2. Rental Period:
This lease shall commence at _______ a.m./p.m. on the _____ day of ______________, _______ (the
“Check-In Time”) and shall terminate at _______ a.m./p.m. on the _____ day of ______________, _______
(the “Check-Out Time”), unless terminated at an earlier date in accordance with the provisions of this
lease dealing with default. Early check-in is NOT available, unless previously arranged with the
Owner will use its commercially reasonable efforts to have the Rental Property ready for occupancy by
the Renter at Check-In Time. If Renter is delayed for any reason and is unable to take possession at the
Check-In Time, Renter is responsible for notifying the Owner of such delay so that special arrangements
can be made for the Renter to pick up the keys.
At Check-In Time, the Renter will be issued ______ set(s) of keys for the Rental Property, [____ garage
door opener(s)], and [list any other keys, etc that will be provided]. Renter must sign for all of these items
and is responsible for the cost of replacement, and for the costs of re-keying and/or replacement of locks
in the event that any keys are lost, misplaced or not returned. Renter will be charged for an additional
day’s rental if the property is not vacated by the Check-Out time.
The Renter shall pay the Owner total rent in the sum of $###.##, plus a security deposit in the sum of
$###.##, plus New Hampshire Meals & Rentals tax of 8% on the rental fee [and cleaning / additional
charges] in the sum of $###.##, for a total of $###.##. (The security deposit is non-taxable.) All prices are
quoted in US Dollars, and all payments hereunder shall be paid to the [Owner/Agent] at the address
given above. Payment can be made by cash, credit card (we accept ____________________ [list]), money
order, cashier’s check or personal check. All non-US bank drafts and checks are subject to collection and
processing fees. Payments made within 30 days of arrival must be by credit card, cash or certified funds.
Payments must be paid no later than the stipulated due dates. If the balance is not paid within ___ days
of the due date, all funds paid shall be forfeited. Renter shall pay a service charge of $##.## for any check
returned by Renter’s bank for insufficient funds.
Rent will be paid as follows:

The initial deposit, together with a signed copy of the Rental Agreement, must be received by
[Owner/Agent] before confirmation of the reservation will be confirmed. Confirmation of the reservation
will be mailed, faxed, or emailed to Renter upon receipt of the initial deposit and signed Agreement. The
reservation may be cancelled without further notice if timely payment of any amount due is not made by
the due date for such payment. All funds received are deposited in an interest-bearing trust account until
disbursement, with interest earned payable to the Owner.
4. Cleaning Fee, Renter’s Responsibilities on Check-Out:
The Rental Property will be professionally cleaned upon the Renter’s departure, at a cost of $###.##, plus
NH Meals & Rentals tax. Renter is responsible for leaving the Rental Property in good order before
departure. Renter is responsible for the following items at Check-Out Time:
(a) returning furniture to original locations;
(b) locking all doors and windows;
(c) turning off lights, heating, air conditioning, etc.
(d) washing and putting away all dishes, including those in the dishwasher;
(e) removing all food and trash;
(f) placing trash in sealed plastic bags in designated trash receptacles;
(g) cleaning countertops, surfaces of appliances, etc;
(h) broom-cleaning carpets and floors.
FAILURE TO COMPLY WITH THE ABOVE WILL RESULT IN DEDUCTIONS FROM THE SECURITY
5. Security Deposit:
The security deposit will be held until a determination of condition and an inventory of the contents of
the Rental Property have been conducted. The security deposit will be refunded, less any deductions,
within fourteen (14) days after Check-Out. Amounts may be withheld to cover damage, cleaning and
unnecessary service calls. Any problems or damage are to be reported upon Check-In. Unreported
problems or damage will be assumed to have occurred during Renter’s occupancy.
ALL CANCELLATIONS MUST BE IN WRITING. The total rental charge (less the security deposit and
tax) will be charged in the event of a cancelled confirmed reservation after _____ days from initial
deposit, regardless of the reason. If the Rental Property is re-rented for the same rate and time, the
cancellation fee shall be 20% of the total rental charge plus a $##.## administrative fee. If the
[Owner/Agent] is unable to re-rent for the Rental Period, the total rental charge will be due, with all
advance payments forfeited.
7. Change of Reservation:
Any change or transfer of a confirmed reservation is subject to a $###.## administrative fee and the
consent of the Owner.

The Rental Property is privately owned and reflects the Owner’s personal taste. Certain areas in the
Rental Property are locked for the Owner’s personal storage and are not included in this lease. These
storage areas have been clearly marked with signs denoting them as private, and are strictly off-limits.
9. Notice of Repairs Needed:
If the Rental Property or any of the contents are damaged, not working or otherwise in need of repair or
replacement, the Renter must promptly notify the [Owner/Agent]. The [Owner/Agent] will have a
reasonable amount of time to make repairs. If the Renter must vacate the premises because of damage not
resulting from the Renter’s act or neglect, the Renter will be refunded the rent for such period of time that
the Renter is unable to occupy the Rental Property, prorated on a per diem basis commencing on the date
that the Renter was forced to vacate and calculated to the date on which the Renter was able to re-occupy
the Rental Property or the end of the Rental Period, whichever comes first. If the Rental Property is totally
destroyed, this Rental Agreement will terminate and the Renter will pay rent up to the date of
The Owner is not responsible for any inconvenience or interruption of services due to repairs,
improvements, or any reason beyond the Owner’s control, and no refund will be given in this event.
Renter understands and agrees that the [Owner/Agent] may enter the Rental Property at any time for
the purpose of making needed repairs.
10. Refunds or Rebates:
No refunds will be made for the malfunction of appliances or other equipment. From spring to fall, major
lake levels vary as much as ________ feet. Lake levels may affect beach size, launching areas and water
depths. Owner shall not be liable for events beyond Owner’s control which may interfere with Renter’s
occupancy of the Rental Property, including but not limited to acts of God, acts of governmental agencies,
fire, strikes, war, inclement weather or noise from nearby construction sites. NO REBATE OR REFUND
WILL BE OFFERED IN ANY OF THESE CIRCUMSTANCES.
11. Occupancy Restrictions:
(a) Use: Renter shall utilize the Rental Property solely for residential use and for no other purpose.
(b) Guests: No other persons shall occupy the Rental Property at any time, except those registered in
this Rental Agreement. Occupancy of the Rental Property is limited to ___ persons. Absolutely no
overnight visitors are allowed.
(c) Noise: The Renter shall not make or permit any excessive, disturbing or annoying noise in or on
the grounds of the Rental Property by himself, his family, agents, servants or visitors, nor permit
such persons to do anything that will interfere with the rights, comforts, or conveniences of
