling for organic foods. In order to meet these standards, organic crops must be produced without most conventional pesticides, synthetic fertilizers, sewage sludge, bioengineering or ionizing radiation. Organically raised animals must be given organic feed, free of growth hormones and antibiotics, along with access to the outdoors. What It Means To Be Organic. As of Eat It While It’s Fresh. Although it is by Deanna Conte, MS, RD, LD widely believed that organic foods are safer, more nutritious and better for the environment, there is currently no conclusive evidence to support these claims. There are a limited number of studies that are poorly designed, and findings have been inconclusive. However, we do know that certain nutrients in fresh foods, such as vitamin C, diminish over time. So even if organic food is higher in certain nutrients, if it sits around for a while, it is likely to lose any nutritional benefit. If you decide that organic is not for you, here are a few tips from the Environmental Protection Agency on how to reduce consumption of pesticide residue on conventional foods. • Wash and scrub all fresh produce under running water. • Peel fruits and vegetables whenever possible. • Remove and discard outer leaves of leafy vegetables. • Trim fat from meat, and remove skin from poultry. • Eat a variety of foods. If you can justify the higher cost, and you feel better about purchasing organic foods, go for it! Regardless, the best thing to do is to eat lots of vegetables, fruits, lean meats and whole grains from a variety of sources. After all, we do know that a well-balanced diet can maintain and/or improve your health, whether it includes organic or conventional foods. At this writing, the yield on the 10 year treasury is 4.63%. It was as high as 5.25% within the last 60 days and was recently as low as 4.55%. Movement of the 10 year Treasury is significant because as it moves, so move long term mortgage rates. Going from 5.25% to 4.55% is a .70% improvement, .70% is close to 3/4% as .50% is the same as 1/2%. So if you are wondering what is happening with long term mortgage rates, you can follow movement in the 10 year treasury and have a very good indication as to the direction rates are going and by how much. As expected, the Fed has paused their rate hikes and there is strong speculation, which I agree with, that there will be at least one or two rate reductions early next year. It has long been assumed that the Fed has gone too far by as much as .50% to .75%. Oil has come back down to $62.91 a barrel recently which has taken a lot of pressure off inflation. New home sales are way off and real estate inventories are up. Since real estate and construction spending play such a large role in our economy, you can be quite certain rates have peaked and will soon lower some more. The Federal Funds rate is currently at 5.25% and Prime is at 8.25%. I would expect both to be at least .50% lower by early 2007. The 1 month Libor, one of the indexes that moves on the front line of mortgage rates, has recently gone from 5.405% to 5.331%, a trend worth watching. sales of 2006 and home sales of 2005.
