CONTRACT OF SALE
FOR MOBILE HOME (WITHOUT LAND)
THIS CONTRACT made effective as of the _____ day of ______________, _______, between:

In consideration of the mutual covenants and agreements contained in this Contract and for other good
and valuable consideration, the receipt and sufficiency of which are hereby acknowledged by the parties,
the parties hereby agree as follows:
1. The Seller agrees to sell and the Buyer agrees to buy, on the terms and conditions set out in this
Contract, the mobile home hereinafter described (the “Mobile Home”):

together with all of the following chattels, fixtures and appurtenances which are the property of
the Seller and are currently in, on or around the Mobile Home: all heating, plumbing, bathroom
and kitchen fixtures, water heaters, water softeners, humidifiers, dehumidifiers, garbage
disposals and air conditioning units (except for window units); light fixtures, including light
bulbs; window coverings, curtain rods, traverse rods, brackets and hardware; skirting, linoleum,
carpet and other permanent floor coverings; storm doors, storm windows, window screens,
screen doors, awnings, window boxes, exterior TV antennae, rotor motors and controls; fireplace
screens and equipment; built-in dishwashers, ovens, exhaust fans and hoods, and trash
compactors; built-in cabinets and shelving, and mirrors which are attached to the wall.
The Seller will be responsible for maintaining all heating, plumbing and lighting fixtures, all
appliances and other electrical devices in the same condition as the same were in as of the date of
this Contract, reasonable wear and tear only excepted.
The parties agree that the above-described lot is not the property of the Seller and is not included
as part of this Contract.

diligently process the loan. If the Buyer is unable to secure the loan on or before
____________________, either party may cancel this Contract by written notice to the other party,
and the entire amount of the deposits and other amounts paid by the Buyer shall be returned to
the Buyer without deduction or set-off. The same procedure shall apply if the loan commitment is
granted but later cancelled through no fault of the Buyer.
This sale transaction is a cash transaction.
This Contract is subject to the Buyer providing the Seller with a purchase money note and
security interest which is a (UCC) ______________________________ lien in the amount of

7. The Seller represents and warrants to the Buyer that the Mobile Home, together with the chattels,
fixtures and appurtenances described in paragraph 1 hereof, are free from any and all claims of
creditors and are not encumbered by any security interest, or, if any security interest does exist,
