IT IS HEREBY AGREED BETWEEN THE PARTIES AS FOLLOWS:

1.     Definitions
1.1     Wherever used in this Agreement, the following words and phrases shall have the meanings
hereinafter set out, unless the context otherwise requires:

       (a)       “Building” means [NAME OF BUILDING];

       (b)       “Commencement Date” means the _____ day of ______________, _______;

       (c)       “Common Property” means that part of the Building designated by the Landlord for
                 common use by all students who are residents of the Building;

       (d)       “Expiry Date” means the _____ day of ______________, _______;

       (e)       “Furniture” means the furniture, appliances and other items listed in Schedule “C”
                 attached hereto;

       (f)       “Premises” means Room ## of Suite ##, together with the Furniture;

       (g)       “Rent” means the amount specified in Schedule “A” attached hereto;

       (h)       “Rental Bond” means the rental bond amount specified in Schedule “A” attached
                 hereto;

       (i)       “Rules” means the rules and regulations pertaining to the Building, issued from time
                 to time by the Landlord;

       (j)       “Shared Facilities” means the facilities set out in Schedule “B” attached hereto;

       (k)       “Suite” means Suite Number ##, situate in the Building;

       (l)       “Term” means the period commencing on the Commencement Date and ending on
                 the Expiry Date;

       (m)       “University” means [NAME OF UNIVERSITY].

2.     Licence for Use
2.1    Extent of Licence: Landlord grants Student a licence to use:

       (a)     the Premises;
       (b)     the Shared Facilities in common with the residents of other rooms in the Suite; and
       (c)     the Common Property in common with other residents of the Building.

2.2    Term of Licence: The licence granted by this Agreement commences on the Commencement
Date and ends on the Expiry Date unless it is terminated earlier in the manner specified in this
Agreement.

2.3    Payments by the Student: The Student agrees to pay to the Landlord the following:

       (a)     Rent in the manner specified in Schedule “A”;
       (b)     Prior to the Commencement Date, the Rental Bond, which may be held by the
               Landlord until the Expiry Date or earlier termination of this Agreement;
       (c)     A late fee of $###.## per [day/week] for every [day/week] any Rent payment is late.

2.4    Deduction from the Rental Bond:

       (a)     The Landlord may deduct and retain from the Rental Bond any amounts that, in the
               opinion of the Landlord, are owing by the Student to the Landlord from time to time
               for arrears of fees or Rent, or in respect of any breach on the part of the Student of the
               terms and conditions of this Agreement, and including any costs incurred by the
               Landlord as a result of a breach by the Student of his/her obligations under Section
               3.

       (b)     If an amount is deducted from the Rental Bond by the Landlord in the manner
               allowed under this Agreement, the Student must pay the Landlord on request an
               amount sufficient to replace the amount so deducted.

3.     Student’s Obligations
3.1    The Student agrees to:

       (a)     not interfere with, or permit any other person to interfere with, the reasonable use of
               the Shared Facilities by other residents;

       (b)     not create a nuisance or annoyance to any other residents of the Building;

       (c)     not keep a pet in the Premises nor allow any animal to enter the Suite;

       (d)     not paint or affix any sign, antenna, satellite dish or other items onto the Premises nor
               affix any nails, screws, adhesives or fasteners to the interior of the Premises without
               the prior written consent of the Landlord;

       (e)     not smoke or permit any other person to smoke in the Suite;

       (f)     not keep or use in the Premises any type of heater with an exposed flame;

       (g)     use the Premises for residential purposes only;

       (h)     not allow or permit any other person to take up residence in the Premises;

       (i)     on the Expiry Date or earlier termination of this Agreement, immediately vacate the
               Premises and surrender the key to the Landlord. The Student hereby acknowledges
               that it is the Student’s responsibility to deliver the keys to the Landlord and that Rent
               will continue to be charged until such time as the keys are returned;

       (j)     keep the Premises and the Shared Facilities clean and tidy at all times and, on the
               Expiry Date or earlier termination of this Agreement, leave the Premises clean and
               tidy, failing which the Landlord may clean the Premises at the cost of the Student;

       (k)     notify the Landlord immediately if he/she ceases to be a student of the University;

       (l)     permit the Landlord or Landlord’s agent to enter the Premises upon reasonable
               notice from time to time in order to inspect the state of cleanliness and repair
               (including testing the smoke detectors), and if urgent repairs are necessary or in the
               case of emergency or other special circumstances, as determined by Landlord, permit
               the Landlord or Landlord’s agent to enter the Premises upon request or without
               request, if the Student is not in attendance;

       (m)     notify the Landlord in writing of any damage to the Premises or the Shared Facilities
               as soon as the Student becomes aware of the damage;

       (n)     ensure that the Furniture, in whole or in part, is not damaged or removed from the
               Premises during the Term;

       (o)     reimburse the Landlord for any costs or expenses incurred by the Landlord as a
               result of the damage or removal of any Furniture;

       (p)     keep and leave the Premises in good order and repair, except for normal wear and
               tear and damage by fire, flood, tempest, earthquake or explosion;

       (q)     not assign or sub-let the Premises or any part thereof without the prior written
               consent of the Landlord, which may be given or withheld at the Landlord’s
