									 HAIR DRESSING SALON BOOTH / STATION LEASE AGREEMENT

THIS LEASE made effective as of the _____ day of ______________, _______.

BETWEEN:

                                          (“Lessor”)

                                           - and -

                                   [NAME OF STYLIST]
                       Address: _________________________________
                                        (“Lessee”)

For and in consideration of the mutual promises and stipulations contained in this Lease, Lessor
does hereby lease to Lessee, and Lessee hereby leases from Lessor, the Leased Premises (as
hereinafter described) upon the following terms and conditions.

Leased Premises

Lessor hereby leases to Lessee a space measuring approximately _____ feet by _____ feet,
sufficient to operate a hair dressing station in Lessor’s salon, ________________ [insert name of
salon], located at ______________________________ [insert full address of salon].

Lessee’s Right to Occupy

So long as Lessee is not in default hereunder, Lessee shall have the right to occupy the Leased
Premises and to operate the hair dressing station as a business open to the public.

Term and Termination

(a)    This Lease shall commence on __________ [insert commencement date] and shall continue
       on a month to month basis until terminated by either party as provided herein.

(b)    Either party may terminate this agreement upon _________ daysí written notice served
       on the other party.

Rent

The Rent payable under this Lease for use of the Leased Premises is __________________
DOLLARS ($###.##) per month, and shall be due and payable by Lessee on the first (1st) day of
each and every month during the Term. Rent payments shall be made to Lessor at the address
set out in Section 1, or such other address as Lessor may from time to time designate in writing.

Use of Leased Premises

(a)    Lessee shall use the Leased Premises solely for the operation of a hair dressing station.
       Lessee shall not use nor permit others to use the Leased Premises in any manner that
       violates any law, statue, ordinance or regulation now or hereafter in force and applicable
       to the Leased Premises. Lessee and Lessee’s customers, guests, invitees and agents shall
       at all times comply with all of Lessor’s rules and regulations in existence.

(b)    Unless otherwise agreed to in writing by Lessor, Lessee shall conduct its business during
       Lessor’s normal hours of operation.

Equipment and Materials

Lessor has provided or will provide Lessee with a booth, ________ chair(s), and
__________________________________________________ [list equipment, materials and supplies to
be provided by Lessor]. Lessee may equip the booth with Lessee’s own equipment.

Care of Leased Premises

(a)    Lessee covenants and agrees that Lessee shall at all times keep and maintain the Leased
       Premises in a clean and neat condition and in a good state of repair.

(b)    Lessee will not in any manner deface or damage the Leased Premises or any part
       thereof. Lessee will, at his/her sole expense, promptly repair any damage to the Leased
       Premises caused by any act or omission of Lessee or any agent, employee, customer,
       guest or invitee of Lessee.

(c)    Lessee will make no structural change or other alteration to the Leased Premises without
       the prior written consent of Lessor.

(d)    Lessee will return the Leased Premises peaceably and promptly to Lessor at the end of
       the Term, or at any earlier termination thereof, in as good condition as the same are at
       the beginning of the Term, ordinary wear and tear excepted.

Costs to be Paid by Lessor

Lessor will pay for the following services and utilities for the Leased Premises:
       (i)     janitorial and cleaning service;
       (ii)    water, electricity, heat, air conditioning;
       (iii)   telephone;
       (iv)    property taxes;
       (v)     business and sales and use taxes.

Indemnity by Lessee

Lessee covenants and agrees to indemnify and save Lessor harmless from any and all loss,
claims, damage and liability to any person or property occurring upon or about the Leased
Premises from any cause whatsoever.

Independent Contractor

Lessee shall operate his/her business as an independent contractor and not as an employee of
Lessor, and this Agreement will not be construed to create a partnership, joint venture, agency
or employment relationship between the parties. Lessee shall not have the right or authority to
create any debt, contractual obligation or responsibility of any kind in Lessor’s name or on
Lessor’s behalf.
